We were a group of 6 adults and 4 children in 3 family groups so having 3 separate floors for sleeping quarters was very handy. Kotobuki House is in a great local, location meaning there is no noise from busy roads.7/11 and Family Mart are nearby and it is just over 5 minutes walk to the station. Asakusa and shopping areas are 10 minutes walk. The beds and pillows are very comfortable and the soundproofing is good. It is handy to have a washing machine but the laundry room could do with some ventilation. The water pressure was excellent and there were no issues with hot water even with 10 people. The company were very responsive when I messaged them. Replies were always received quickly.

The top floor was 55 stairs up and no lift, but this was stated so be aware if you have issues climbing up steps with heavy luggage. The living space is small and the table seats only 8. There is a definite lack of living space for a bigger group. An idea would be to put the TV on the wall allowing for another small couch or extra chairs. There was also not much room to put suitcases in the bedrooms. A couple of case racks in each would be helpful. The towels were thin and looked quite old. The biggest issue we had was that the whole house was damp so bedding, clothes etc were always feeling damp. It was wet for part of the time we stayed so this could have been the issue. It was helped somewhat by selecting drying on the remote for the air conditioning unit but clothing didn’t really ever feel totally dry.

The property is in good location, near to 7/11, family mart and Yamato transport services. The beds in the property are very comfortable.

Lift was missing in this property because it has 4 floors and taking luggage to upstairs are difficult.

KOTOBUKI House was a very convenient place to stay for a group. One of the biggest positives was that each floor had its own bathroom and shower, which made sharing the space much easier and more comfortable for everyone. The laundry room on the 2nd floor was extremely helpful during our stay. In addition, there is a 24-hour coin laundry within very close walking distance, which is perfect if you need to wash larger items. The location is also a big plus it’s within very close walking distance to Asakusa and the train station, making it easy to get around and explore the area.

There was some cold air draft, especially noticeable at times, but thankfully each room was equipped with AC/heat, so it was easy to adjust the temperature and stay comfortable.
