The 1928 Tudor has old world charm and modern conveniences. Plenty of room and everything you need for a family get together. The outside space is breezy and quiet. Rented together with the townhouse next door provides extra space for older family members with mobility issues. The house is located near the beaches, parks and many wonderful restaurants. We enjoyed our stay and would enjoy staying here in the future.

Our family enjoyed a very pleasant vacation stay at the 1928 Tudor property while visiting Pensacola area attractions. The house is well maintained and situated in a quiet pleasant residential neighborhood. The owner was very attentive to ensuring that we were checked-in and comfortable in the house. We would return to this property if we are again in the area.

The owner of the property really knocked herself out with furnishing this place. She has a linen closet full of sheets perfectly organized and provides an ample amount of towel sets. Dishes and silverware supplied were ample and much better than other places I have stayed. This place has all of the comforts of home except for one thing.
That one thing is control. Before check in, you are instructed to call between noon and 2 PM to have about 20 minute conversation with her with very specific instructions. There was so much information I wasn’t sure I was going to remember everything. Then, there is a booklet on the coffee table with pages and pages of instructions and rules. “Don’t use this kind of detergent on the towels”, “Don’t put this in the dishwasher”, etc. Included in that is her expectation that you recycle trash with a list of what is recyclable. Any other place I’ve ever rented, there is only one simple rule to take care of the place. No one wants that stress. There was also a paragraph about if she doesn’t receive a five star rating that it is not considered acceptable to them. I found this to be totally inappropriate because what she’s doing is she’s trying to get her guest to give her five stars to skew her ratings.
The biggest issue with control is the thermostat. You can’t change the thermostat without calling her or sending her a text message, which I did once, and it took her over an hour to answer. This is absolutely ridiculous! So, our second night there we froze while watching TV and had to get a blanket. I spent our last two nights there sweaty and clammy sleeping in the bed because of the humidity.
This property also has another rental unit that consists of what was originally the garage to the left side of the house. Yet, I was instructed to park on the left side of the driveway. Why wouldn’t I park on the right side if where I’m staying is on the right side of the property? That renter appears to be long term. He set his trash out in the middle of our side of the driveway. A-hole!
Several other functional problems with this rental: 1) the hot tub in the master bath with no shower effectively renders it unusable to bathe, 2) the Tudor nook where the TV is located renders it unviewable from most of the living room.
When I texted the owner several messages at check out, I received no response. This did make me wonder if there were cameras and if my comments about her tight grip were overheard. I looked!

The house is a older house. And could use touch up paint job on the inside in places. Looks great on the outside and overall is in a great location.
Parking is very confusing if you park how you are told to park you may receive a text message asking you to not park where you were told to park if other cars is there, because she is watching the cameras all the time I will assume. And the reason I parked on the grass is because we were in 2 vehicle and I was not sure when the other one was coming back and did not know when the car was coming back that was in the condo next door. So I just went ahead a parked on the grass like I was told in a 20 minute conversation that you have on the phone before you get their. Who wants to play let’s move the cars all the time? Not me sorry.
My mom and aunt came too but they were staying in a hotel and before we could get them to the hotel I received a phone call letting me know that we had 2 to many people with us. I ended up feeling very uncomfortable there and we only sleep there and stayed at beach & hotel with my mom and aunt 90% of the time.
We / my family found it hot at night in the house, but the own said she sit the thermostat on 70 like we asked. The owner can only control the thermostat. And she informed me after we left that it was the 70 degrees in the house when she got there. I am just saying we were hot.
So the point of this long review is that it is my word against the owners word of the house and it is what it is.
I am just saying as for me and my family I felt very uncomfortable in the end. I felt like we we being watched a listened to the hole time we were there on the cameras. I have never felt like that in any house that we have stayed at and I have stayed in a lot of places over the years. I am just saying when you go on vacation I understand rules and respecting others things, but at the same time you want to enjoy yourself and not be so worried about what you are doing wrong. I do feel this house is more for adults only and not for kids, and that was my mistake because this was a spur of the moment trip and I didn’t research like I normally do, that is on me I have learned my lesson.

The house is decorated wonderfully and is very charming. The owners make sure you have everything you need and communication was a breeze. I love East Hill Pensacola, it’s nice and quiet but also a short drive to everything you could ever want to do in Pensacola. The house is quite big too. A++

Peacefully Historic
Nice home with peaceful neighborhood. Walking distance from grocery store and a few local restaurants. Clean and quiet neighborhood, not too far from airport, beaches, Old Pensacola.. Park right across the street for kids. It’s a neighborhood I would love to live in. The house is clean and it feels like home. It has all the amenities needed if you want to do your own cooking.

Margaret was a pleasure to work with. Her home is lovely, there is a musty smell when you walk in the front door, but with humidity in the area not unexpected. Good times spent with family eating meals, playing games, and barbecuing.

Our stay was fantastic…. When I tell you Margaret had everything you needed readily stocked even though we didn’t need or used it just know it’s readily available. We so enjoyed our stay…. Much better than a hotel stay. If ever in area will definitely be back.

First thing to say is, Pensacola is amazing and this property worked great in the evenings. I sent two emails previous to the stay and neither one had all the questions answered. I had asked about beach supplies available at the property and restaurants in the area with no response. I emailed again when I found out the Bay bridge was closed and I asked if the owner knew when it would be opened. The response was something to the effect of “this information was on the listing check the local paper” and sent me the link. I never saw this info before or even after this email. The check in was not as posted either. I was asked to call between 12-2 the day of check in to set up how we were going to get the code (btw I was emailed another set of instructions by VRBO that were close but had other instructions not on the check in info which I also followed). I was called at 10:48 in the morning by the owner and she talked for 12 minutes mostly about the trash needed to be taken to the curb, parking, that the original French doors needed to be left closed as much as possible, and WE HAD NO CONTROL OF THE TEMPERATURE in the house! This was never in the listing! When we arrived later that afternoon, we got into the house and found a huge dead roach and a live lizard (no more creeps or crawlers after this), there was painters tape left up, and the third bedroom was not the same temp as the rest of the house because it was (I assume) old porch/sunroom. We went out the first night and came back to notice the trash was taken down to the curb during our absence. The only issues after this were honestly the neighborhood. One neighbor played golf in the park across the street everyday and was seen chipping a golf ball several times in the direction of the parking, the other neighbor had a fence installed 3 days of our stay and had a dog that barked constantly before 7. The fence crew started work before 7:30 every morning. The bathrooms were on that side of the house and you could hear conversations outside between the workers every morning they were there. This schedule of never being able to sleep in or have privacy in the mornings kept it from feeling like a vacation. The last thing was check out. 10 am, you had to start a load of laundry, and text 30 minutes before leaving. It just made for a hectic morning and we packed everything we could the night before leaving. All in all not bad but would have chosen another property in hindsight.
