- Guest Access
Guests have private access to their designated side of the duplex, including the living room, kitchen, both bedrooms, bathroom, laundry facilities, courtyard, and hot tub.
The adjoining duplex unit is separately occupied and has its own designated outdoor space.

- A note about the layout: This is a traditional shotgun-style home with connecting rooms rather than a conventional hallway. - Other Things to Note
• Standard check-in begins at 3:00 PM.
• The home is not ADA accessible.
• Please review the house rules before confirming your stay.
• Parking: Free public street parking is available in the surrounding neighborhood on a first-come, first-served basis. The property does not have a private driveway or designated parking space. Availability may vary, particularly during evenings and local events.
• Guests are required to electronically sign a rental agreement after booking.
• Hot tub heating times vary with outdoor temperature. Follow the provided operating instructions.

- Your Private Courtyard & Hot Tub
• Step outside into your own private outdoor retreat, featuring a hot tub, colorful mural, seating area, and string lights.
• The property is one side of a duplex. A dividing wall separates your courtyard from the neighboring unit`s backyard. The courtyard and hot tub shown in the listing are exclusively for Airbnb guests and are not shared with the neighboring tenants.
• Hot tub heating: The hot tub may require approximately 24 hours to reach its maximum temperature, depending on outdoor conditions. Please follow the operating instructions provided and plan accordingly.
1. We are legally limited to the posted maximum occupancy by local law. For all guests over the maximum limit there will be a $100 per person per night fine. Parties of any kind are illegal per local law. Any guest holding a party will be fined $1,500 for non-compliance with local laws. Exterior cameras with active recording is present at the property to verify these laws are not broken.
2. The booking guest must send a copy of a government issued ID upon booking.
3. Quiet hours 10PM - 8AM. Please remain cognizant and respectful of our neighbors.
4. If you would like early check-in or late checkout, please inquire the day before your stay, and we will let you know if it is possible. Unauthorized Late checkouts are a $100 charge for each hour after 12pm. If the space is still occupied after this time without a prearranged late checkout, our team will need to enter the property to assist with removing your belongings. If you are not at the property, our our team will gather your items and store them at our office and there will be a $200 fee to retrieve them.
5. Smoking in the unit will result in a $500 Fee to remove the smoke odor from the unit and all upholstery. If the space is left excessively dirty $100 will be charged for each additional hour of cleaning required. Removal of bodily fluids including feces will result in a charge of $250. Glitter cleanup will result in a charge of $500. Do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces. Please use our black makeup towels to remove makeup to avoid damaging white linens/towels.
6. Due to local regulations and Airbnb policy prohibiting parties, `Locals` will be required to pay a $250 refundable deposit for their stay. Locals is meant to include anyone residing within 50 miles of New Orleans.
7. Please do not ship packages to yourself as we are not able to receive them at the unit and therefore cannot be responsible for them. We will not be responsible for them in the event they get lost, and will not be responsible for returning them if they are found after your departure.
8. For any items left behind, there will be a $25 fee plus the actual cost of shipping to have it shipped back to you.
9. There is a 1000$ minimum fee for commercial photography and filming on the property. Certificates of Insurance for all vendors must also be submitted.
