An Accidental Damage Protection (ADP) fee will be required to cover any reported accidental damage to this property and its contents
There is a one-time departure cleaning fee for all stays
Final payment due 45 days prior to your arrival
The guest making the reservation must be 25 years of age or older.
Bookings made within 30 days of the arrival date must check-in during office hours before the access information is released. The credit/debit card used for payment must be shown along with a valid driving license or passport in the same name as the card. As well as a utility bill with the same address as the card billing address. Pre-Paid cards are not accepted.
Vacation rentals may not be used for events or group gatherings that exceed the maximum occupancy.
A rental agreement must be signed by the lead guest making the reservation, along with a full list of guest names that will be staying in the property.
We use a third party to verify identification and fraud risk, based on the findings we could cancel the reservation.
Third party platforms such as Airbnb may not allow optional fees to be displayed in the check-out cart of their website. Optional fees can include items such as early check-in, late check-out, mid stay cleans and pool heat. These items can be added directly with Florida Vacation Homes after the reservation has been made.
This property does not include a BBQ, however, we do have them available for rental.
Pool heat is available for an additional fee and is recommended from the 31st Oct. to the 31st Mar. If you would like the Spillover Spa to be heated you will need to add pool heat to your reservation. Please contact us to add pool heat to your reservation.

The house itself was accurately represented in both the listing description and photos, which I appreciated. The property matched expectations and overall was a nice and spacious place to stay.The main challenge was the check-in process. Access to the entrance gate required a QR code that was not received in a timely manner, and when it was eventually sent, it did not work. This created some frustration getting into the property initially. Another issue was with the temperature settings. The thermostat could not be lowered below 72 degrees, which made the house warmer than we would have preferred. There were portable fans available, which helped somewhat.We also experienced a few minor issues during the stay, but I will say that the response time from the host/team was very good. After emailing and calling, the issues were addressed and resolved quickly. Overall, while there were some inconveniences, the responsiveness to concerns was appreciated.

Overall our experience was good. The unit was very clean and spacious and kept the kiddos well entertained. It was like a home away from home and helped us to really unwind and celebrate the Thanksgiving holiday. The check in process for the gate was very confusing and was told by the guard we should have received a bar code. Later learned bar code information was sent in a completely different email and sender. Even after retrieving the bar code, it worked maybe 2 times. So many visitors were beyond frustrated because the bar codes did not work and many were stuck at the gates. There has to be a better entry process for guests. The VR headphones did not work upon our arrival and our kiddos were a bit disappointed as this was the highlight of the room beyond the entry door. This pool faces other units so there is no privacy. It would be nice to have some covers up to allow guests a bit more privacy around the pool area. We did visit around the a Thanksgiving holiday. The standard quiet time starts at 10pm and the neighbors across from our unit and to the right were partying until past 3am. While I know this does not reflect on our unit it did impact our overall stay and sleep during our vacation. Also parking was a challenge. So many guest were arriving for the holidays so the parking that was designated for our unit location was filled so we had to park a ways away and walk to our unit. May need to number the parking spaces. Aside from these items our stay was great!

Check in was a bit confusing because tbe host said to visit the main guard shack for a QR code to the gate and the guards told us the host should have sent the code. The host remedied the situation quickly. The VR head set and one of the arcade games didnt work for the duration of our 9 night stay. The host put in a work order for the VR head set on day 1, but it didnt get fixed while we were there. Thr carpet on the stairs is very worn, and we ended up hitting the tack strip with our toes many times because of this. The house was very clean though, super spacious, and in a great location. The pool was great after a long day at the park and the clubhouse ammenities were nice.
