I had the breakfasts included in my package and 2 times they came to me with a bill.
I had to go to the front desk to clarify the situation, ask to talk to the manager that never came back to me. Plus, the room was not really clean, with dust under the bed and found couple of cockroacks in the room.

I checked in, and was given room #1. There was mold throughout the entire room which it also smelled moldy and mildewy. I informed the front desk and asked for a refund. I was shown a different room (room #11) which upon first sight, looked presentable. Over the course of my 5 day stay, the showered sprayed water over the door, down the wall, all over the floor so I had a flood in the bathroom. The a/c worked for about the first 15 minutes it was running, then turned to warmer air. It leaked all over the floor as well. No hot water in shower but there was in the sink. When using the sink, I could not get the facet to turn off so I eventually gave up and tried again later. I was successful the 2nd time. Just too much going on! This property needs a major haul!

Staff and location nice. Property falling apart, and they dont care. Asked to fix hanging broken lamp first day (just needed a screwdriver!!) sink leaked all over floor. Prepaid 5 days. Wish I had not..

A must for those with a sense of adventure who want to end up without their reserved room, let alone any room at all! We had reserved 6 months in advance, only to be told when we arrived that our apartment style room had been sold to an airbnb owner and ceased to be part of their hotel after a change of ownership!

We needed a room for one night and this worked perfectly. Our requirements were a good bed and AC and fairly quiet. Met all 3 objectives perfectly. Staff were friendly and helpful.

Its ok for a cheap night, but the infrastructure is very worn out. Needs a major upgrade. The area is very noisy untill about midnight.

This hotel has some good designs but had seen better days. The hotel is on fifth Avenue across from the Coffee café. This is prime real estate and it’s a great place for people watching. it’s close to many restaurants and bars. The hotel is well-designed when it was built in the early 90s but management has failed to upkeep the facility. For example, there are three pools but only one works. There is missing wood on the banisters. The cable suspended shelving are broken and the wood that the shelves are made from peeling the stone basin has stains there is not enough towels and no comforter Continental breakfast was a nice touch in the view from the breakfast room is good. The noise level from the drunks in the hotel and on the street made it difficult to sleep.

The hotel was already closed in business when we arrived there - obviously they did not notify expedia about their closure and we had to pay higher price to stay in a poor condition hotel nearby ... also causing the shuttle bus driver to get a parking ticket (which we had to reimburse for ticket & time & extra service) ...

The property is in poor condition, the room was cleaned every day but no towels changed. I was there for 5 days not even once my towels was replaced. I did requested, but was not received.
Only the location is good in this place.

Basically, this hotel contradicted all of its positive reviews.
The shower had MOLD in and around the space, there was absolutely zero hand soap so we had to buy basic hygienic items at a liquor store, and the "continental" breakfast was a huge joke - Each day, you were strictly given 2 scrambled eggs, 2 slices of white bread, a small pre-made coffee and a glass of orange juice. Very misleading and "continental" should be removed from the list of amenities it provides online. It's just a small, basic pre-made breakfast.
The only thing that was likable about this hotel was the location. Right in the heart of downtown, so restaurants and other sights are mostly walking distance.
Overall, we stayed at 3 hotels during our visit to Cancun, and easily this was the most grotesque hotel we've stayed at...ever. We let front desk staff know of this feedback, and they absolutely agreed, however, it's widely known that management is the issue for why the quality of everything reeks here. Avoid at all costs.

The location is great. Although you're in the 5th ave. If you have your windows closed you dont hear noises. The cleaning is good, blanquets policies are weird, also the places is not maintained constantly so dont expect to much0

I’m not one to complain, but this time, I have to. We stayed for one night due to flight changes. But when our group arrived we only had one room due to a pipe leak and not two.We were moved to another place down the street that was discussing and had bed bugs when we checked. My husband and I went back to our friends room and stayed on there double bed with them. You can only imagine the sleep we had. These rooms were booked long before our arrival. We were travelling for 16 hours and arrived to this mess at 2:30 am. Not to mention how none of us showered when got up because the room was dirty and smelt like mould and musty. Will never stay there again!

Easy access to 5th Avenue shopping and restaurants. The hotel is a bit run-down, but the hotel staff was warm and helpful. No blankets on the beds was a bit of a surprise. Only a sheet. The breakfast was cooked to order in a fun setting.

Wonderful Boutique Hotel near 38th Street and 5th Avenue. From here you can walk all over Playa del Carmen. Very friendly staff and beautiful surroundings. Big rooms, modern and very clean!

We stayed here from August the 4th - 6th. The place is very affordable if you want to be within walking distance from the beach, food/restaurants, night life. We were on the highest room with ton of luggage and no elevators so that was kind of difficult but nothing my son and I could not manage. Breakfast was delicious and so affordable. This is no 4-5 star hotel but it is kind of cool in its own way (plenty of stairs) and the staff was AMAZING!! They went above and beyond in making us feel comfortable and cleaned (swept/mopped) every day, made our beds. Big shower with double rainfall shower heads so two of us could shower at once. Not the most water pressure but manageable. For a small hotel it still had a nice pool! Great Job yo the whole staff! We were gone most day on excursions and what not but this was perfect for the first few nights of our stay based on our itinerary…no point in paying $500/night at a resort that you aren’t going to enjoy the all inclusive amenities. We did eventually go to an all inclusive resort the second half of our trip but I would definitely stay here again and recommend if you are on a budget.

Rooms were very comfortable and the breakfast included in the reservation was delicious. Staff is very friendly and accomodating. One caveat for those people with limited mobility would be that the stairs are a challenge and there is no elevator.

The staff here were very nice, cleaned well, took care of what was needed. However, I could only get Wifi and phone service outside most of the time. My room's AC was blowing out only warm air, and the room is full of mold. Mold was growing on my bags and my stuff. I got disinfectant spray and wiped it all off but the fact is, I'm going to have to replace a lot of my things now as a result of staying there. I'm a full-time traveler on a budget and it's gonna cost me hundreds of dollars to replace the moldy items. In addition, my sinuses flared up as a result. I don't think changing rooms would have helped much. They were quick to come in and clean and repaint the walls but as I was leaving, you can see the mold coming back. And I even needed a fan to keep the room cool.
Again, the staff are ALL amazing! Amazingly friendly and helpful. I just wouldn't stay at this hotel again.

Good location but the hotel is in a very bad shaped, everyday they were doing construction, and housekeepers are way too loud and dont care about whos resting or not.
