We were very happy here and had this feeling that we are home away from home. Everything in the property is very well organized. The owners are very responsive and welcoming. Highly recommended.

We have stayed at Xaman Ha several times and this is one of my favorite condos. It was very clean and housekeeping did a great job cleaning after my young family. We will definitely be back.

Condo was in excellent condition and just as described. Grounds are well maintained as well as buildings. The only downside we had was getting there after the front desk had closed as we did not have wi-fi access without the wi-fi password and the door code was on our app, which we could not access without network access. I do speak some Spanish, so was able to some-what communicate with the security guard who made some calls and obtained the door code. So.....Best to write down the code BEFORE you get the the condo!

Definitely one of the best places we have stayed in Playa Car. Bob and Elva are wonderful and truly care about your stay. The maid service was a big plus. The pool was wonderful, the beds comfortable, and all the appliances seemed new. The coffee in the room was a nice touch! Sold us!! Elva was nice enough to pick us up some to take home; went out of their way... You can't go wrong with this place!

Tee have stayed in several of these condos over the years and this unit was by far the best so far. They have updated the unit with great top notch style.

The condo was beautiful and in the best location to all of the attractions in Playa Del Carmen. Minutes away from the ferry to Cozumel. The view from our patio was incredible and the office staff, Olivia and Maru, made our stay more enjoyable with their advice on local places to visit. My favorite place for b-fast was Case Sofia.... within walking distance from the condo. Thank you Elva for renting a beautiful condo to us and thank you for your hospitality. I will definitely return and I would recommend this beautful condo to anyone wanting a beach condo that is walking distance to all the stores, gift shops, restaurants and bars.

My husband and I recently stayed in this 2 bedroom condo and it couldn't have been any better! It is centrally located within walking distance of 5th Ave and downtown, the ferry, shopping, etc. With its own private beach and beautifully kept grounds it was amazing! We are so glad we made the decision to stay clear of the large resorts to stay here and will definitely return (hopefully every year)!

We just returned from a great stay in 7102. The pictures of this condo and property were accurate. All very clean with updated kitchen and bathrooms. Pool is heated and not too busy. We never found the need to get up at dawn to save chairs! Ocean view is spectacular. Deck comfortably seats 4 with high top table and 4 chairs as well as small sete for 2. There is an easy walk to 5th Ave. we enjoyed awesome meals at La Famiglia, NAU, Don Chendo and La Casa de Agua

This was an awesome experience for us and our kids. My son proposed to his girlfriend right on the beach!! Elva and her people took care of us right from the get go. She contacted me as soon as she got me message that we wanted to stay there. The entire stay was top notch. We will be staying at her place from here on out because of our experience. I surely recommend it to any and every one who wants to stay at a beautiful condo right on the beach. Her place was as advertised. Thanks so much Elva!!!

Everything is as described, large spacious condo with great views. The location couldn't be better, you can walk out right to a taxi center and convenience store. The maid service every other day is very helpful too. Highly recommended!

Our 7th year coming to this fabulous condo in beautiful Playa! Five girls stayed in the 3bdrm condo and it's always a sight for sore eyes as we walk in. Updated appliances..beautifully done showers & the view is amazing as always. Plenty of room for the 5 of us and we could easily and comfortably add another 2-3. Which we've done in the past and it just adds to the coziness of the vacation:) Housekeeping comes regularly and they give the place a refresher while we're at the pool with THE coolest bartender named Robin. He's been here as long as we've been coming and he's wonderful. He's a split down the middle Seahawks/Patriots fan and he loves memorabilia. Thank you Elva and Bob for giving us girls a fantastic week!!

We have been coming to Xahaman Condos now 4 yrs in a row. There are a few nice units, Your unit is one of the nicest ones. Equipped with all the amenities, decorated well, clean, everything working well, updated. One comment on the loft , although no one went up there ...due to the things being stored there...you might want to store the many black plastic bags up there somewhere else! The picture shown on your profile shows that it is empty and accessible except the mattress ...which is deceiving. Thank you for allowing us to Stay.

Let me preface this review with saying that 4 days prior to arriving, I found my mom passed away at our house. So, this wasn't the best vacation of my life, regardless of the condo. With that in mind, I will say that we love Cancun and this condo was very nice. It was clean, comfortable and the kitchen was well-stocked (although we didn't cook there). The only warning I would heed is that the "loft" is really attic space with a mattress. We had 5 people (3 kids). We planned for one to sleep in the loft. However, the A/C unit was in the loft, along with a bag full of cleaning supplies. My son couldn't sleep with the loud hum of the A/C. However, my younger son didn't mind it up there so he slept there. Also, the electricity went out a few times - which is no big deal - but once it was evening and we discovered there was not ONE flashlight anywhere. They definitely need to add a few flashlights since the utilities are so unreliable in the area. Otherwise, the condo was very nice and everything you can ask for in a vacation rental. In addition, the location was AWESOME. We walked into town everyday to eat and people -watch. The beach always had open chairs and umbrellas - it was quite empty at our resort. However, closer to town, the beach was crazy crowded so I definitely feel like our condo community was the perfect location. The beach was clean, water perfect. We travel a LOT and this was one of our favorite beaches. Fun waves for boogie boarding but not too big. Not a lot of rocks or corral to watch out for. Soft, soft sand. :-) The only other complaint I would say is that the owners answered my emails right away when I was inquiring, but never seemed to reply once I had paid. When I called them to tell them that we needed to check-out one day early due to my mom's memorial and dealing with her death, the owner's only response was "Ok, thanks for calling." I realize she wasn't obligated to refund us for the last night, however, under these terrible circumstances, how can she keep our money for a night we weren't staying with good conscience!??! She didn't even offer her condolences. It was really very hurtful and disappointing. They are grandparents, too, so I would think they would have been more compassionate as we were dealing with such a sudden loss of our "Nana" and mom. Just for that reason, I wouldn't give them our business in the future.

Beautiful well kept condos! Stayed in the 2bdrm this time..noticed new appliances, washer/dryer, TV had Netflix!! We always come back because it's a clean, updated well stocked condo. We feel safe in the area and Robin, pool bartender, makes a mean margarita! Highly highly recommend!

We have vacationed in Phase 1 of Playacar for almost 20 years. Unfortunately, our friend sold his house and we went on a search for a new place to stay. Well we sure did luck out. We love this condo. The pool is great and the condo is close to town. The beds were comfortable, the couches were great and the kitchen was well stocked. We will happily return. A bit of advice is that you can close the hurricane shutters and turn off the AC during the day if you are out doing stuff and it stays cool. Sometimes the maids will turn on the AC anyway but it is worth a try.

We all slept well at night after a long day at the beach. The swimming pool and ocean are literally right outside your front door so great for small children. We always had fresh towels for shower and beach and the maids cleaned everything really well. No complaints from us at all and we look forward to coming back again ever year! Also close proximity to restaurants, shopping and night life so highly recommended for a romantic getaway as well. There is also wifi so I was able to work and my daughter was able to watch her favorite tv shows too with cable offered.

2 week summer vacation with the family and great memories lasting a lifetime. My family was thrilled with our summer vacation this year, so much so we are still taking about it today. The condo is like high end resort. BEAUTIFUL bathrooms and so many updates throughout the condo and property alike. The staff at Xaman-ha helped arranged many outings for the kids and can provided a service where by groceries were delivered to our condo. This was so convenient it is well worth the small fee. Our kids made such good friends with the Staff at Xaman-Ha they often ask to view the live cam to see their friend Robin at the complex pool. The pot luck dinner at the pool made for a great evening. The entire complex is so welcoming I highly recommend for a memorable vacation. Maggie
