Incredibly nice rental. Great location!

This is a great property in a fantastic location. The beach is a 3 minute walk on one side, and the bay is 3 minutes in the other direction. We played in the waves, paddle boarded in the bay, rode bikes, shopped, and had lots of great food right on the boardwalk. The only thing I’ll mention is that there is no bathroom attached to the master bedroom, but the shared bath is nice, and there is a small bedroom with a small bath attached. This property owner includes 6+ beach towels, 6+ beach chairs, umbrellas, sand toys, a boogie board, and 6 bikes people to use! Very nice to not have to bring all that along or rent.

Recently stayed at the Balboa Peninsula Beach Retreat in Newport Beach. The experience from start to finish was 1st class. From the start, dealing with Gila on the booking to the 'Meet & Greet' provided by Denise puts you at complete ease that you are dealing with reputable & reliable business. Quality of service is obviously something they focus on and deliver ! The apartment itself is exactly as pictured - a clean, spacious, relaxing environment with a high spec aimed at providing a tranquil stay for all visitors. From the well-supplied kitchen to the bikes/boards/etc in the garage, the property provides for everything you could need. Because the apartment was such a great place to be you could easily miss out on the best part, which is the location. Literally two minutes from the beach and the boardwalk - which takes you into Newport Beach centre where there are street markets, restaurants, shops, coffee shops and bars - and only two minutes walk into a lovely little area called Newport Beach Village where there are a number of shops, attractions, restaurants and other amenities. I would highly recommend this apartment for all of the above reasons. A great place to stay in Newport Beach and one I would definitely return to !!

We had a wonderful stay! Property is nicely updated, well appointed and conveniently located. Perfect for our family of 5 and newborn baby.

What an awesome stay we had at this Balboa Peninsula property! Priced right, clear and concise communication from the owner and manager, fully functional home with a relaxing atmosphere and comfort that was unmatched and close to just about everything which led to one of the best vacations we have ever had as a family. We will be back. Superb job and thanks for making this time so memorable!

Upper level only and must climb stairs to enter rental. Garage can support cars and small SUV's. We had a large SUV that would not fit. Rest of property features were great.

Very pleased with our stay. Denise greeted us upon our arrival at 9p. She showed us around and let us know how things work etc. Bedrooms were clean. I’ve stayed in many VRBO’s and this one was the cleanest yet. Access to the beach was a simple 20 seconds walk. It was nice to just let the teenagers walk there and you could watch them go off. Definitely would stay her again.

This place is gorgeous! The location is great too, just 2 blocks from the beach! We stayed here with our 3 kids and had a wonderful week at the beach. They had everything you could possibly need. It was very well stocked from kitchenware to beach toys. The host was great! She helped us get checked in & answered all our questions.I highly recommend this place! You won’t be disappointed.

This is an amazing property. Very close to the ocean on one side and Balboa Island on the other side. Beds very comfortable. Living room nice setting for family. Very clean and well maintined.

Great location near everything. Clean and spacious bedrooms especially the master bedroom which also has a balcony, fireplace and extra full size elevated air mattress. Parking is a little tight, but we managed to fit both our SUVs (one in the garage) and the other in the reserved spot. Note: parking is shared with the downstairs unit.

The location was so close to everything! The beach was not crowded and we enjoyed walking around Balboa island. We were able to walk to everything! The place was so clean, and the beds were comfortable! The sofas were also very comfortable. We really appreciated the beach umbrellas and the sand toys that were available for us to use in the garage. And there were 6 bikes available to ride! We would definitely stay here again!

This is a really lovely place to stay. The location is excellent—easy beach and boardwalk access but not noisy. The condo is impeccably clean, well appointed and spacious. I would definitely recommend this location and plan to visit again!

Everything from booking to check out was a breeze. Pleasant place to stay, convenient location, would book again if ever in the area.

Propert is exactly as described. Great Communications, Clean and really close to the beach. This place is top notch, has all ammenities you need and more. Would definitely rent again.

The maids remained on property well past check in time. Very unprofessional. The property is advertised as having use of a garage. In reality, the garage is split with the lower level condo and not big enough for two cars. Master bedroom has no connected bathroom. The maids returned to the property during our visit--again, very odd. Upon arrival, the condo smelled musty. Remarkably, the owner blamed that on my brother's dog, who entered the condo for a few minutes when my brother came to pick us up. Very dishonest. The owner kept our security deposit, knowing that the smell pre-existed our stay and pre-existed my brother's dog entering the property briefly. A clear money grab. We will not be using VRBO again and will advise friends of the same. Just terrible.

We had such a great time at this property! The host met us at the property and took a short walk-through with us and showed us everything we needed to know. Kitchen was well stocked, everything was spacious and well kept. We would absolutely stay here again, the location is perfect, right on the peninsula, and just steps away from the ferry over to Balboa Island. Five stars all around!

Our family stayed while we attended a family wedding. Great spot for families to gather. Master bedroom very large. Family room great spot to gather as well.

The convenience of booking this place was great however our check in experience was not the best. We checked in around 8pm and the property manager gave us a tour. Although this was well past check in time the manager did not have all necessary paperwork printed out and ready for us to sign. She still needed to finish inventory and did not have the door code set up. At one point we thought she had left but she came back upstairs and just barged in and said "oops I forgot something," which was kind of awkward. Additionally, she stayed parked in the driveway/garage for like 20-30 minutes so we had to wait for her to leave to have our second vehicle park and to unload our things. We were all tired, hungry and we had to wait on her to get situated. We were also reminded the day before checkout that check out time was at 10am and to make sure we review the inventory check list. This was kind of annoying given the fact that we are all adults here and I have already read the rental agreement prior to our stay. Also, property manager made it very clear upon check in that there was a checkout checklist along with an inventory list. There's also a ring camera on the balcony near the living room, which made us feel like we were being watched. Other than the check in experience the place was very clean and well stocked. The kitchen has everything you need and restrooms are stocked with basic toiletries such as shampoo, conditioner, shower gel and lotion. Bathroom towels, beach towels, beach chairs and toys are provided. Beach is within 5 minutes walking distance from place. There is a fun center nearby along with many food options.

The property was close to the Fun Zone and the beach which was great. It was also very nicely updated, and very clean. The property manager was easy to reach.

We look forward to a future trip!

Frequently properties on the peninsula can feel a little "dated". This property was great...even had ac! Lots of rules. Lots. But even with teenagers in tow things went smoothly and we would definitely rent this property again.

We really enjoyed our stay here. It is close to both the beach and the Balboa Island Ferry and walkable to lots of food and fun. We were two families (4 adults, 3 kids) traveling from Denver to visit our friends who moved to the LA area about 6 months ago. Once we arrived, we were asked to sign a contract stating that no more than 8 people can be in the condo at a time or you will be asked to leave the property. So we stood outside in the alley with our friends until we were able to get a hold of an employee who specified that this was referring to overnight guests. While I certainly understand the need to not allow parties, it seemed oddly restrictive for two families visiting friends who had driven almost two hours to see us.

Wonderful place in a very convenient location. Everything you could possibly want was a available. Great stay!

My husband and I and our two adult children/spouses enjoyed this property. It was so close to the beach walkway, good restaurants and fun center. The beach chairs, umbrellas and towels were appreciated. Next time we hope to use the bicycles. We loved the luxuriously thick bath towels and the overall cleanliness of everything! Surrounding local residents were very friendly and we felt safe and comfortable in this area. Denise met us on arrival and check in was informative and easy! Would definitely return for a future visit.

We had a great time celebrating my mothers 80th Birthday! It’s a very nice place in a great location.

This property’s location is just where one would choose to be; close to the best Orange County has to offer. The unit itself was comfortable for the three of us. The bathrooms were a bit of a disappointment. The outside area was pleasant.
