We are Piero and Marisa, and we are happy to welcome you to Tertenia at this recently renovated property!
The house is located on Via Barisoni in the N.A. Peddari neighborhood, on a lot adjacent to the main road—also named Via Barisoni. On the lot stands a centuries-old olive tree passed down to us by our ancestors.
From here, you can enjoy a splendid view of the sea over the Foxi Manna inlet, which is just 1,950 linear meters away from the property.
A true paradise and an oasis of tranquility for those seeking a vacation dedicated to relaxation, privacy, and the wild, unspoiled nature that only Ogliastra and Sardinia can offer.

The House’s Layout
Interiors: Access is through a wooden entrance porch. A large sliding glass door opens up to the open-concept living room and kitchen. The property features a fully equipped kitchenette, a bathroom, a master bedroom, a twin bedroom, and a TV in the living room. The house has Wi-Fi coverage throughout and is equipped with air conditioning.

The 5th Sleeping Arrangement: It is located in the living room and consists of a one-and-a-half-person sofa bed (dimensions 190x140 cm). We generally recommend this bed for children or teenagers, though it is also comfortable for adults.

Outdoor Area: You’ll have a spacious outdoor area for your exclusive use to enjoy the view and the quiet in total privacy. You’ll find a private parking area, a washing machine, a very convenient outdoor shower (especially useful when returning from the beach), and a covered barbecue area ideal for preparing tasty grilled dishes and fabulous roasts outdoors.

Welcome Kit: Upon arrival, you’ll find toilet paper, cold water in the refrigerator for a refreshing drink, and a small welcome gift to thank you for choosing us. Subsequent supplies and the pantry will be the responsibility of the guests.
House Rules
To ensure that your stay is pleasant and safe, we kindly ask you to read and follow these important guidelines:

Check-in and Check-out
Check-in: Starting at 3:00 PM. Please let us know your expected arrival time a little in advance.
Check-out: By 10:00 a.m. These times are strictly enforced to allow us to clean and prepare the house properly for the next guests.

Basic Rules Regarding Water
NOT POTABLE: The water in the property is NOT drinkable. It may be used for personal hygiene and showering, but it cannot be used for cooking. Bottled water must be used for drinking and cooking.
Domestic Use: The use of water for any purpose other than strictly domestic use is prohibited. Washing your car in the courtyard or inside the building is strictly prohibited.

Electricity and Safety
Power Limit: Please exercise extreme caution when using multiple appliances at the same time. The meter is for domestic use only, with a maximum available power of 3.3 kW/h (overloading may trip the meter).
Energy Conservation: We ask for your full cooperation in turning off the air conditioning and lights when you are not at home.
Security: Whenever you leave, make sure the windows are closed and the front door is securely locked.

Quiet Hours and Respect for Neighbors
Please observe neighborhood and local quiet hours, particularly from 10:00 PM to 8:00 AM and from 2:00 PM to 4:00 PM.
Parties, events, or guests not registered at check-in are not permitted (for public safety reasons).

Smoking and Pets
No Smoking: Smoking is strictly prohibited inside the apartment. Please smoke only outdoors in the outdoor areas.
Pets: Allowed only upon request if they stay in the courtyard.

Recycling
Recycling is mandatory in Tertenia. We ask that you sort your trash properly by following the instructions in the kitchen. Before check-out, please leave the dishes clean and do not leave any trash in the apartment.

Tourist Tax (to be paid separately)
The tax is due for stays from May 1 through October 31.
The amount is €1.50 per night per person, for a maximum of 7 consecutive nights.
Children under 10 years of age are exempt.


Useful Information about Tertenia
Tertenia is a magnificent town, rich in picturesque landscapes nestled between the sea and the mountains. The Marina stretches for 12 km between Monte Ferru and Quirra, offering sandy beaches alternating with rocky coastlines.
Foxi Manna Beach (Foce Grande): Located at the foot of Mount Cartucceddu, it features a kilometer of fine white sand with shallow waters, ideal for children. It is never overly crowded, even during peak season. From June through September, you can rent beach umbrellas, lounge chairs, inflatable boats, paddleboards, and canoes. Dominating the bay is the Nuraghe Aleri, the most significant nuraghe in the area.
Foxi Murdegu Beach: Characterized by light-colored, fine sand bordered by pebbles mixed with gravel, with shallow waters and crystal-clear sea.
Storia and Torri: The two beaches are separated by a promontory topped by the Tower of San Giovanni, built in the early 18th century to spot enemy pirates and later converted into a bunker during World War II.
Culture – Albino Manca Museum: If you’d like to balance time at the beach with cultural exploration, we recommend a visit to the museum dedicated to Albino Manca, a renowned artist born in Tertenia in 1898. After emigrating to New York in 1938 and settling in the artists’ neighborhood (Greenwich Village), he won the competition for the famous Atlantic War Memorial (East Coast War Memorial): the giant bronze eagle in Battery Park, at the tip of Manhattan. A scaled-down model of this eagle, donated by the artist, now adorns the town square. The artist died in New York in 1976 and is now buried in Tertenia.
