To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Evidence of smoking/vaping will result in a minimum $500 deep-cleaning fee. 🌊✨

Laundry: In-unit stackable washer/dryer. 🧺
Starter Kit: We provide 2 rolls of TP/bath, 1 roll of paper towels, hand soap, dish soap, trash bags, laundry sheets, and coffee. One set of bath/beach towels per guest is included. 🧼
Note: We do not replenish supplies or provide toiletries (shampoo/body wash), spices, or foil.
📋 Important House Rules:
Bikes/Scooters: Not allowed in breezeways or inside the unit. Must be stored in/on your vehicle. 🚲
Electricity: Included up to a $250 monthly cap (guest pays overage). ⚡
Age/Pets: Primary guest must be 25+. Documented service animals only (ESA not required per FL law). 🐾
Mail: No mail delivery available; please use a local P.O. Box. 📬
🕒 Check-In & Booking Policies:
Check-In: 4:00 PM. Early check-in may be offered on arrival morning for $50, subject to availability. 🔑
🕒 EARLY CHECK-IN POLICY:
Due to the high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.
Please note that this unit is self-check-in. This is an individually owned condo. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.
Payer Requirements: The person paying MUST be added to the booking and MUST e-sign the Rental Agreement. Instructions will be sent automatically at 3 PM on the arrival day once signed. ✍️
🚨 Strict Cancellation Policy:
TRAVEL INSURANCE IS HIGHLY RECOMMENDED (CFAR Preferred).
There is a STRICT NO REFUND policy within 60 days of check-in. This includes:
Health conditions, weather, or transportation issues. ✈️
Water conditions (Red Tide or cold pool temps). 🌡️
Hurricane Season (June 1 – November 30): No refunds for storm threats or aftermath (closures of roads, shops, or utilities). 🌀
Date changes are not guaranteed, but if allowed, are subject to a $50 fee plus any rate differences.

Everything was perfect, the only thing that we did not like was that the pool was not in good conditions for most of the month that we stayed. So we only were able to use it once or twice.
