This unit was nice, it is outdated but thats to be expected for the area. Noise wasn’t an issue for us, you are in the city you should expect some noise from outside. The beds were comfortable, the kitchen had everything you needed. I will say we did see some roaches but you see roaches in the street! We lived in Japan for 4 years so we knew that we would see them. You can’t avoid them on a tropical island. I don’t think it’s an issue that the owners created or can avoid! The owner was great at communication and we would come back again, we actually wanted to book it again in April but it was already booked!

This place has everything an average condo by the beach has. I was not sure about the location but when I learnt how close the Ala Moana Mall, a food truck park and several convenience stores are, I loved the location.
Communication with the host was great at all times.
I'll definitely stay there again.

This property is excellently located in Waikiki. It is an easy walk to Ala Moana shopping center, Hilton Hawaiian Village, and along the shopping strip in Waikiki.
The property was clean and well maintained. The kitchen has a full complement of utensils. The parking is safe, secure, and easy to access.
Working with Arvis was easy and enjoyable; any questions or issues were resolved immediately!!
We will definitely stay here the next time we come back!!

Walking distance to Waikiki and close to nice restaurants and my favorite local bar… The Irish Rose.
It’s an older condo so just understand that it is a good value for the money. We saved on lodging so we could have more money to spend on excursions.

instructions for check in were simple and very well detailed. Place was comfortable for a party of four adults. Location and parking was great. Place can use some TLC but honestly for the price and location it makes up for it. Thank you for sharing your home with my family and I and aloha for now.

Beds were terrible. Very dirty. Flooring in disrepair. Old and very rundown. Parking is blocks away. Overall property is stinky and very out dated. Lots of very large roaches!

This property is walking distance to the Hilton Hawwaiian Village and Waikiki Beach. And a parking spot in the building across the street came with the rental. That was a great perk. Parking in Waikiki can be super expensive.

PHENOMENAL STAY!!! We enjoyed our entire stay at Arvis’ location!!! CLEAN, SPACIOUS, ACCOMMODATING CONDO WITH AMENITIES (i. e. shampoo, soap, wash clothes. towels. iron, iron board, classy view, and pictures aligned with actual condo). We hope to stay there again or make reservations at another location of Arvis! Btw, he answers via text, phone or email, immediately!!! THANKS SO MUCH, ARVIS!!!

The property is in a good location to everything and could be a great place to stay but here it comes. It is in need of repair and good house cleaning. You are paying BIG BUCKS $$$$$ for a clean apartment but there is BLACK MOLD in the bathroom where there is an obvious ceiling leak that the owners know about but haven't fixed (about 2 renters before us reported issues, buyers be ware NO REFUND POLICY). Dust buildup in airvents and portable fan. Floors need a good cleaning and repair. The second bedroom beds are like sleeping on the floor. The chair in the living room needs to be cleaned. There is only eating space for 2 so you will have to eat in livingroom, balcony, and dining room. We were told that we would get our cleaning depost returned but I am still waiting (stay was 7/12-7/19 today is 7/30). Don't get stuck in Hawaii without money to rent someware else. Black mold is toxic.

Entry to/and parking was tricky at beginning, took getting used to. Pictures did not depict wear and tear, age of unit. Mold in bathroom ceiling and is in need of repairs. Also needs an exterminator to visit. Unit is located near 3 BUSY streets and DOES NOT reduce sound; you hear EVERYTHING at ALL HOURS of the night.

Horrible experience with the property and listing agent. Pictures of this unit are very deceiving! Building is very run down, carpet walk ways are ripped, broken windows as you walk by other units, boarded up with wood. When walked into the unit, and noticed right away the pictures posted did not appear to be the ones listed. My husband went to use the restroom and as soon as he turned on the lights, roaches small & large ones scattered everywhere.I also noticed the bathroom titles on the ceiling, they had black
Mold on them. The health department needs to come and inspect this place. We also tried turning on the lights to the bedrooms, and noticed they were not working. We did not stay longer than 10mins in the dump. I instantly contacted the agent and of course he did not answer. Kind of upsetting for multiple reasons. My family of 6 had to find a place to stay at 12am! Huge FINANCIAL hardship! We were starving and exhausted from our flight! We finally found a place around 1:00am, once we got settled I contacted VRBO to put in a complaint. I also noticed this is a 2nd complaint of this listing representative from VRBO! I finally received my refund 1 day before we were leaving Hawaii. Which placed additional burden on my finances. I am hoping VRBO refunds the service fee as well. This has been such a horrible experience booking through your service. I highly recommend you remove this host from your website immediately.

Comfortable condo, great space for our group of 4. Great location, and I we loved the balcony! Appreciated being able to use the boogie boards and chairs. Refrigerator was spacious and clean, too! Communication with Arvis was EXCELLENT and he was very accommodating. Would definitely use again!

So my mother and I are both asthmatics need AC or sometimes we can have asthma attacks at night if it’s too warm. This place said it had AC (one of the main reasons we picked this place) but when we arrived there was a note that had been there for some time saying the AC was broke for the entire building and they didn’t know when it was going to be fixed. When I alerted the owner he said he didn’t know about it and then offered to get me a fan. Yeah, like that is going to fix the issue?
The outlets only worked on one side, the windows were broken so they couldn’t be open or closed, there were crumbs and hair in the beds, one of the outlets didn’t have a cover, but there was a brand new fridge so that was cool.
But the worst was yet to come… There were also cockroaches in both the kitchen and bathroom. Yeah, I don’t do bugs. This is where I finally said I need to get out of here asap.
I ended up calling VRBO and explaining the problem, as the owner wasn’t answering me. Once VRBO was able to finally get ahold of the owner he agreed to refund us for the rest of the nights, and only pay for the one night we stayed there.
Check in process was okay, hard to be able to park in front of the building to unload luggage. Also the parking spot is in a kinda weird location…
One of the owners then called me 3 times in a row, repeatedly, and told me he would give me a refund if I didn’t leave a negative review on VRBO. How slimy is that? He apparently didn’t know that one of the other owners had already given me the refund. This left an even more disgusting taste in my mouth about the whole experience. VRBO has been contacted about the entire situation.
Just go somewhere else, you’ve been warned.

This apartment was perfect for our family due to the location right in the middle of Waikiki, a close walking distance to the beach and to many bars, restaurants, and entertainment options. The apartment was spacious and had a nice balcony that we could relax on. We would stay here again and recommend this to any others who are looking for the Waikiki Hawaiian experience!

This was a good location for a variety of activities. Parking was challenging at first but once you find the parking spot you figure it all out. Texting the owner was great for any questions.

It was all in all a pretty good stay. No real complaints. It came with a lot of stuff to get you through a stay. We were there three nights and once you figure out how to navigate the parking structure you are good. The only thing was the sleeper in the living room, doesn't fold out to a full size bed. It instead drops the bottom of the couch to the ground and slides the back rest flat. So technically it sleeps 2 people...but not next to each other. Other than that it was a nice place, convenient and can't beat the price. Morning of check in Arvis will send you the check in info...I was getting nervous because I didn't know how to check in, but once I got there the instructions were on point and thorough. I would for sure stay there again.

Just like the title this condo is the bare minimum needed if you’re planning to not spend a lot of time inside the rental condo. Not the worst my friends and I have experience. The unit is definitely run down and could use some maintenance future renters be warned

Disappointed as it did not look anything like the listing. It is worn and needs a major update. For a couple thousand dollars or less it could really be cute. Cracked mirrors on the ground, stained ourlets, couch with a wobbly handle, walls that need paint desperately and shades that show lights through them. So difficult to sleep.. Communication with the owner also was difficult and had to contact him as he did not respond to emails. For the money we paid with all the fees expected much more. Next time I will stay in a hotel at least I know for sure when I am getting. The patio was the only thing that was really cute. It is not 5 minutes from the beach more like 15 to 20 minutes.

Location decent boarders local and tourist area. Brisk 20 min walk to beach. Parking not in the most convenient location but double. Condo itself, perfect size for four people although I had to state that we were 6 people while booking so everyone would have a bed (not a couch). Needs a fresh paint job, floor to ceiling mirror have large spider crack at bottom, shower has black mold growing, no screen on sliding door (bird almost came in), Slider also does not lock not a big concern since we were on the third floor. Overhead light either doesn't work or needs bulb replaced. Poor lighting in master bedroom. Windows look like glass blinds that crank open, very noise from 9-11pm, 3-4 sirens went by every night, motorcycle revved up at the stop light. This was every single night. During the day was fine. Only one set of Keys and no laundry card. Stated two set and card. Garage fob held together with a bandaid. First time using Vrbo, not sure if it's normal but had to wash sheets & towels before we left. Not worth the extra $100 a night for being there over Xmas. Size was good, location double if you don't want to pay a lot & be closer to the water and shopping. We still had a great time.

Location was great, having parking included a definite benefit. Only one key and fob for 5 adults was very inconvenient and never received response to request from property manager.
Great functioning kitchen. Floors and woodwork weren’t clean (found broken glass under the bed and hair on sheets). Can accept worn and old but not dirty.

The directions to get key and parking need to be updated. The picture for parking is not even close ! The free parking is quite a trip !
Parking is on 5th floor and if it’s dark spot is hard to find. Then walking back to room is 20 minutes.

This condo suited our needs, was affordable and was walking distance to Waikiki beach, shopping and restaurants. The parking space was a huge plus (but be aware it is located across the street from the unit on the 5th floor of a garage). The building is run down but the unit itself inside was comfortable and clean. There were plenty of towels, pillows, blankets, even some beach chairs, snorkels and sand toys! There were a few minor improvements that should be made- the key fobs to the building and parking garage are tiny broken pieces of plastic (like they snapped off of the original keychain). There were no extra trash bags so we were scrounging trying to find solutions, the shower curtain is missing a liner so the fabric curtain gets soaked. These were minor annoyances but could be addressed easily. Check in and out was pretty simple and we communicated with the owner through text message.

We had a great time during our stay. The unit was clean and had beach several chairs, umbrellas, boogie boards, ect. The pool was a bit small but never busy. The property is only a few mins from the beach. I’d definitely stay again.

This property is within walking distance of Aloha Kitchen, a local favorite breakfast destination. Conveniently located off of Ala Wai & McCully, providing easy access to the highway for those wishing to travel to other parts of the island. Spent a comfortable 7-days here with no issues.

The accommodation was adequate. The location was super. Thank you for our compensation for the AC drip in the bathroom. It is dripping from the ceiling light? Scary? The toilet seat is wiggly and about to fall off. The one leather stool needs to be thrown out as does the orange chair. They are unfit to sit in. We used many towels for the AC leak. There was only one set of keys. The black disk called a fab is confusing.

This review is for unit 309 in the Royal Aloha. Prior to arrival, the host sent me a text with instructions and pics of everything. That made check in a breeze. Also the free parking was a plus, although it’s across the street in another building. The building itself was old and could use some updating but it was very accessible to downtown Waikiki, the Ala Moana Mall, and your local Walmart. The bus that takes you to all of these locations is right on the corner of the unit. The unit itself was comfortable. All beds were comfortable. The sofa was comfortable as well. Everything that host said was in the unit was there….coffee maker, toaster, pots, pans, plates, etc. Ice maker in freezer, great! We brought water from 7/11, which is right next door, on day one. There are some seasonings in the cabinet as well. My complaints are that the cleaner could have done a better job. I spilled some water on day one and wiped the floor with a clean paper towel and it was sooooo dirty. The mat in the kitchen was sticky (my feet kept getting stuck and tracking stickiness on the rest of the floor). So I mopped the floor myself. My husband was the first to shower and said that it was hair in there when he got in. The final problem is the ceiling in the bathroom shower. It is a drop ceiling and the tiles need ti be changed due to water stains and signs of mold. It was great that there were beach chairs/equipment there in the unit. There were plenty of towels but only one wash cloth…so I brought a pack and left them there. The area is very busy so if you are a light sleeper, this unit may be too noisy for you. It was fine for me as I am a city girl. Despite some minor things (mainly needing a new cleaner) I would return to this unit.

Review for unit #309. Easy to find property and liked there was a loading zone in the front of the building. Lock boxes were easy to find but the instructions to find the lockbox the owner gave me were wrong (he sent a picture that showed 3 stripes on it with his name but the actual lockbox was a newer version, with no stripes) so it took me a while to find the correct lockbox. The condo was decent, it was overall clean but light switches didn't appear to be sanitized and the previous guests left food in the fridge. The location was decent, there was a lot of traffic and the window panels were so thin, it brings in a lot of traffic noise and outside noises. The reserved parking was nice to have but was a challenge to get in/out of if there was someone parked in front or back of it, since the reserved parking was in the middle of the two other spots, in front of the secured gate.
