This 1 bedroom/ 1 bathroom apartment is perfectly located in one of the best neighborhoods in town, Shadyside, where you can walk to numerous restaurants, bars, grocery stores, high-end shops, coffee shops and more! UPMC Shadyside hospital is also a short 10 minute walk from the apartment. The apartment is fully stocked and equipped for long stays if needed, so this is perfect for anyone looking for a place to crash for the night, a week long stay, or even a monthly stay. There is also central air conditioning and heating, so you`ll be extremely comfortable for your stay year round.

IMPORTANT TO NOTE: This apartment is on the 3rd floor of a 3-unit building and there are lots of stairs. If stairs are an issue for you this won`t be a great fit for you and I just want you to know that in advance! There is a total of 32 stairs leading to the apartment.

All pets are also welcome for small additional fees at just $30 per pet for the entire stay.

The bedroom:
Enter the apartment and you`ll see the spacious bedroom immediately on your left. The bedroom has a large king sized mattress and is super comfortable. The mattress is from Nectar and will help you get a great nights sleep! I also provide a white noise machine and black out curtains in the bedroom. At the base of the bed there is a dresser with a 32` TCL Roku smart tv for unwinding before bed! Lastly, there is ample closet space and a desk for any business needs during your stay.

The Living room:
The living room is well stocked and a perfect place for relaxing. There is a comfy sofa that pulls out into a queen sized bed as shown in the photos. Full pull out bedding is provided in the closet (Comforter, two pillows, and sheets). There is a 50` TCL Roku smart tv ready for you to log into any of your favorite subscriptions too! Enjoy the 4 seater dining table as well for dining needs in the living room too.

The kitchen:
The kitchen is fully stocked and equipped with everything you`ll need to cook during your stay if desired. This includes new stainless steel appliances (Fridge, dishwasher, stove and microwave)! There are also plates, cutlery and cups available for all dining needs. Additionally, there is a coffee maker with fresh coffee grounds, decaf coffee, sugar and creamer available for all the fellow coffee lovers, and a bread toaster.

The bathroom:
This recently remodeled bathroom is always sparkling clean and is topped off with a luxurious waterfall shower head. The bathroom is also stocked with shampoo, conditioner, a hair dryer and fresh towels for your stay. All essentials will be provided.

The basement:
In the basement of the building there is a free washer/ dryer you are welcome to use. Detergent and dryer sheets are complimentary and the washer/ dryer is not shared with any other apartment or guests, although the basement can be accessed by two other apartments, both of which are also listed on Airbnb.

You can`t beat the location of this Shadyside apartment. It is conveniently located near all Universities (Carnegie Mellon, University of Pittsburgh, Carlow, Chatham, and Duquesne). Plenty of boutiques, restaurants, parks, museums, high-end shopping and coffee shops are within walking distance. Some of the primary spots include Lululemon, Athleta, Apple Store, Banana Republic, Starbucks, Pamelas Diner, Brueggers bagels Shady Grove, The Yard, and Marios East Side Saloon. Bus stops are close by to take you to the Heinz Field, PNC park, or Rivers Casino. Southside, downtown, Lawrenceville, Squirrel Hill and Bloomfield are all a short 10-15 minute Uber away.

UPMC Shadyside is only a 10 minute walk from the apartment and is super convenient to get to as well. Several other hospitals within a 5 minute drive, including West Penn and Children`s hospital.

The airport is roughly 30 minutes from the apartment, by car and without traffic. The cost to uber is usually about a $38 each way, without surge pricing.

I highly recommend using ride-sharing services:

Biking:
- Rent bikes for as cheap as $2 per 30 minutes at any Healthy E-Ride bike station around town! There is an easy bike path to get you downtown in less than 30 minutes and you can get to several nearby parks by bike as well. Great way to explore the city!

Public transport:
Great walking routes along the 5th Avenue, ‘University corridor` to Chatham University, CMU and PITT.
Easy bus lines to the heart of Downtown and the Airport - 28X Airport Flyer stops nearby.

The most important thing to note is the steps! This is a 3rd floor apartment and you must climb several steps to reach the apartment. Photos of the staircase are included in the listing!
▪️QUIET HOURS: (10PM - 8AM) - Guests must be respectful of other tenants/ guests in the building during your stay. High noise levels will disturb other tenants in the building, so you must make sure to keep noise levels to a minimum between 10PM - 8AM. This includes TV volume, music, and voice levels. Please remember that this is their home! If a guest receives a noise complaint (Either from the host or another tenant directly), but disregards the complaint and continues to disturb other tenants, there will be a $200 fine per disturbance.
⭐️All I ask is that you are respectful to the other guests and tenants and there will be no issues or fines!

▪️NO PARTIES - The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $1000.

▪️NO SMOKING - Under no circumstances are you allowed to smoke in this apartment, which includes the common area of the apartment complex. There will be a $500 fine if anyone smokes in the apartment or apartment complex during a reservation.

▪️NO UNAUTHORIZED GUESTS - All guests staying in the apartment must be added to the reservation during your stay. If an outside guest is staying in the apartment during your stay, they will be asked to leave. An outside guest is anyone who is not included on your reservation for your stay. There will be a fine of $25 per outside guest in the apartment or apartment complex during your stay.

▪️NO ILLEGAL ACTIVITIES - Guests are not allowed to conduct any illegal activities in the apartment or in the apartment complex during their stay. If a guest violates this, they will be asked to leave with no refund.

▪️If a reservation is made by someone who lives locally in Pittsburgh, you will be subject to additional screening after booking is made and the reservation may be cancelled if guests do not pass the screening process. This may include asking for copy of photo ID from guests to keep on file. This is to help prevent parties, unauthorized guests, and smoking from occurring in our properties.

▪️ We reserve the right to request a copy of government-issued photo ID from any guest at any time prior to check-in. This is a standard security measure to help verify reservations, prevent unauthorized guests or parties, and protect our properties. Failure to provide ID when requested may result in cancellation.

▪️10 AM CHECK-OUT - If a guest checks out late without permission, it can really mess up our cleaning schedules and impact future guests. Please reach out if you need a late check out and we`ll let you know if we can accommodate, we`ll always do our best if we`re able to.
