Hello & Welcome to our home.

Come and discover our spacious farmhouse designed for 6 people max completely renovated while retaining the charm of the old, accentuated by a touch of modernity.
Ideally located in the village of RUFFEY-LES-BEAUNE a few minutes from BEAUNE (less than 10 min by car).
After a beautiful day of visiting and tasting wines from the region, come and enjoy the spa area of the house consisting of a whirlpool bath and a sauna or the outdoor area.

The accommodation:
Our independent, spacious house extends over 2 levels to offer you all the comfort (reversible air conditioning) and tranquility you need for your stay.
With a capacity of 4 people, it is arranged as follows:

Exteriors:
Upon entering the property, you will find 2 outdoor spaces:
On your left, a dining area equipped with a barbecue sheltered by a comfortable arbour during hot weather
On the right-hand side, a wooded garden with a petanque or games court

The house:
On the first floor:
As you enter the house, you will discover the air-conditioned living/dining area with a surface area of 40 m2. The living room area is equipped with a 4K smart TV, a masonry stove and a wifi box.
The dining room area hosts a large table for your meals.
You will find in the extension of the living / dining room 3 spaces:

- An open kitchen of 30 m2 giving direct access to the outdoor dining area through a large bay window.
The kitchen is equipped with a gas piano, a dishwasher, a large fridge/freezer, a coffee machine and a Nespresso, a microwave and all the basic utensils.

PGJyPg- A SPA corner adjoins the kitchen, it is equipped with a whirlpool, a sauna, a shower and finally deckchairs to ensure your comfort and relaxation.
The house rules are available in the Spa.
In case of non-compliance with the rules (if the water in the jacuzzi needs to be changed after your visit) an amount of 500 euros may be asked of you.

- A well-appointed games room: games table for billiards, table football, table tennis... (accessible to children).

Finally, annexed to the playroom, a corridor leads to a bathroom with walk-in shower, double sinks, separate toilet and a laundry area with a washing machine and dryer.

Upstairs:
You will discover the 3 bedrooms of the house whose size varies from 10 and 15 m². They are equipped with storage space, a 160x200 cm bed and also benefit from independently controlled air conditioning in each room.
1 bathroom will also be at your disposal, consisting of an Italian shower, double sink and WC

Traveler access:
Access to the house is facilitated by 1 discreet and secure key box allowing you to arrive independently and at any time.
I will come by after your arrival to welcome you and explain how the house works (SPA, masonry stove...)

Other remarks:
The accommodations are not accessible to people with reduced mobility (PRM).

The house is completely non-smoking (smoking in the accommodation exposes you to an additional 300€ of costs).

For the comfort of the neighbourhood, the house is equipped with noise detectors.
Please respect the opening hours for the petanque court:
From 9:30 am to 12:00 pm and from 2:30 pm to 7:30 pm.
From 10:00 pm must be interrupted, we advise you to continue your festivities indoors for your peace and that of the neighbourhood.

- Beer tap with a 6-litre keg (between 35 and 50 euros per keg depending on the type of beer)

- Bottles of wine (price depending on the estate)

- Outdoor electrical outlet for vehicle charging
