Il est bébé et tout-petit amical et est équipé de la chambre de bébé, chaise haute, prises couvertes et tout un étage.
Le porche arrière et côté donnent sur les belles vues sur le lac et la montagne packsaddle. Profitez de la plage et du lac pendant la journée et du grand feu le soir. Il n'y a pas de meilleur endroit pour profiter de la famille et des amis au bord du lac.

This is a great property where the pictures don’t do it justice. There are two fully updated living areas, a spacious and cool game room, huge updated kitchen and even bigger laundry room. We had more than enough room for 3 families which included 7 adults and 7 kids. The bunk room is fantastic as well, which sleeps 8. Everything is redone except the bathrooms, which I understand will be updated soon. The only downside is that there are only 2 full baths, and no guest book (or single place for info regarding the property), but that’s easy to forgive when there are so many other amenities. Bret and Jeff were both great communicators, checking in on us regularly.

First and foremost this property was great and fulfilled all of our needs for a great long weekend. The location is easy to get to, grocery store is about 5 minutes away and the beach/lake was great for hanging out and swimming. Some of the pictures in the listing are out of date as they have done some remodeling mostly for the better. With a house of this size I wish they had more seating in the living room. The bathrooms were not horrible but they are in desperate need to be updated, seeing the work they did in the kitchen and the rest of the house I suspect/hope the bathrooms will be done soon to make this house even better. This is the first VRBO that I have stayed in where they did not have some kind of book with check in/out instructions, WIFI password, information about the area (recommended restaurants, maybe boat rental) and more importantly info about the house. My understanding is the boat dock is partial shared with the neighbor to the right and the big bush on the left is not part of the property but when we got their all of the kayaks and oars were over there. With a book explaining all of this would have saved several messages back and forth to the owner and property manager.
Again the house was great and it served its purpose for our family. Will stay here again.

Place was really nice. House was huge had enough space for everyone to enjoy and have their own space. The garage/game room was a nice bonus. The kitchen was amazing nicely updated with everything you needed. The up and down to the water was a little rough on the grandparents but the beach area was great for our 2 year old and other kids this property was everything and then some. Jeff was super quick to get back with us for all our needs

Another Great Family Weekend
This was the 4th time to rent this lake house & it didn’t disappoint. We always have such a great time here. Brett, the property manager, is wonderful & if there’s any questions or concerns he is quick to respond. Thanks again for the amazing stay!

Another great stay on Lake LBJ!
We returned to this "beachhouse" on Lake LBJ for our 3rd family gathering there. It's a perfect place for kids to play in the lake - walk right in the water, paddle boards, kayaks, dock on a relatively quiet part of the lake. The house sleeps plenty with extra room to spread out - even out to a game room. The patio is great for early wildlife watching or evening games. We look forward to returning in 2023!

This place had all the check boxes needed to be checked for our annual family summer vacation. There are 14 of us ranging from 2-88. The sloping ground in to the lake for the toddlers, the rooms for all the couples (especially loved that they had a crib), the bunk room for the kids and the game room for the older kids/teens. Plenty of separate seating areas and dining areas, kayaks and paddleboards, and plenty of bathrooms. This host thought of EVERYTHING that any family gathering might need. The kitchen was more than supplied with dishes and a bonus of having spices. This host is by far one of the BEST we have had the pleasure of staying with. We will definitely be returning.

We had a big group and a variety of ages, this house accommodated everyone perfectly! The water toys, sand volleyball, shaded lounge area were a huge bonus. The neighbor and house manager next door was super friendly and helpful. We will be staying here again, we had a blast!

Everything was great for the 10 days we were at the property. The property manager made everything easy and smooth.
We loved the beach and the ability to dock our boat on the side of the existing dock.

Perfect for more than one family.
Had a great time again, second time staying here, the house has plenty of room for numerous family’s to have there own sleeping areas and works well for all ages. Had everything we needed from kitchen utensils to towels. Washer and dryer on site if you need to re wash any. PM stopped by and introduced himself himself and made us feel welcome. The sand beach was great for the kids and having the boat dock was a great addition since we last stayed. I paid extra to have access to the lift as I thought I would have to beach the boat but upon arrival, def did not need the lift as the boat house has cleats on the left side and we could just tie up and use the dock to jump aboard. PM refunded money without heistation. Only thing I think I would comment on, and it’s really being picky, is the home is older so some of the finish out is a bit dated, and the bbq did not have propane so next time we will bring some but other than that, it’s a fantastic place and we will def be back. Thank you for sharing your home.

I am glad you are completely renovating the home and patio areas. But I don't think you could improve on the yard, beach, and water. You wake up to a grass-filled lawn leading to a clean, sandy beach, and right into the water or on the deck with open woods and hills on the opposite bank. The deer and geese kept us awed, especially the precious newborn fawn in the front yard! We look forward to our next trip after the renovations.

A BLESSED FIVE DAYS
I am glad you are completely renovating the home and patio areas. But I don't think you could improve on the yard, beach, and water. You wake up to a grass-filled lawn leading to a clean, sandy beach, and right into the water or on the deck with open woods and hills on the opposite bank. The deer and geese kept us awed, especially the precious newborn fawn in the front yard! We look forward to our next trip after the renovations.

Great Lake Vacation
Everything was great for the 10 days we were at the property. The property manager made everything easy and smooth.

Second time visiting, just as great as the first time
This was our second time staying at the house and it was fantastic. We might make it into our next family tradition! We spent a good deal of time down at the beach but not much in the water since it was colder this time.
The garage playroom was amazing for a family movie night with a large TV and sectional couch.
Internet access was more than enough with good wifi covering the whole property and enough bandwidth to stream HD video on 2-3 devices at once. TVs all come with an Apple TV with subscriptions to most of the popular streaming services.
We spent one day at Inks Lake State Park - highly recommended if you want to do more hiking/fishing. Thanks again!

Large Family plenty of space
We all came in, from ages 2 and up, to celebrate Grand pa's 77th. We all had fun, plenty to do and plenty of space to do it in. Says it sleeps 18 and it sure does!

Something great for every age group
Our family ranged from 8 grandchildren aged 5 months to college freshman; three sets of parents and a grammy. The amenities (4 kayaks and 3 SUP and a bonus paddle boat!) and marvelous sandy beach with fire pit kept everyone hugely happy. VERY responsive and helpful property management. Lots of sleeping options - only down side is 2 showers (but 4 toilets) but there is an outdoor shower to ease shower line. Looking forward to returning!

beautiful property! the river was fabulous. we were a little disappointed that things in the description were missing. No swing, no water trampoline, no dart board. took us 3 days to find the lily pad. also couldn't get in the house because we were given the incorrect combo. we never received an invite to the app that the welcome letter said. Brett the property manager was helpful. He gave us one of his swings and told us how to get the lily pad. The grass was pretty tall and was finally mowed 2 days before we left. This could be an amazing property with a few tweaks, BUT the lake/river was so worth it! we had a blast everyday in the water and on the sandy beach.

Annual family time at the lake
We've stayed at many houses on Lake LBJ and found this arm of the lake last year. This rental, while maybe nir the fanciest one on the lake, gives our family just what we are looking for!! "Beach front" with a great dock and covered seating area couldn't be better for our young grandchildren! They can play in the sand or wander in the water and it's fresh water! The house is simple, cozy, and has plenty of room for our 3 kids and their kids. The back patio has comfy seating and a great view of the beach, lake, and hill country beyond. The manager lives next door and is always available to help if needed.
We hope to return again next summer - maybe sooner!

This place was excellent. We had our immediate family, 8 adults and 5 children. The bedroom for the children worked great and the toys in the room were an added bonus. The outside was exactly what we wanted...a beach, dock, paddleboards, kayaks, and shallow water. We had our jet ski and we tubed the lake. It was very quiet during the week. We had a fire at night. The weather cooperated and we took a short trip to Fredericksburg and loved that town. None of the adults could think of any negatives with this house. We had lots of extra detergent, paper towels, toilet paper, etc. Kingsland is not very big but the grocery store served our purpose. We wish we could find this exact place in another area closer to home, which was the only drawback. The neighbor next door who managed it was very helpful and it was the best vrbo rental that we have stayed at so far!!
