From the dining area, which has a table for ten people, there is direct access to the pergola, comfortably furnished for outdoor summer dining.

Above the living room is a large mezzanine comprising the second bedroom with bathroom, a built-in wardrobe providing additional privacy, and a relaxation area overlooking the living room. As shown in the photos, the bedroom on the mezzanine is open to the living room below. However, thanks to the layout of the mezzanine and the built-in wardrobe, the sleeping area remains private.

A convenient masonry spiral staircase connects the main floor with both the mezzanine and the lower floor. The lower floor includes a laundry room, wine cellar, storage room and the other two double bedrooms, each with its own bathroom, one with a shower and the other with a bathtub. The bedrooms provide access to a second pergola, furnished with a table and chairs for breakfast in the garden.

All windows and doors are fitted with mosquito screens. The villa comfortably accommodates up to eight adults and one child and is equipped with independent heating, air conditioning (at an additional charge), satellite TV and free Wi-Fi.

The villa features a large, well-maintained garden and a spacious illuminated swimming pool, making it ideal for guests looking for a relaxing and peaceful holiday. The garden, entirely laid to lawn and planted with olive and oak trees, surrounds the villa. It includes a patio with a pergola for outdoor lunches and dinners, as well as a barbecue area with an oven. The villa is completely independent, fully fenced and has a private access road.

Surrounded by nature and located within the Monte Acuto Natural Park, the villa has recently been reconstructed in perfect harmony with the natural environment and the landscape of the area. Original stone, wooden beams and handmade terracotta tiles were produced using traditional craftsmanship and techniques, respecting the rural character of historic Umbrian and Tuscan farmhouses.
