So it was our responsibility to book a nice vacation property for our group of 15 adults and what an embarrassment this turned out to be....Our first impression of the property was a code tht did not work. Then once we got inside we were met with the filthiest carpet ever on the stairs and dirty walls leading into the unit. So were thinking (hoping) that it's just an entryway and surely this is not a glimpse of what we're going to find inside.....no such luck. I really cannot adequately describe the disappointment we felt upon seeing the filth of this unit but I'll try. The set up of the rooms is good but this is a severly neglected property. Once inside, the first problem we encountered was that there were no working lightbulbs in the stairways leading up to the bedrooms. This is a three story unit and there are no windows in the stairwells so it was pitch dark and dangerous. We couldn't see a thing. Once we got working lightbulbs, we wish we hadn't because then we could see that the walls were terribly dirty and long overdue for a painting. The whole unit needs a good cleaning; it's disgustingly fithy. The worn, outdated, mismatched furniture is rickety at best and the sectional couch that doesn't look too bad in the pictures is just plain gross. Its so dirty, filthy, crusty and worn that no one wanted to sit on it so we took the bedspreads off of the beds and covered the nasty couch with them so we had somewhere to sit. The tv's didn't work and the maintenence man tried but couldn't fix them. With a group of our size, we were hopng to do some cooking but the stove/oven did not work so that was a bust. They finally did bring in a different appliance but it was the afternoon before we were leaving so it didn't do us any good at all. There were not enough towels for the amount of people the unit holds so we called to get some more and it took them a few days to get them to us. The ones that were there were thin and barely bigger than a hand towel. We had to share until we got some more....that was unpleasant. Actually, this could be a really nice unit if the owners would put a little money and care into it. We saw inside the attached unit next door and it is set up the same way ( but reversed) but it has been beautifully updated and decorated (and cleaned) so we know this unit has potential. It would have been a very different trip had we gotten that unit instead of the one we were in.

The location and check-in process were the only positives. The pictures online must be from early in the rental life as the furniture is the same but very worn out and very dirty. The couches and chairs were so soiled we had to request extra sheets to put over them to feel comfortable to sit down. You couldn't go barefoot or else your feet would be completely black from dirt. The mattresses are also very worn and the few that didn't have mattress covers had stains on them and looked like they might be rented out by the hour, if you know what I mean. The kitchen is NOT equipped to accommodate the 11 guests let alone the 24 it advertises on the web. The stove wouldn't work for the first 3 days so we had to eat out more than planned. Overall not a great rental, go with a more reputable rental company as we have reached out to them several times and although they did send maintenance to fix the broken items (because they should since it was advertised as having these amenities). We would not use or recommend this unit or this management company in the future.

Our family enjoyed the property and the surrounding area. It was easy to get to stores that we needed. No beach view, but the marsh view was beautiful, especially during the morning sunrise. The unit we were in could use a deep cleaning and pest control in the kitchen/living room area and possibly some updated furniture. However, I can understand not updating, given the amount of traffic coming into the unit. Other than this, our family had a great time!

Pros: Excellent location, quiet area (even during the week after Bike Week when there were still a lot of motorcycles around), outside noise stayed mostly outside, lots of room for a large group, kitchen and bathrooms were clean, plenty of HOT water, all appliances worked well, had the pool area mostly to ourselves, plenty of parking, no bugs inside the house Cons: most of the beds were very uncomfortable (one adult bought a foam bed topper early in the week, and three teens slept on the couches); other than the kitchen and bathrooms, the place wasn't that clean; the kitchen isn't well-stocked for a house that sleeps 24 (not enough utensils, only 6 glasses, only one kitchen cloth and towel, nothing to scrub pans with, etc), so we had to be creative with how we cooked meals Neutral: the towels, while plentiful (except there aren't hand towels), were small and rough; there are A LOT of steps in the house and no elevator; nothing comes with the house for guests to use (beach chairs/toys, bikes, etc) There were 5 adults and 10 teens on our class trip. We made it work for our situation, and it was fine. I would stay here again for a similar purpose, except for the beds. If you're looking for an upscale place to stay because you hang out at the house a lot, this isn't the place for you.

We had a great week and we would stay here again. The property was spacious and comfortable. We especially liked the pool, views from the balconies, and access to the beach. We do recommend making some updates, but for the price we were content.

The sizes of and number of bedrooms and bathrooms is great; despite that this is a duplex, it was a VERY quiet house and you couldn't hear your neighbors at all; furniture could use some updating (esp living room couch/chairs are pretty broken down), for the number of people this place will sleep, need a lot more spoons/forks, but pots/pans, etc more than adequate; very nice to have 2 refrigerators; the enclosed alcove stairs needs updated multipurpose carpeting: doesn't give the best first impression of the property and its a bit smelly but it is also nice to have an enclosed area to store bikes/golf clubs; the grill was non-functional it was so rusted and we had to transfer our food to one of the grills by the pool. We had a few requests while we were there and the property mgmt was very responsive for the most part. The pool and putting greens are for the full community of duplexes, but we did not find that to be a problem at all. The marsh view was beautiful. 3 easy beach accesses are in extremely close proximity to the property and was easy to access for our family, including 2 elderly family members/1 with disability. We would stay here again.

I usually try to find the positives when writing a review. Unfortunately, there are only two for this property: the beach is very close (across the street) and the bdrm/bath setup was ideal. Besides those, this house in no way could accommodate up to 24 people as advertised. The kitchen was barely stocked and the broken down kitchen table only had 12 functioning chairs. The very small living room had only one sectional couch that fit about 8 of us. There was one broken Adirondack chair on the top deck and two rusty chairs on the first deck. When we checked in there we were only 8 bath towels. We had 14 people. Our first night was spent waiting for the maintenance man to fix the d/w and deliver more towels. This is providing people would want to stay there in the first place! It was filthy. We found several cockroaches, some dead, some alive. The doors were sticky from years of grime. The dishwasher was broken and filled with the last renters dishes. The stench was so bad we had to open doors. The couch was disgusting. There was a large spill of something unidentifiable on it. Luckily, there were extra blankets in the bedroom so we could cover it to sit on. The shower curtains had mold on them, and the tile floor on the first floor was clearly not washed for some time. There was no golf cart, and PLEASE be aware, the pool is shared among MANY units. The advertising is VERY deceiving. Two other things that were extremely annoying were that the garbage was never collected from the last renters and never collected while we were there. As you can imagine, there was ALOT of garbage in the driveway. And our lockbox neevr worked. We were either locked out or had to leave the back door open so we could come or go. I could go on and on, which is sad, but I'm running out of allotted characters in my review. We are not high maintenance people at all, but this house was just so neglected, I feel the need to try and rescue the next potential renters. Don't do it! Shame on the owners and VRBO for renting this property as is. Have a little pride.

Only a short walk across the street to the beach. Lots of things to do nearby and easy access to other attractions.My problem with this stay is that the unit is showing lots of wear and tear that doesn't seem to be addressed by the owner. Hole in a third floor bedroom floor, gashes in the walls, missing blinds, and just not kept up compared to our first visit two years ago. And while minor, the listing indicated that the golf cart was available for use but was told after I had booked and was making the final payment that it is not. The listing needs to be updated to reflect this as it is no longer part of what one thinks they are getting by booking this unit. Overall, I would probably recommend unit based on location and the views, but would be hesitant to fully recommend based on it's deteriorating condition.

This property needs to be Update. The floors squeak, have holes in them, appliances leak, windows leak, 2nd floor bathroom shower door was caked with black dirt, stairway carpet to the entrance needs to be replaced or deep cleaned. Furniture was very worn. It had the space we needed but the other issues outweighs it especially for the price we had to pay for 4th of July week.

The big freezer wasn't working cause us to lose food that went bad. Parking was horrible. Ppl from the other units was parking trailers in parking space leaving us with out parking and ppl blocking the driveway to get in and out. Problems with the ac units. Besides that guess it was ok

We Enjoyed our stay! Gret location, not two busy in this area. Beach access acrossed the road. Great veiws. Enough room for all of us. We had 7 couples(our children) 4 of our couples had children ( 8 grandchildren ) . Rooms were set up so each family had a room and bathroom. Two bed rooms did not have bathrooms and shared with another. Plus a bathroom on main floor. Laundry came in very handy. Enough room for all ! Kids had enough room to play . Love the Balcony areas on each level. Kitchen was well stocked with kitchen items.....some of which we didn't think they would have. Pool access was nice! A short drive to main attractions in the area. Walking distance for some. Could use a few touch ups, but over all meet all our needs.

I would visit again, great location! Could use some paint and updates, but we had a fantastic time! Would recommend!

The house could be 100% better with a new paint job. There were a couple things that needed fixed ...the toilet wouldn't flush with the handle, ne table chair had a broken leg and the garbage disposal quit working. We were supposed to have a golf cart but didn't get it till Wednesday and when we got it the tire was flat and they had to come back and inflate the tire. We had a great time though regardless.

Beautiful home and location but the property needs some maintenance work. A few of the larger items were the leaky dishwasher, drying not heating up properly, spotty WiFi all week, and freezer problem, but despite them we had a wonderful reunion.

We had a refrigerator the was not working, but it was not considered an emergency. But they can and replaced with a new one. The Golf cart was not available when we arrived so I was a little salty. The bed squeaked on the second floor. Overall, we really enjoyed the location and place. Pool Table was a great asset.

Our family reunion was a grand success because of the location and especially the accommodations! Plenty of room for all 20. Easy access to the lovely beach and right next to the pool down stairs. The golf cart was a BIG hit with the kids and adults alike. It was wonderful being able to get around without having to move cars every time. The pool table was a lot of fun and that room became a central location for everyone to gather. Easy access to all kinds of entertainment for kids and adults alike. Several negative comments......The floors were not cleaned when we arrived and we needed to buy cleaning supplies to wash them. Pool was very crowded as it serviced several buildings. We were led to believe it serviced only two.No umbrellas for shade at the pool deck. Freezer was having trouble keeping the food we bought frozen. The maintenance man however, was prompt and very professional and explained that it may take several hours to cool such a big amount of food.The internet was constantly up and down. Not enough towels. Grilling area could have benefited with some cover. Thunderstorms almost every afternoon limited the grill's use. We did make the big mistake of going to the Boardwalk instead of Broadway on one of our outings. The culture was a bit rough there. All in all we had a blast!
