Location, facilities.

The owner/manager kept sending emails and instructions that were not previously contained on booking.com. I did not like the lack of full disclosure especially as it mostly came after my card had been charged and I could no longer cancel. One must know upfront what the hidden charges and conditions are at the point of booking.

It was a nice location, close to the sea. The apartment was nicely renovated, but badly maintained.

We got locked up in the bathroom until the police had to free us, due to a door handle that was not working from the inside. There were also other maintenance problems, including a fire alarm that was missing (only the fixture was still there)

Close to the tram station and easy access to airport, city center and train station (For visiting Mınaco or Cannes). Located near the seaside. The apartment has all facilities including air conditioner, washing machine, refrigirator etc.

The building has a general repairment at the moment. You cannot use the balcony effectively and sometimes a little bit loudly.

Well equipped, clean, and comfortable apartment. The beautiful beach and glorious Mediterranean Sea are across the road. The shutters shut out the outside noise. Close to transport - Trams buses and airport.

Can be noisy due to air and road traffic, but that applies to anywhere along the Promanade.

clean. modern , great facilities , great position near tram/ bus, on the sea front , we even walked to the airport ( transport strike the day we left ), great boulangerie round the corner for breakfast , really loved it , thank you

door handle needed fixing for the bathroom , other than that nothing , it was great !

good location and was very clean had everything you could need in terms of iron microwave kitchen utensils etc.

looked tired the walls needed a touch up, the furniture was very flimsy and there wasn’t enough sofas for a family of 3 so was uncomfortable to try and chill of an evening. the neighbours are so very very noisy which lasts well past midnight.

TL/DR: I want to own this appartment and stay every summer. The appartment is on ground level right on Promenade Anglais close to the tram station St. Helene. You can go downtown Nice in 10 minutes either by tram or by bus. Don't use the App "Nice Ticket". It's bad. Rather buy the ticket(s) at the vending machine at the tram station (credit card accepted). Right across Promenade Anglais you have the wonderful promenade and the pebble beach. Don't forget to bring beach shoes. The beach one step south from the appartment had a few spots with sand for the kids to play. You can walk from the appartment to Nice downtown in about 30 mins. If you have, bring your inline skates or your skooter. South of the appartment there is a Spar, a beach tools and household material shop and further there is a Carre Four. All within maybe 5 mins walking distance. For parking I used the OnePark App to reserve a parking spot in the Radisson north of the appartment. Parking spots are super rare at Promenade Anglais and if I understood everything right parking on the street is limited to 2 hours max. The OnePark spot in the Radisson was spacious enough for a full size car and super convenient to use. Parking came down to about 10 Euro per day with the OnePark App. The appartment is great and just how I would imagine my summer holiday appartment in Cote d'Azur. My wife loved the open kitchen and we used it for breakfast and dinner every day. The bed was spacious enough for two but a little bit tight for having our daugther sleep in, so we used the convertible sofa at night which also was very comfortable. The appartment has a washing machine, cleaning tools and a great bath with a shower. Hand over from the manager was great. The appartment was very clean and the stay was exactly what we were hoping for.

The bad thing about this appartment is: I don't own it. There were fire medusas at the beach last 2 days, one per day. So be careful. There is a lifeguard station at plage Carras. The jelly fish didn't hinder us and each time other beach visitors spotted the jelly fish and pointed it out. You can also check https://meduse.acri.fr/carte/carte.php for the current sightings.
