I must remark that "ARCADIA RESORT" is a beautiful hidden gem in Hikkaduwa. One of the greatest resorts I've ever visited. Extremely friendly, spotless, and always greeted with a grin. The hotel is tastefully designed in a tropical minimalism and old school grandeur style. A short walk from local restaurants, bars, and lovely coffee shops. We only need to cross the road to get to Hikka town and the beach, which has very clean and clear water and is a great spot to rest and calm. While scuba diving in a prime location in the south west of Sri Lanka, you can enjoy the most tranquil evening at ARCADIA. Comfortable and big villa in a fantastic location, immaculately clean and well-equipped for a longer stay. Such a beautiful and calm setting. The brunch was amazing, and ARCADIA provided the greatest New Year's Sweetmeats. We had a lovely visit; it seemed like a home away from home; we couldn't have asked for anything more! Thank you Ms. Anitha, Dulaj (The Manager) and Ajith (Gardener & Caretaker) for all your time and effort, earlier check-in and all the tips you've shared with us. Excellent value for money, and the best nights sleep you could ask for. I will definitely be returning!

Staff was nice, the room was quite big, the two pools were great, welcome drinks (coconut water).

No card payment accepted and no change available, we saw a gecko and a big cockroach in the room and the pools could use some maintenence to clean the water (but still good for a swim).

- outdoor area with lots of greenery and 2 swimming pools! - good location: pretty quiet but close to beach (5 min walk) - quite clean - lots of good seating areas in- and outdoor

- no mosquito nets. unfortunately we got bitten all night and didnt sleep well during our stay

The hotel had two pools with a very comfortable depth. The rooms were spacious, comfortable and clean The staff were friendly and courteous. There were lots of seats all around the property providing many other small places to relax other than your room. There were tables outside for each of the rooms downstairs and the upstairs rooms big dining table with kitchen and refrigerator.

The room should have come with a dustbin and clothes drying rack (there was one outside the room which ended up being very useful.

The manager was really nice and helpful, he even gave the opportunity to choose a room. The garden is really nice and we really appreciated the welcome drinks.

The pool water could use a cleaning and the area around it. In the room the bathroom needs some renovation. We found it very strange that they are expanding the place with a completely new building, instead of fixing the old ones a bit first.

Staff went above and beyond - from welcome drinks, arranging a private dinner in the courtyard to also getting a VERY big spider out of our room when we couldn’t! They are always around to help and get anything you need. The pool is a lovely addition, clean and a decent size and the room had great AC. Would definitely recommend this place!

Arcadia resort exceeded my expectations. The place had a beautiful, big pool. The rooms were comfortable and clean. Definitely a good bargain for the price. The location was also great and the personnel very nice and helpful. If you are in Hikkaduwa, do not hesitate and book this place.

The host host Isuru was kind enough to give us a late check-in and was a start! There was a fully equipped kitchen that was great and had refrigerators on each floor to store your food or beers, would definitely stay here again!

Beautiful property with a large room and nice balcony to relax on. The bathroom was nice and spacious and the AC was very much appreciated. The property also has two pools, and lots of seating areas for relaxing. You can use the kitchen area if you wish to cook for yourself.

although very close to all the amenities it is very quiet calm and peaceful. Two swimming pools a wonderful garden and very friendly staff. Isuru is always on call and very helpful indeed. we felt very safe and looked after. we came during the country crisis of oil and power cuts but it wasn’t any really problems. swim in the pool when it happens.

We booked very last minute and arrived to the hotel early to drop our bags off. The staff were incredible friendly and welcoming, including the owners who were in the UK at the time of our visit. The hotel has a lovely outdoor area with two good sized clean pools! We didn’t spend much of our time at the hotel, however it was in a perfect location, lots of restaurants bars, shops, bike hire and beaches within a short walking distance. Ours rooms were very spacious and clean. We will defiantly book again when we visit Sri Lanka next year. Thank you to the owners and staff for a lovely welcome and stay!

Pools are very nice, taken proper care. Baby part is two feets deep, adult is five feets deep. Location is behind harbour and close to Secret (children) beach, though along a busy road.

Many of photos are misleading - from owner part of house, not usable by guests (except when booking as whole villa at AirBnB). Actual kitchen is tiny, has no cupboards whatsoever and very limited plates; while no breakfast offered. Since Anitha left the place for England a year ago, there is no proper owner overlook of the house. Neither expect her phone support before midday local time (5,5 hrs difference). Many things are broken - such as dead fan, leaking toilets, broken shower handle, missing mirrors etc. Guests usually don't stay long time. Beware of the 'garden' room - which is in fact overseeing parking, very noisy from the road and with ridiculously narrow door to squeeze through. February 2022 manager Isuru speaks poor English and has poor manners: does not understand English, before even responding to problems, always 'tomorrow'. Guest problems are not his problems. Tries to enter room pardon less. Does not even has cockroach spray. Overall, this place had seen better times and awaits owner return.

Best price - performance ratio! We stayed there with our small toddler who loves to swim, and this place was just perfect for us! Isuru was very helpful, and we were able to use the small kitchen attached. The room we were staying is a bit of a older model which could need some small repairs, but it is big and everything works. You can even use their washing machine for a small extra payment... We were totally happy with our stay, and we can honestly recommend this calm place!

We stayed at Arcadia Resort for two nights, as we wanted to spend 31st night & the New Year in Hikkaduwa. Anitha was an amazing host  - she was in touch constantly, to make sure that everything was fine and even went out of her way to cater to some of our requests. The staff were also extremely friendly, polite and always ready to help out in any way that they could. The one bedroom chalet that we stayed in was excellent - spacious, clean and very cozy. It overlooked our pool and the garden, providing a nice view from our balcony and also ample privacy. The location is terrific - the property is just a couple of minutes' walk away from the train station as well as the bus stand - and also conveniently located close to numerous shops, restaurants, eateries, ATMs and also the beach. The resort graciously offered us complimentary breakfast on the morning of January 1st, as part of New Year traditions. They were also flexible and let us check out late - which we appreciated a lot. Overall, we had an amazing stay and we would definitely recommend Arcadia Resorts to anyone seeking a nice, private, conveniently-located place to stay in Hikkaduwa - at great value.
