We are in the lively and fascinating district of San Giovanni e Paolo , one of the most loved and popular areas of the city, where voices are intertwined with the ringing of bells and every street tells a story. Here Venice is not only to visit: it is to live.
Going up to the third floor, almost as if on a small journey to a nest suspended on the roofs, you enter the bright living area. The atmosphere is welcoming, familiar, ready to embrace those who arrive. The dining table invites slow dinners, perhaps with a glass of wine and the golden reflection of the sunset that filters through the windows. The kitchen, equipped with everything you need — kettle, microwave, toaster, coffee machine and pods — is ready to accompany slow and fragrant breakfasts or nighttime snacks after a walk through the streets.
The double bedroom is large, airy, imbued with authentic Venetian style. Here you can breathe discreet elegance, made up of details that tell tradition and romance. The bedside tables frame the bed as in a scene from another time, while the TV accompanies moments of relaxation. But it's the view from the windows that steals the heart: a poetic glimpse of Venetian roofs and chimneys, irregular shapes that stand out against the sky and speak of a city suspended between dream and reality.
From this room there is access to a second bedroom, more intimate but delightfully welcoming. A small intimate retreat, with a single armchair bed, an open wardrobe and bedside table, perfect for those who love warm and personal spaces, where every detail transmits simplicity and comfort. The ideal stay for families or a small group of three friends.
The bathroom, compact but well organized, offers everything you need: sink, shower and toilet.

The reservation will be considered confirmed only when the contract is signed, which includes all the conditions and details of the stay.

HOUSE RULES
To guarantee everyone a pleasant stay and with respect for the accommodation, we kindly ask that you observe the following rules:
• Smoking is prohibited inside the apartment.
• Respect quiet hours from 22:00 to 08:00, avoiding noises that may disturb the neighborhood.
• No parties or events are allowed.
• Only registered guests can stay in the accommodation.
• Please use the furniture, appliances and all the equipment in the house carefully.
• Before leaving the apartment, be sure to turn off lights, cookers, air conditioners and other appliances.
• Separate collection is mandatory. Waste must be returned in the appropriate containers and must not be left inside the accommodation at the end of the stay.
• It is forbidden to move furniture or furnishings without authorization.
• Any damage, failure or malfunction must be reported promptly.
• When leaving the accommodation, make sure that doors and windows are properly closed.
• Check-out must be done within the agreed time.
