Designed for families and groups, this home offers plenty of room to gather, relax, and enjoy time together. Spend the evening around the fire pit, unwind in the private hot tub, or enjoy a game of bocce ball while taking in the bay views.

• Property Condition and Cleaning Responsibilities:
Guests must leave the property in the same condition as found, with normal wear and tear expected. All dishes must be washed, and garbage placed in outdoor bins before check-out. Glitter and confetti are prohibited, with a Minimum $300 cleaning fee if used.
• Occupancy, Quiet Hours, and Prohibited Activities:
Occupancy must not exceed the advertised limit. Quiet hours are from 10:00pm to 7:00am, and noise must not disturb neighbors. Parties, events, commercial use, firearms, fireworks, and illegal substances are strictly prohibited.
• Pet and Smoking Policies:
Guests must pick up after pets, or a $50 charge will apply for cleanup. Smoking is strictly prohibited inside the property: a $500 fine will apply if evidence of smoking is found.
• Check-In and Check-Out:
Check-in: 4:00 PM. Check-out: 10:00 AM. Late check-outs without prior approval may result in an additional fee of up to $100.
• Hot Tub Use:
Guests must rinse off before using the hot tub. Do not use oils, soaps, or other foreign substances in the hot tub. Children must be supervised at all times. Close the hot tub cover after each use to maintain heat and cleanliness. Failure to follow these rules may result in an additional fee.
• Fire Pit and Outdoor Use:
Only use the provided fire pit materials (e.g., no wood in gas fire pits). Ensure the fire is completely extinguished before leaving the area. Quiet hours are from 10:00pm to 7:00am, and noise must not disturb neighbors.
• Lost and Found:
Items left behind will be held for 14 days. A $30 handling fee plus shipping costs applies for returning items.
• Damage and Security Deposit:
Guests are responsible for any damages or missing items during their stay. Costs will be deducted from the security deposit or card on file.
• Community or HOA Rules:
Guests must comply with all community or HOA rules, including those for pools, parking, and shared spaces. Parking is permitted in designated spaces only.
• Pets:
Pets must not be left unattended, either inside or outside the property, even if crated. Pets are not allowed on furniture or beds. Guests must clean up all pet waste and dispose of in outdoor bins.

Note: Our four-star review is based on having received a 15% discount after documenting numerous problems with the property; without that, it would have gotten three stars at best.That said, our 14-person group had an excellent time at the Swell House. We very much enjoyed the spacious living/dining space, the hot tub, and the comfortable beds. The modern laundry facilities were also a plus. The kitchen and kitchen supplies were adequate, if a bit small for the size of our group. The dishwasher, once we learned how to make it work (push hard in the middle of the door as you close it) handled many full loads without complaint.On the negative side, beware that the photos in the listing are, as another review pointed out, at least ten years old. NOTHING about the house looks anything like as new as is portrayed. Doors to rooms and cabinets are broken, paint is chipping, faucets produce rusty water for a day or two, and at least one toilet takes 30 minutes to refill. The foosball table is unusable. Bathroom fans are noisy and some lightbulbs needed replacing. None of this would have been a big problem had the description of the property been accurate.Most problematic for our group was the fact that none of the bedrooms had adequate curtains. Host Paul *assured* us that they did when we asked ("Swell House is equipped with room darkening shades in the bedrooms," he wrote), so people did not bring their own portable curtains to use, depriving some of good rest.
