We were looking for a traditional Japanese stay. Futon and tatami sleeping arrangements. We really liked the sleeping situation. Our baby and us slept in the upstairs. AC worked well and it was plenty dark. Additionally it was quieter than we expected! Perfect for us. Easy to find and subway was close by. The staff was incredibly responsive too. I needed help filing out the form for the luggage forwarding service and they stopped by last second to assist. So kind. They delivered breakfast at 8:30am each morning (earliest option for Japanese breakfast). We had the choice between a western and Japanese breakfast. Go with the Japanese. It was excellent. As others have mentioned the stairs are steep. They provided a baby gate for us for our child's safety.

They met us upon our arrival to the hotel and showed us around. They were lovely; however, we were exhausted by our long travels with our toddler and I wanted nothing more than to come inside and go straight to sleep. I think for night time arrivals letting us self check-in and then giving us the tour the next day would have suited us a bit better. The staff was perfect though - so kind and humble.

This was a great location for the end of our trip to Japan, tucked away on a small street and super convenient to a 7-11, grocery store, and the subway station. We also enjoyed exploring the oddly-named Museum of Narratives a block or so away. Not so much a museum as a lovely indoor park of sorts. The layout of the house was as expected, and although it has obviously seen regular use, it was very clean and comfortable. The shutters for the windows upstairs were fantastic to block out the morning sun and keep the house cool (it has great a/c too). The beds were great, though the one that is a convertible sofa bed is a little tippy. Otherwise we greatly appreciated the multiple bathrooms and found the sitting room very comfortable. Staff were very helpful and informative and brought a bento box breakfast each morning and offered to take trash and towels, as well as providing a great tip about a renowned local daifuku and where to get groceries. We loved the filtered water dispenser and the rice cooker worked great. They very nicely came to say goodbye when we checked out and gave us some pastries as a parting gift.

The convertible sofa could be replaced with something less tippy.

The Araiya host was wonderful, providing exceptional service, ensuring our comfort and enjoyment throughout our stay. Upon our arrival, Tai-san warmly welcomed us and efficiently guided us throughout the property and the available amenities. He consistently checked in on us, offering assistance and recommendations. His exceptional hospitality made our experience truly unique and enjoyable! The property was gorgeous, beautifully decorated; the perfect mix of a traditional Japanese townhouse and modern comfort. Conveniently located near Sengakuji Station with one stop from Shinagawa Station - and konbinis. The Japanese breakfast was delicious. Highly recommend!
