Noticed that someone previous to us had probably accidentally broke the plastic flushing arm in the tank of one of the toilets. I contacted Charlie, with Phoenix Properties and if was fixed within an hour of my call to him. -Very impressed by their response to that!

We enjoyed our stay at the Phoenix IV. Staff was friendly upon check in. Beach access was wonderful. Room was big and beds were comfortable.

Nice, quiet place to stay for Spring Break! Even though the weather wasn’t perfect while we were there, the stay was enjoyable with the wonderful view and comfortable living space. Walking out to the beach and back is so easy, so you can go back and forth as often as you want. The heated indoor pool is very nice when it is too cold to swim at the beach. We’d definitely choose it again!

the condo is large and has plenty of room. We had the indoor pool all to ourselves for most of our which was so nice. There was no real check in or check out process everything is just ready for you. I did talk to Charlie the property manager before the trip and he went above and beyond anything we could have asked him to do. There is even a washer and dryer so wet bathing suits hanging on the balcony...not here. We can not thank everyone enough. We will also never go back to hotel staying after staying here.

The property manager was extremely rude when I contact him about the almost total lack of cleaning prior to our arrival. He had no intention of correcting any of the many issues I brought to his attention. Do not use this property or the manager again!

Phoenix IX is our "Go To" property in Orange Beach. Lower density complex, quiet and close to all dining options. This was our first time booking with this particular rental agency. Due diligence was done and most of the negative reviews were relating to physical issues with the property and were 1 - 2 years old. We assumed that they were most likely fixed by now, therefore we booked the unit. While we were pleased with the price for the week, we should have been suspicious. The issue with the master bedroom mattress from 2 years ago was still an issue. Worn, lumpy and basically triangular in shape. The carpets in both bedrooms need replacing, as the pile is flat and there is a smell by the windows. The couch / sleeper in the den was dirty with holes and whenever you sat on the right side an internal spring would decompress onto your rear-end. The master bedroom shower had a thick growth of mold in and around the grout. Fortunately, we had some Chlorox spray, sprayed the shower and 90% of the mildew was gone. The floors could have used a better cleaning as well. The kitchen was well appointed, although many of the pots and pans were not cleaned very well. Same could be said of the cooking utensils. The dining room area included a wet bar with an ice maker. The ice maker was due to be cleaned and have a filter change, but it was functional. Laundry room had a full sized washer and dryer, which was nice. The balcony provided beautiful views. The furniture is starting to rust and the lounge chair seat is rotting out.

The location was great! Access to the pool/ocean was so convenient…..allowing us to avoid walking through the lobby. The carpet did have some spots and some of the furniture could be updated, but overall we enjoyed our stay!

Unit could use some touch ups and updates - carpet in bedrooms, several places where walls are beat up, deadbolt on electronic door lock won't latch, etc.

Overall it was great. We were not really concerned with the place, because all we wanted was to be near the beach. You can't beat the location. Looking over the ocean and having breakfast watching and listening to the waves was just fantastic. Now, about the condo, it is very large. I was pleasantly surprised. The only thing that was not impressing is the maintenance givem to the place. It needs a lot of keep up. For starters, as soon as we got to the place, one of the smoke alarms was out of battery, so I had to run out to the store to get a new one. The appliances in general are in need of an upgrade. It was not the end of the world, but that would make the place even better. The toilets all need new pumps, they were hard to flush. The toilet paper holders need to be replaced ASAP. They were falling apart. The carpet in the rooms needs to be either replaced or just get rid of it, Bare floors with rugs would do the trick. Again, we were there just because we wanted to be near the beach, and it was FANTASTIC.

The beds were terrible - very lumpy and uncomfortable. The dishwasher top rack is rusted and almost ready to fall apart but it did work. Just needed to be careful of how much we put on the top rack. The kitchen had pretty good items but some of the pans could use updating. Again overall a nice unit but would be exceptional with a few updates.
