This place brought back sweet memories of how my parents and their parents grew up. Definitely will stay there again! Cathy is the sweetest amd constantly make sure we were ok and if we need anything. Such a sweetheart.

Cox Farmhouse is unique in the fact that it offers all the conveniences of a suburb - the grocery store is right around the corner - while still giving a sense of retreat into the beautiful mountains of Blue Ridge. The property is expansive and the owners encourage exploration, and you certainly can't deny the appeal of water rushing through the creek located just across the drive.
The house itself is a gem, delivering an authentic farmhouse vibe with its lived-in feel - much more like visiting a relative than renting a vacation home. Cathy and Greg add to that experience by introducing themselves personally during arrival and being attentive to any requests you might have. When coming back from our adventures in the mountains, it felt much more like "returning home" than "going back to the house".
Thank you both for allowing us to share a bit of your lives, and the beautiful bit of Georgia that you live in :-)

This was our first time using VRBO and we had no idea what to expect.
The location is close to downtown Blue Ridge yet it still feels as if you are in the country. The creeks and the deck is so peaceful not to mention, all the goats.
We did spend a lot of time downtown but we still was able to unwind at the house. My granddaughter served us "tea party" and we enjoyed playing the board games we brought with us.
There are tiny notes all through the home that explains the quirks that come with an older home. It was just so thoughtful!
We definitely plan to come back!

This property reminded me so much of my grandmother’s house. Comfortable, cozy, and everything anyone could need. So much more than you see in the pictures online. Property is beautiful. House is exceptionally clean. Will stay again soon! Thank you Cathy for your warm hospitality. Look forward to next time!

The property and house is exactly as in the ad. It's private, quiet, picturesque, cozy, and of course, clean! The bed we slept in was very comfortable. Everything was in great working condition. The owner goes over and beyond to make it welcoming. It is just a few minutes from downtown Blue Ridge, and places to eat are close by. When we head backvyo Blue Ridge, this will be our first choice of places to stay.

This was our second visit to the farmhouse. Our grand boys enjoy the adventure of hiking, exploring and hanging out by the fire 🔥 Fun 🤩 times all around! Cathy is gracious to invite us to join in for the feeding of the goats. Missy, their dog was a welcome visitor and our protector. My husband and I enjoy the atmosphere and reminisce about our own family history. A warm and welcoming home away from home. ❤️

The house was very cozy and the whole property was beautiful. The house felt like the home I grew up in. My son really enjoyed playing in the creek. We really enjoyed our stay, and we plan to come back!

Property was nice. We enjoyed roaming the grounds. The house was an old farmhouse that could use a few upgrades. The toilet was very small and was loose. The house could have been cleaner. One of the beds smelled very bad as if the bedding had not been cleaned. The owners were nice and very quick to respond to any questions. Overall we had a decent stay.

We understand a little dust but my daughter said the shower certain look like blood stain. And the tub didn’t drain right she had to stand in water. It wasn’t the best but it wasn’t the worst. Work on a few things and things go better for your review. Thanks for allowing them to stay for this occasion

We had a great time here. The kids climbed in the creeks, made campfires, ate smores, and did a puzzle. It is centrally located, and we could drive a short distance to many great places where we had amazing adventures.

This property in Blue Ridge was perfect for our family. We were visiting the area for a softball tournament and Cathy couldn’t have been more gracious as a host. We felt like we were staying at our Grandmas house- which was a great feeling. Tons of charm in the home and property. Make sure to go to the gazebo and stick your toes in the creek. We would definitely book again.

We had an excellent time! We wanted a place that was in a country type setting, yet convenient to town. This farmhouse offered both! Very cozy and relaxing, and the children enjoyed the goats, space to run around and the little creek that runs in front of the home. We hope to return again someday.

We travel on holidays to avoid the fireworks that traumatize our Westies. This year for New Year’s we stayed at the Cox Farmhouse in Fannin County, Georgia. It was perfect: comfortable, charming, and isolated. Premier Host Cathy is attentive, responsive, and supportive. She kindly offered their help on our move-in as I have a large surgical boot on my right foot. But the bigger surprise is that this wonderful farmhouse is her family’s home and is replete with furnishings, pictures, books, and many household goods from much of the last century. The kitchen is the most complete we have ever encountered in a short-term rental and is totally modern. While the weather (and my foot) prevented us from really enjoying the full experience of the vast property, we did enjoy the tranquility of the view from the two enclosed porches, especially as it rained. And if you’re talented, there is a piano along with several hymnals. We do plan to return when we can since there is much more for us to enjoy. Thank you, Cathy.

Beautiful location and the farm house was so nice. We had a lovely time there even though it rained the whole time. I want to go back again next year. The hosts were so very nice. Each room had a tree for Christmas in it. The kitchen was awesome and had everything we needed in it. I wish we could have stayed longer.

Dirty, stinks, loaded with roaches, uncomfortable beds, spiders, strong smell of mothballs, basement stairs dangerous and watch out for roaches and their poop on the railing, washing machine which had skid marks of roach poop on it drains into sinks that are filled with green growing mold, says pet friendly but has issues with having pets there and allows her large dog to run loose to chase your pets, be careful of the boric acid your pets could get into it and will get sick, creek does not look like the pictures on VIRBO...very little, kitchen pots have roach poop in them, used by others bathing soap in the shower/tub for you to use discusting, owner very defensive to any issuses and just says it's an old farm house and she don't have roaches. It is the people from Florida that brings them there...we are from Florida. But the question is "What is the need for mothballs and boric acid being put out?" She wanted to set off a bug bomb while we were staying there!!! Then there would be dead roaches, smells and poison on everything. I did decline that and a partial refund to leave. We just drove 8 hours and it was right before Thanksgiving day with no rooms or other places to stay within 100 miles. We didn't want to drive on a holiday with everything closed and traffic because we are an older couple. But we did leave 2 days early ar 4:30 in the morning...we couldn't get out of there fast enough. We couldn't go site seeing cause we were sleeping in shifts becauses of the roaches plus we left all the lights on to keep them down which kept us up. When I told the owner that why were leaving the lights on at night she said do what ever we had to do to keep them away! Roaches carry so many diseases that can be deadly. I will briefly hit on the dust which was horrible but the least of the problem. It was about 1/8in thick especially in the bathroom. To sum it up, this place is a health hazzard to both people and pets. If it were a hotel it would be closed down today! Lesson learned...Spend a little more and stay in a well maintained and professionally cleaned VIRBO. Nothing is worth your health being compromised.

During our most recent visit to the beautiful North Georgia mountains, we stayed
at the wonderful Cox Farmhouse. This was our second stay here with our first visit
being in October 2018. We also had booked a stay here in February 2020, when
our plans were upended by the pandemic.
Arriving at the property during our most recent visit felt like going home. The old
farmhouse is so comfortable and inviting, and a few improvements had been
made in the kitchen and the new heating system. We only use one of the
bedrooms, but the house could easily sleep 5-6 people. The large, old style eat in
kitchen is well appointed and makes our enjoyment of cooking as easy as it is at
home.
The property is located only 2 miles from Downtown Blue Ridge and is equally
convenient to the surrounding areas and activities found in Ellijay, Blairsville,
McCaysville, and the Aska Wildlife Area. After traveling around during the day,
it’s a wonderful joy to grab a glass of wine and stroll along Weaver Creek which
meanders through the property and relax while sitting in the creekfront gazebo at
the spot where Weaver Creek joins with the Mineral Springs creek. The sounds of
the water splashing over the rocks is so soothing and unlike anything we have at
home. We also love visiting with the trio of resident goats.
This is a great place to stay if you plan to visit the greater North Georgia area, and
it is one of the most affordable lodging options we’ve found up there.

Cobwebs everywhere! The most bothersome thing was a folded American flag that was covered in dust. Too many used bath sponges and used bar soaps in shower I was comfortable taking a shower there

My sister and I enjoyed our time at this charming farmhouse. We felt very at home. We enjoyed looking at the photos and reading about the history of the place. The grounds are so pretty and we enjoyed taking a walk to the gazebo and to see the goats. The property is so close to downtown, yet we felt a world away while at the farmhouse. We enjoyed meeting Cathy and Gary and would definitely stay here again.

We had a great stay. Lots of space, comfortable beds, secluded location but in close proximity to supermarkets, great wi-fi, caring and thoughtful host. This is an old farmhouse so keep that in mind when setting expectations, and you will be very pleased with your stay.

I enjoyed learning the history of the property and seeing snippets of history all through the house. Our boys trip was a huge success. Thanks Cathy!
