Enjoyed house very much

Beautiful setting, great house, and the fish were biting!

Upon arriving, we noticed several things that were run-down such as the roof, broken fences and a very unwelcoming front entrance. Upon entering with our grocery items, my son (adult) dropped several bottles so we immediately set to clean up spills. I located a sponge mop and a string mop. I used the sponge mop and by the time I finished cleaning the area (and surrounding areas) the mop was COMPLETELY black. We then "toured" the property. The back deck didn't look like it had been attended to for quite some time. And then there is the issue of the Foosball table...THE reason I booked this property is our family LOVES to play foosball. The online listing has pictures of the foosball table as being on of the amenities. However, there was NO BALL. I texted the phone number provided with no response. I then called the number and talked with a representative. I told her about the cleanliness of the floor, front area and back deck. She offered to have a cleaning crew come out but by that time I had completely mopped the kitchen and living room (again) and my husband cleaned the back deck. She said she would find out about the foosball. After my hours and disjointed text messages, we were told the foosball tables were NOT FOR GUESTS! I sent them several pictures of the online pictures with no response. But that's not all...the grass between the back deck and the lake is completely dead with large patches of dirt. And the 3 trees block the view of the lake. But that's not all...

We really enjoyed the location and layout of the home. It fit our family well. The private dock made accessing the lake with our paddleboards and kayaks very easy. It was also nice to fish from.

Loved having a place on the lake

The house has a great location but poorly maintained. Two cars garage only has one door open, another one can’t open. Backyard full of dead grass, all the windows are filthy with tons of dead or alive bugs! Since the house is on a lake, bugs are expected but overwhelm bugs and poops of unknown animal makes have a cup of coffee on back deck very unpleasant. Inside the house, except master, two guests room are poorly furnished. Beds are shaking or making sound while you turn side. The whole house smells “Old”. The free standing fans: one doesn’t work, another beyond filthy. I actually took few pictures sent to customers service. The most unacceptable thing is NO ONE told us the access road is closed due to construction. Only way to get in and out is to go through between the traffic barriers. After a long day drive, that’s what our welcome gift. We understand there are so much customers service can do as they are “offsite”. All I can say is this is the worst vacation house we’ve rented. I don’t recommend this place to my worst enemy! Pro: kitchen and bathrooms are clean.

It could have been a wonderful stay if: - There had been clear directions in regards to the heating system of the home. It was confusing at best and took multiple exchanges to figure it out. And there was no actual heat in three of the four bedrooms (but space heaters were provided). - The master bathroom shower is too far from the hot water heater, so there was not much hot water, and is too big of a space which makes for really cold showers. - The upstairs (non master) toilet was not working when we arrived and the promised help to fix it never came. - The oven was broken and a bad surprise after a full day of skiing when you cannot bake pizza for dinner and you have a hungry crowd. No response came when asking for help until the next morning. - Upstairs bathroom shower could not be adjusted either; you either got cold or scalding hot. - The driveway slopes heavily and it can be hard to get out without four wheel drive, which should have been put on the listing, when there is snow or mud, as well as a very hazardous entry way due to all the water pooling at the bottom of the driveway and freezing there. There was maybe10 inches of ice and it was very precarious to access the front door. Other than that the home is lovely, well equipped, beautifully furnished and very cozy.

The house was in a beautiful location on the lake with great fishing and paddle boarding and was nearby to downtown Pagosa. However, there were a few minor maintenance issues with the house.
