Nice hotel, friendly staff, excellent location, luxurious bathroom!!
For 3 people sharing a room 2 double beds would be more comfortable than a king size and a cot!

That our room was cold, and that the balcony was tiny and we couldn’t actually sit outside an use it. We didn’t have any robes in our room either.

Buffet breakfast was first class. The room was extremely comfortable, well equipped and had gorgeous views of the cityscape and hills of Belair. The otherwise utilitarian city street view from the breakfast table was nicely complemented by the planter boxes and trees in the Tophams Court opposite. While we didn't realise it prior, nor use it, the corner table for two seemed cosy and rather exclusive and could otherwise be reserved for the likes of a bridal (or anniversary) couple.
The zig zag entrance to room 1612 was difficult to negotiate with the trolley (needed with wedding luggage). Also, as the door couldn't be latched open, I locked myself out after moving trolley out of room to make space. The time to gain another access key cost me the time to park my car across the road. Thus, I requested the Valet service, and consequent unplanned cost, as I was scheduled to greet wedding guests arriving in the foyer by that time. Furthermore, the Valet was unable to start my car (needing depression of the clutch to enable start), perhaps flustered, maybe seeing me in the foyer, exited my car with the handbrake off where it rolled slowly into the street a few metres with a few pedestrians having to move away from the moving car (no other vehicles present at time). The Valet was quick to re-enter the car and apply the handbrake.
Light switches in the room were not labelled, were not intuitive and bathroom switches were awkwardly behind the door.

The lady who greeted us upon arrival to check us in was incredibly helpful. We ended up booking the buffet breakfast in advance the next day because she let us know that we could get a better price if it was pre booked. She gave us advice on catching the tram which was super helpful. I felt very welcome and I think she truly cares about everyone who stays at the hotel.
Some further gluten free options for breakfast would have been wonderful.

I loved the cleanliness, relaxed welcome feel inside and out, the classic look of the ground floor.the library.

And the manager showing me patience courtesy and compassion when having to approach them with my disappointment of misleading yet somewhat misunderstanding to "paid" expectations.
Not originally getting what I thought I was paying for and spent 4hrs researching other best deals.
Peppers seamed the best for what was offered yet different room and no clear explanation on breakfast requirements ann eating in your room to the room offering a balcony and separate private bathroom is not what we originally were offered the first night.
I felt a little bit ripped off my money to what I was expecting and reassured after booking was made.
Dealing with a sudden death in the family the last thing i was in "good" head space for dealing with management and dealing with negative feedback when U was reassured by family and friends it was a good place and to give Peppers a go.
No microwave in room.
I think more flexibility could be shown for baymarie style breakfast, having it avail to be taken back to your room. And NOT have to pay extra or miss out on "paid" breakfast the first morning.

Bathroom was riddled with black mould which caused use both to have extremely sore throats.
No cutlery in the room and when we called to ask for some the guy was extremely rude and we were also charged $6 just to be supplied with cutlery

Location was great and room itself was lovely.
I would book a room with a kitchen next time so that we didn’t have to eat out for every meal.

The person who checked us in was an absolute delight. All staff were lovely, room was amazing, food was good too.
The amazing bathroom was a bit of a disappointment as the bath plug was faulty and so I could not fill the bath (one of the main reasons for choosing this particular suite).

The bar man (Yasu we think his name was) made the most incredible cocktail. We've never tasted anything so smooth, refreshing and topped with goats cheese foam - delightful!
