My stay was very short but very enjoyable! Thank you for the prompt communication as I was traveling from out of state. Very nice location and property! Would definitely recommend!

Hair on sheets and stains on comforter. Had to sleep with only a top sheet. Room is small. The biggest issue we had is with being without water in the unit for over 20 hours. We noticed around 9:30 PM that the water had been shut off to the entire unit. No running water and couldn't flush toilet. I found out from another guest at the property that the water had been turned off due to a leak in a unit a few doors down. I texted the 24/7 contact number that we had received to tell them that we had no water and we went to sleep. I sent another text just before 7 AM to inform them that we could not use the toilet since we had no water. Around 9/9:30 am I got a call from a maintenance tech with the company we were renting from who was argumentative and informed me that all he could do was contact the property management company. I had to send another text message to request that someone from the management office give me a call. An hour or two later I got a call from Mike who said he was trying to get an ETA from the company fixing the issue but had no response. I informed him that the property had been out of water since the night before. I was upset that it had taken so long for someone to get back to me. Us and other guests staying at the property were taking water out of the pool in order to flush the toilet and spending money at the store to purchase bottled water to eat, drink, and cleanse with. Mike apologized for the situation and offered us a free activity/excursion through Xplorie. We chose to go to the Tampa Zoo the next day. The tickets were free but we still had to spend $80+ round trip to get to the zoo and back. We still did not have water by 5 PM so I had to request Mike to call me back (nobody answers when you call so you have to text and ask for someone to call you back) and had to request that he look into other accommodations. An hour after speaking to Mike he showed up at our door to tell us we could stay at another unit on the other side of the property that had water but we would have to move back to our original unit the next day once water is back on. The new unit was better and we wish we could have stayed there. There was never an offer for any monetary compensation for not being able to shower, use the toilet, or drink water for 20+ hours. I had to request to be called back and moved somewhere else. The management company iTrip fell short of their customer service and it was very disappointing.

Nice location rights across the street from the beach. Has a nice little pool. We were gone a lot so the room was good for what we needed it for, sleeping and showering.

Everything very good except WIFI

The property was only a few blocks from public access to the beach. It was very clean and although small, covered what we needed. My only recommendation would be to supply enough coffee/shampoo and 2 bars of soap (1 for the sink and shower) for the amount of time the guests are staying (we did carry on only so didnt have room for all the extras). It's nice to wake up to an option of coffee without running to the store and a cheap amenity. Otherwise, nice and friendly neighbors and my daughter enjoyed the pool option (esp since it was too chilly for the beach). Thank you!

Wonderful stay. Condo was clean and welcoming. Owner responded to all our needs. The towel swan on the bed upon arrival was a wonderful touch. Condo was well stocked. We had everything we needed. Bed was very comfortable!

This unit is small but has everything you need. The description provided is accurate although I did not see a cooler; only beach chairs, in the closet. The courtyard is great and inviting. The pool is definitely heated. The beach is a short walk across the street. Restaurants, liquor store, gas station all within walking distance. The trolley runs up and down the street most of the day and Ubers are plentiful. At night, the unit has a lot of light coming through blinds and curtains. I appreciate all the outside lighting but definitely made it difficult to sleep. Management company kept us informed of all details and responded timely to all texts.

One word can describe our stay, PERFECT!! I most definatily would recommend Royal orleans tp anyone n everyone!! Location cleanliness service over all if i couold i would give it a 6 STAR!! WEWILL MOST DEF BE RESERVING ARE NEXT STAY AND ONES AFTER HERE!! OH best thing of all then price . We stayed for over a week n it was right at a 1000 . For beach front at that you cant stay no where at anytime for that ! Canbt wait to make reservations for our next vfisit

If you're looking for a clean room with free parking only a block to beach access, this might be a good room for you. It is extremely small (looks like a renovated 1950s motel room) but the owners have done an amazing job renovating it. It has a small refrigerator, microwave, stove top, coffee maker and necessary dishes etc but the sink is so small that it was difficult to wash the dishes. My two main complaints with the room were that the bed was extremely hard and uncomfortable and the AC wall unit was so loud that every time it cycled on, it woke us up. It was so uncomfortable that we ended up leaving a day early. My only complaint with the rental company is that you really don't have a choice as to whether you want to pay for the security deposit because if you refuse to pay it, they'll charge your account $1000 that they say they'll refund if all is well on check out. Don't ask a renter if they want a service (as if they have a choice) if you're going to add it to the cost of the unit regardless. The rental company did send a very informative email regarding close by places to visit, to do and where to eat.

Nice place for 2 people. Exactly as advertised. Was perfect for my wife and I. Would definitely rent again.

Location was good, room was small but clean.... however, the bed was awful. Hardest, most uncomfortable bed i have ever slept on. A/C unit leaked on the floor in the room too. Other than that we had a nice Memorial weekend... made the best of everything. Would recommend Royal Orleans to someone in the future... but please change the bed in room#114 before someone sues you.

The property was as described. Efficient and economical. We only stayed the first 2 nights of the 4 night rental but only because we decided to go to Tampa. The pool was nice and the people we met were very friendly.
