The location of the property was ideal. Specifically, being on the ground floor next to the pool proved very convenient. We could watch the kids in the pool from the very spacious deck area. In addition, the condo was just about a 1 minute walk to a sandy beach and a leisurely 7 minute walk to the town center, which had many nice restaurants, a small convenience store, drug stores, etc. The one issue we ran into was the lack of hot water. In one case, the breaker that fed the hot water heater was left in the OFF position. It took us about two hours to figure out the solution to this problem and to turn on the breaker, which then gave us about a 5 minute supply of hot water (not nearly enough for a family of 4 and required that we take cold showers). After getting in touch with the building owner, it was learned there is a second supply of hot water for the unit, and this was for whatever reason, left in the off position. After about 36 hours, the second supply of hot water was finally turned on, which provided an ample supply of hot water for the unit. Overall, it was a lovely unit and location; but communications with the building owner and local condo manager proved frustrating at times, and only exacerbated the problem of the condo manager forgetting to turn on the hot water supplies to the unit.

Just a great place and very safe

Our family of 6 finally did a destination Christmas and we wanted somewhere warm, on the beach. Puerto Aventuras, an hour south of Cancun gave us that wonderful getaway. This 3 bedroom condo had a pool just outside the back patio sliding doors and the beach just a stone's throw from there. All the linens included sheets, pillows, bath towels and beach towels. The grounds were perfectly maintained and the entire town of PA is gated and we felt very safe. Making the short walk down the beach to the Omni Hotel to use their restaurant and beach bar or making the short walk over to the marina for several restaurants in the day or evening, it was a safe and family friendly atmosphere. Inside the condo we had everything we needed, the patio overlooking the pool had a table we used for many meals. The complex had kayaks with paddles and life vests for our use. We also made friends with the daytime office manager Oscar and the overnight security guard Omar. There is a large grocery store 5 minutes away and a fun cenote to swim in 5 minutes down the road. The beach does have rocks and water shoes are highly recommended. We hope to stay again in the future!

We really loved the condo it was clean and had everything we needed during our stay, the location was perfect very safe and we loved the outdoor little patio with quick access to the pool where you can sit and watch your kids in the pool. Would definitely love to stay here again and longer time.

This was our first time renting a condo in Mexico. What a smooth and fantastic experience! The owners Richard and Barbara are extremely pleasant and easy to deal with prior to your arrival. The condo is clean, clean, clean! Three bedrooms and two bathrooms, our family of five had alot of room, no problem! The best part and selling feature for us is the ground floor a few steps from the pool! The pool is heated and very enjoyable. The beach is just a few more steps and your are at the sand and ocean! Location was great, a short walk down the beach to more sand and sun! We walked to the restaurants every evening, this is about a 5-7 minute walk. Everything is close! Everyone at the condo is friendly and Oscar and his wife are very helpful when needed! This was everything we needed and more! Also a very reasonable price! We would not hesitate to book this condo again!

This is a very nice condo a few steps from the beach. Clean and well equipped. Our only complaints were: 1. Lack of communication with the owner. VRBO states that within two weeks of the confirmed stay, the guest can expect communication from the owner regarding check-in procedure. A few days before our check-in we still had not had a response from the owner regarding request for check-in information and desperate calls to VRBO were made. This should not have happened. We finally spoke with the owner by phone who was very helpful but a promished forthcoming email detailing the information we had discussed was never received. It all worked out and we got checked in late at night just fine but we felt the stress incurred beforehand was unnecessary. Speaking with other guests who had downloaded detailed check-in information, recommendations for things to do, restaurants, etc. brought home how much this was lacking with this VRBO owner. 2. This was the first time we've ever stayed in a condo which did not have a kitchen stocked with basic condiments; salt, pepper, oil, paper towels, etc. Bottled water was supplied and appreciated. 3. Poor lighting in the kitchen. 4. Dishwasher does not work (disconnected parts are lying in the bottom d/washertray) and this was not disclosed beforehand. 5. Cable company was scheduled during our stay, unbeknownst to us. This visit took approximately 1.5 hours, time away from our scheduled activities.

Just got back from our trip to the Puerto Aventuras. The condo worked out great for our family. We chose the unit because it had three bedrooms, had a patio that backed up to the pool and was right on the beach. We've been to the Mayan Riviera a couple times before but had never been to Puerto Aventuras. I was very impressed with the community and the location was great for the day trips we took. The pools were wonderful and the short walk to the beach near the Omni was a great place to hang out. The owners were great to work with and everything went smoothly. We've stayed at lots of VRBO rentals over the years, and I'd highly recommend this location for those searching for a nice place to take your family.

Excellent location and nice new condo. The condo unit is on the ground floor making it a great choice for those wanting direct pool and beach access. The unit accomodates two couples nicely. The kitchen is a bit small but not a big deal to us as we prefer not to do a lot of cooking while on vacation. Washer and dryer, tv in master bedroom, bottled water provided upon arrival and manager on site. This condo is a short walk south of the Omnni which makes its location ideal if staying in Puerto Aventuras. Easy to walk to the marina either via the beach or paved roadway. Owners were easy to deal with and communicated via phone and email. Go, have fun and ejoy some of that Mexican sun!

This would be the perfect place for 2 couples or a family with 2-4 kids. We were a bit cramped with 4 adults and 4 kids but it was definitely manageable. The owners were really easy to deal with and gave us lots of good info before we arrived. The condo itself is very comfortable and we loved being on the ground floor, right in front of the pool. The property was very quiet even though we were there over the Christmas season. The community of Puerto Aventuras had lots to do - shopping, restaurants, pubs, grocery store, dolphins, marina and of course the ocean c/w decent snorkeling all along the bay. We spent some days in Puerto Aventuras and also did some local sightseeing. It was easy to catch a taxi or rent a car, just a short walk away. I loved walking the beach and listening to the waves.
