Located in the peaceful area of Valbandon, just 1.5 km from the beach and only 3 km from the charming center of Fažana, this spacious villa is the perfect choice for large groups and families looking for a spacious, comfortable, and private holiday home in Istria.
The villa offers more than 430 m2 of living space spread over four floors and is set on a fully fenced private plot of 1,500 m2, ensuring complete privacy and peace. Guests have access to private on-site parking as well as a children’s playground, making it ideal for families with kids.
The basement is designed for entertainment and socializing, featuring a game room equipped with table tennis, billiards, darts, and table football – perfect for fun evenings for all ages.
On the ground floor, there is a spacious living room connected to the dining area, a fully equipped kitchen, one comfortable bedroom, and a bathroom. The first floor includes an additional small living area with a kitchen and dining table, three beautifully furnished bedrooms, two modern bathrooms, and a separate toilet. The attic floor offers two more cozy bedrooms, two bathrooms, and a dining area with a small kitchen, making the villa especially suitable for larger groups who appreciate extra privacy within the house.
In total, the villa features six air-conditioned bedrooms, each with access to its own terrace or balcony, accommodating up to 12 guests (+3 baby beds upon request). Every floor has its own balcony, providing a perfect spot to relax and unwind.
The spacious outdoor area feels like a private resort, with a 43 m2 swimming pool that can be heated, surrounded by 10 sun loungers. Next to the pool, there is a covered outdoor dining area with a barbecue – ideal for shared meals and gatherings. Guests can also enjoy outdoor table tennis for additional recreation.
With its generous layout across four levels, fenced property, private parking, children’s playground, and excellent entertainment facilities, Villa Berg is an outstanding choice for multiple families or larger groups seeking comfort, privacy, and quality time together near the sea.
The swimming pool is heated throughout the year, except during July and August when outdoor temperatures are naturally higher. If pool heating is requested during these months, it is available for an additional fee of €10.00 per day.
