Was a great holiday

Close to all amenities, beach, pool and our personal bartender “Robin” whom made this a family holiday to remember. Thank you for trusting us with your beautiful home.

We loved our long weekend! We explored Playa by foot plus had beach, pool and bar right on property! Lots of food options within walking distance and a place to park if needed. Great value!

The condos were beautiful and quiet. The buildings and pool were clean and the staff were courteous(especially Robin at the pool bar). The seaweed had the beaches unusable but that was no-one's fault.

Overall this property was perfect for our group. It was in a great location close to everything and great point to venture out from. If we had 10 people it would have been too crowded. Our group of seven fit perfectly. Our only complaint was the miscommunication about the changing of linens and towels. In our email document it said if we stayed 7 days they would change our linens and towels in the middle of our stay. When we asked if it would be done the cleaning person said she had already changed them on Friday( that was the day before we arrived) and would not be doing it again until after our departure. After much pleading she said she would try finding clean towels. Well, she did, but only replaced them with six, not the ten that were originally in the unit. We tried reaching the property management company to no avail. The front desk even tried reaching them. Finally after coming back from an outing, we arrived to additional towels and a note. This note stated they do not change linens/ towels unless we stayed 10 days or more and that we could do wash. Yes, we could have washed towels but when our information said they would be exchanged during the middle of our stay, we didn't think we needed to wash. Nobody ever returned our calls or messages, instead chose to just leave a note that was kind of rude.

We enjoyed our stay. Property management and maintenance very easy to work with. The only comment is that the property is dated except for baths but clean. There were lots of smudges on walls and issues that could have easily been repaired.

Overall, our stay was satisfactory. On the positive side, the beachfront at Xaman Ha is probably one of the nicest in PDC. We have not visited PDC in about 7 years. The town itself has changed a lot in that time, much busier and louder than it used to be. We used to stay at the north end of the PDC beach which was beautiful Now, I would say Xaman Ha beachfront is better. BTW, the sea grass problem is not as bad as it has been in past years and Xaman Ha does a nice job cleaning up the beach each morning. The pool bar was nice. Robin, the proprietor/bartender is great. He knows everyone by name and is very friendly. The proximity of the condo to downtown was very convenient. It is a short walk to get to 5th Ave. and all the restaurants. Xaman Ha is a fairly small complex and there were many people who are repeat guests and many knew each other. So, we felt a little out of place at times. Everyone was friendly though. Now, on the negative side. The complex has many stairs, up and down (confusing layout) to get to and from the actual unit. This was somewhat inconvenient but not a real big deal as we don't have any mobility issues. For someone who did have any kind of mobility issue, it would be impossible to stay here. The complex itself and our unit 7122 is beginning to show age. The landscaping around the complex is not great. It's not lush and kept up like you might see at a resort. We tried to do laundry and found out the dryer was not working. The toaster in the kitchen was broken. The shower head in one of the bathrooms flew off when the water in the shower was turned on the first time. We turned it off immediately, but a few hours later the lady in the condo below came up to tell us something from our unit was leaking through her ceiling. We talked to Oscar, the maintenance man, who was very nice and tried to take care of everything. He went out and bought a new toaster and repaired the shower head (I think. we didn't use that shower again because we were afraid of flooding the condo below). The dryer was not repaired or replaced by the time we left. The decorating in the condo, (drapes and comforters, for example) are dated and faded. It just looks a little tired. I also think the fees that HomeAway charges, on top of the rent and tax, are too high.

We thought the condo furnishings needed some updating and replacement - the condo was clean but there were stains on towels and some chairs; there were not enough glasses, etc. It is a short walk to 10th Ave and 5th Ave that makes it a lot of fun to check out restaurants and other shopping and recreational activities. Management was responsive to a few needs. If you fly to Cancun and take the Playa Transfers (recommended), purchase the option to go shopping for an hour to stock up on food, drink, and sundries before arriving at the condo. It's well worth the time and convenience. We stayed 10 days and couldn’t have been more happy. It was our first time in Mexico and we traveled with family, including 3 kids under 6 years old. The condo was great, clean, and safe. The property was beautiful. One of the highlights of our trip was Robin, the bartender that made each day at the pool a fun experience. He is truly a fantastic person and an asset to the property. This rental was short walking distance from downtown with shops, restaurants, and nightlife. The beach was clean and a not too busy. We would certainly come back.

Condo was just as advertised. It is located within walking distance of fifth avenue shopping, restaurants, and taxi services. extras were included to make the stay more convenient such as kitchen supplies wine openers laundry detergent and plenty of water. Awesome views of the community pool and the ocean. Staff at the complex were very friendly and helpful. We will definitely be back!

Condo was great had everything we needed. Did wish the building had a elevator. I ended up breaking my ankle on the second day of vacation. Had to leave a few days early to go home and have surgery. Really want to go back . Loved the view and the pool. So close to downtown my adult kids had a blast. Will be back!!

We miss it already! Overall, the condo we stayed in (7122) was beautiful and clean. We were 5 adults and 1 teenager and it met our needs. The decor in the condo was beautiful. There was a sufficient supply of dishes, glassware, and silverware for our use. The Xaman Ha complex was beautiful and clean. The staff members we dealt were very kind and helpful. I even had to call in the 24/7 doctor for an ear issue my son had and he was at the condo within an hour of our call. Very nice man! Sarai with Rentals Your Way was so helpful and kind as well. Even in the midst of the US Government's warnings NOT to travel to Playa Del Carmen, Sarai politely explained to me what was really going on down there and eased my mind. (and we all felt safe). Our vacation and the condo was amazing and I would definitely go back and stay in this condo or at Xaman Ha. A FEW THINGS TO NOTE: If you go to the grocery store, you should buy a small supply of garbage bags. There are no extras. If you plan on cooking, maybe some saran wrap to cover leftovers. Purchase your own spices, salt/ pepper, garlic. Plastic cups to take to pool are also recommended. BEACH: Mother nature was wreaking havoc in the ocean, as the beach seems to be eroded and a lot smaller than the previous times we have been there. There was no room for a volleyball net on the beach. A ton of seaweed had washed up and it was tasking to clean that up as it just kept washing up. I understand there is nothing the staff can do about that. Still beautiful though!!! BBQ: The BBQ that was available for the guests is on its last leg. It doesn't have a very good flame. Burgers took us an hour. POOL BAR: AMAZING! Robin is a very kind, energetic man. We truly enjoyed visiting with him. He was very respectful of his customers, and was always making sure the kids weren't splashing people sitting at the swim up bar. He is a true asset to the Xaman Ha community. ♥ IDEAS FOR OWNERS OF 7122: One suggestion I would have is that maybe you could reconfigure the beds. Instead of two queens in one room and the four bunk beds in the other, maybe split and put 1 queen and a set of bunks in one room and 1 queen and set of bunks in the other room. I can't imagine couples traveling with children would want to share a room with another adult couple. They would probably be more inclined to sleep in the same room with their children. Our third year staying in this condo :-) It is beautifully maintained and the beds are so comfortable. Highly recommend staying here.

We had a fantastic trip and this condo meet all our needs. The beach is beautiful, plentiful beach chairs, great pool, swim up bar complete with daily happy hour, and a spa on site. What more could we need! The condo felt plenty spacious even with 8 of us there. It gets a little warm for those on the top bunk, but otherwise we were all very comfortable!

We had a wonderful stay at Xaman Ha condo #7122. Our condo was large and felt like home with a fully equipped kitchen, large patio, washer/dryer, and air conditioning units in every room. The view from our unit was beautiful. The beach is spectacular and warm. There are plenty loungers and there is even a large pool. And shopping and dining are just steps way on 5th Avenue, so you have lots of options. The staff and housekeeping team are very friendly and helpful. We are most definately visiting again next year and highly recommend our family and friends to enjoy their vacation time here. We likely had one of the best vacations ever. We enjoyed a lot this condo. A complete kitchen. a washing and drying machine, a beautiful terrace, a well-equiped living room, it was a pleasure to stay in this place. The rooms had a lot of space, with good air conditioners. Every 2 days some maintenance people entered the condo to clean and to ensure everything was ok. The condo even has a little of internet even if here it says the condo didn't have wi-fi. We felt safe in Playacar beach and it was easy to take a walk to Quinta Avenida. The only thing is that we had to climb many stairs to enter the condo, but it wasn't bad for us. It doesn't have an elevator so it is unaccesible for people using wheelchairs We spend a wondweful 8-day stay and we hope we'll return next year.

We had a wonderful time. The condo was very well appointed and the view was wonderful. We stayed 2 weeks and are planning to go back next year. I would recommend this location for a great relaxing vacation.

A great place to spend time with not only our daughters but for the first time our sons-in-law and, best of all our 8 month old granddaughter. Indoors was perfect for a crowd. Never feeling over-crowded. Our granddaughter even learned to crawl! X-7122 had everything that we needed for our comfort. The rental company had our refrig filled with everything that we requested. Our request for special items for the baby were filled, never having to be asked twice. I will definitely use them for our next XamanHa stay! Loved being right next door to fifth Ave and even explored 10 Ave. The food was the best! It was so easy to take a bus to visit other areas. We will be back! Oh yes, the outdoors of our condo was well kept. The pool was always perfectly cleaned daily! A really nice patio. It was loved by all!

Book it! Now! It took us so long to decide on the type of place we were going to stay on our vacation. Resort? Cot? Who knows? There are so many options, which is a good thing, but I get overwhelmed. We decided that an all inclusive was not for us, as we are not drinkers and like to do things on our own schedule. The idea of having liquor dispensers attached to the wall was a red flag. A private condo rental was the ticket. We needed a place with three bedrooms as we'd be with my mother in law, sister-in-law & her bf, the bride, me and our 5 year old son. When we stumbled upon this property online, the wife and I both thought it was too good to be true. This fit the bill, perfectly. There are two beds in each room. We grabbed the master suite which has the only view of the ocean. The other two rooms are nice, but they overlook the outside walkway. Which is fine, as you'll be on vacation and shouldn't be spending time in your room, right? Right! But it's nice sleeping with the window open and hearing the ocean. Two of the rooms have lovely sinks/toilet/shower and there's a main bathroom adjacent to the living room area. The furniture and amenities are beautiful. There are some novels in the bookcase to read as well as some in the "lobby" of the condominium, where you can also make reservations for trips, get info about restaurants and such. We were there the final week in January, so the pool was a little chilly for us, but our 5 year old, like all 5 year olds, didn't care a lick. There's a great shallow/wading area where he could literally frolic while we vegetated in the lounges. Maybe they heat the pool later or it doesn't need heating. No matter. Why swim in the pool when there's the beautiful ocean 10 feet away? We over-packed a bit. There's a washer/dryer in the unit, so we didn't need to pack as many clothes as we did. The room has plenty of soft, enormous, luxurious towels for taking to the beach/pool. There's also a fully appointed kitchen with stove/fridge/microwave. Over two coffee makers! And a dispenser for the 5gallon bottles of water you are supplied with. **note** make sure you get someone to hold the base of that thing when you change the bottle or you'll be mopping the floor :) As mentioned, it's a short walk into town. There's a mall right at the entrance. I gringo'd out and had Starbucks every morning. Right down 10th are a plethora of restaurants with terrific tacos for little money. They'll fill you up. I'm out of room!

The rooms were awesome, very clean, wonderful view. Great service from the front desk. Located walking distance to 5th ave. All around a great stay. Thanks for sharing your home with us!!

I was very comfortable in my vacations, I'm very satisfied with the place, good furniture, excellent location, very clean, the recepcionist, Miss Mayela very kind. Nice place!! I'll come back again.!!!

The unit is perfect. My family loved it. Everything was clean. You just cant go wrong renting this beautiful unit.

I don't need to add anything else we had the best vacation ever!!!
