This is our 2nd time renting this beach house and it really fits our family. It is clean and updated. We would like to reserve it again for next year (August 5th-12th, 2023. Thank you again for a wonderful week of family bonding.

We loved this beach house- just a quick walk up the ramp to the private and minimally populated beach! This home provided numerous indoor and outdoor small and large spaces to gather or separate. The screened porch with comfy furniture was always in use The numerous umbrellas, chairs and coolers, plus the exceptional gorilla pull wagon to tote it all, made for easy beach runs. Leaving your gear for a few hours break back to the house was no issue in this private gated community. A great place with a responsive host!

We loved the quiet, clean beaches as well as quiet, small development. Our 2 young grandchildren were with us and it was very easy to get to the beach. The house is very comfortable and nicely decorated with lots of covered and open porch space that we enjoyed. There were a few minor maintenance issues; the owner was very responsive to our calls and had service arranged quickly.

Three generations thoroughly enjoyed our 10-day stay at Lance's Bethany Beach property. It was, as described, an easy walk to the beach, and in a well-appointed small community (with excellent landscaping). While it was not quite as large as I'd imagined, the photos were all accurate as was the description. And it accommodated all of us very comfortably. [The downstairs "suite" was perfect for our son and his family, but there is no inside access to that lower level] As earlier reviews have noted, it backs up to Route 1, the Coastal Hwy, so we expected traffic noise, but we quickly adapted to it as if it were *white noise* - The newly screened in side porch (away from hwy-side) was our favorite place to hang out - together or, occasionally, individually. We made many trips to Hocker's (grocery & more), 1.7 miles inland, 7 minute drive. Funland (in Rehoboth) is still the same - 60 years after opening, and just the same as our son remembered from his last visit there 25 years ago. Great to introduce a new generation to the low-key FUN there on a rainy morning. Lance was very responsive when at first I was unable to connect to wifi (it was my problem - browser on laptop) Otherwise, we had no reason to contact him.

Even the weather cooperated. Looking forward to next year.

The house worked well for our group of 14. Nice neighborhood with easy access to the beach and particularly over the dune for the grandparents. The community tennis court was perfect for family tennis matches (pickleball too). Highway noise was not an issue inside the house. We opted to use air mattresses instead of the sleeper sofas. We would rent the house again.

Overall experience was good but as it's next to the highway it's very noisy especially during the night time. Once things which could be improved is putting extra bath supplies like bath tissues .

We stayed at this cottage the last week of September with our two small children. We were looking for a getaway during COVID and this was the perfect spot. The house is located in a private beach access neighborhood. It is a short walk and they have a wagon to haul everything. We had so much space on the beach- sometimes it seemed like the only people even on the beach! The neighborhood was clean, safe and had a very small playground ( but enough to keep my kids entertained between activities). The house itself was more than enough space for us. We loved the open space in the kitchen, living room, dining room. We could make dinner while the children played. There was also a screened in porch which was a wonderful spot to have the children read and play for a change of scenery.The house has everything we needed in the kitchen, bedroom and laundry room ( but you do bring your own linens!) As other reviews mentioned the knives are not that sharp but it didn't bother us. Cons: As other reviews mentioned, the traffic is very loud ( this cottage is right near a highway), but we knew this going in and it was no problem on the owners part. We are from the city originally so we brought our sound machines for the children ( they slept pretty good) and I used my phone for white noise. There are also a lot of spiders and bugs on the porches and underneath the house (by the hammocks, etc.) Again this is no problem on the owners part...it is a beach town near shrubbery so it is just part of the deal! Lastly we did not even use the basement apartment so can't speak on the musk others spoke of. We had a wonderful week! Gorgeous weather, lots of space for our family and easy access to playgrounds (John west is 5-10 mins down the road & great!!)

My family and I went to celebrate my graduation and could not have had a better time! Lance is the best! He responded immediately....He was very helpful and accommodating! When we walked in the house it felt like home. We had everything we needed. The outside spaces were great! The wrap around deck was a treat! The downstairs suite was also a wonderful addition to the house. The beach in walking distance was amazing! My family and I were completely satisfied!

The floors were dirty by evidence of our 7 month old granddaughter crawling on them. The showers floors had not been cleaned..mildew in the corners. The lower living room, bedroom had a horrific moldy musty smell that was covered up by strong chemicals. I was embarrassed to have my son daughter in law stay down there. The house was on Route 1 hugh mistake on us the traffic noise all day/night did not make for good sleeping. And it was bike week in OC our mistake for not knowing that. If you are a family wanting a quite clean environment this is not the house for you. Very disappointed!

An added bonus for our extended family was the fenced space under the house where the grill and showers were located. It was a great play area for the 5 small children in our group. The owner provided a wagon and plenty of beach equipment, which was another plus. The only down side for us was the damp lower level with a very musty odor. (The previous week of rain didn't help.) Also the sun room -- if used as the fifth bedroom -- is very bright and noisy in the morning so not great for sleeping. But it was another nice play area for children. The owner was attentive and responsive at all times and very pleasant to work with. We appreciated his hospitality!

Very happy ! The house is well stocked- kitchen could probably use another cutting board but other than that it had everything we needed , more than enough pillows and blankets - Games, cards and books available-TVs, wifi and Netflix! Owner easily accessible and responsive. Having beach chairs, umbrellas, beach toys, and wagon available made it all so easy- Gas grill a plus but there is also a charcoal grill available. Can't wait for next summer

this was our second year at this property and we had another great week. Our only issue is the amount of dishes and silverware, there wasn't enough to feed 12 people at one sitting and the tv's in the bedrooms

The property manager was wonderful to work with and gave us information to determine if our planned stay would still occur with the state of DE Covid19 guidelines. That said, we gave the whole house a wipe down with cleansers to be sure that our family would be safe. We washed counters, cabinets, light switches, door handles, walls and woodwork and super cleaned the bathrooms. The kitchen was equipped with linens, dishes, pots and utensils. We cooked all our meals in and the gas grill did an excellent job. All appliances were in good working order. The main living area was comfortable and nicely decorated and the kitchen table was perfect for our large family. There were games, TVs, beach toys, a wagon, chairs and umbrellas. The lower level was comfortable and the owner was careful to have dehumidifiers and air fresheners/filters to keep the ground level as moisture free as possible. It had a slight musty odor, but it was being addressed. The AC was comfortable. We were the first house in off Route 1, and there was traffic, but the house was very quiet with the windows shut and the AC on. The walk to the beach was short and pleasant. The community is friendly and lovely! The beach is awesome and the house was a perfect fit for our family’s vacation. Thank you for allowing us to rent your house.

After several months of quarantine we were looking forward to a beach getaway only to have four and a half days of rain and high winds. This house was such a blessing because there were so many places for the family to spread out and still enjoy the quiet. The porch, sun deck, ground level retreats were greatly appreciated!
