Perfect location, nice breakfast, gracious personnel
A bit run down. Difficulty with the AC, open hole in the hall ceiling "for repairs", very slow drain in the bath/shower. Our room was on the top floor of the building. No windows... Only ceiling skylights.
Very expensive.... But all of Dubrovnik is.

Location was perfect. Room was nicely appointed. Breakfast was exceptional. Felt very safe as staff monitored front entrance.
Some repair issues needed to be done. Air conditioner was a bit troublesome. Customer service only so-so. Pricey for what it was.

The location was excellent, the historic older building was charming and well-maintained. It sits right at the heart of old town.
The air conditioning was very bad. It was only in the low 80s while we were there, and the air condition was minimal. I cannot imagine what it would be like in the higher temperatures of July and August. A young woman at the front desk was non-responsive to most guest, the gentleman were very attentive.

Parties down on the street below our window until 2:30am kept us up. Too good of a location maybe.
Incredible location. Sleeping tough until 2:30am.
