Paul was very friendly and helpful. The breakfast was outstanding and the atmosphere was comfortable and cozy. We would definitely stay there again!

We visited for Mother's Day weekend and everyone had a great time! It is an old historic boarding house that was converted into a historic inn. The inn has so much character and history, and came with a delicious homemade breakfast. It's in reasoning distraught to downtown and many attractions. We will definitely stay again!

This was so disappointing. It was expensive and the room was in terrible need of updating. There was an old stained carpet, stains on the curtains, the bathroom had fixtures that needed to be replaced, water stain in the tub, faucets dripping. No a/c but two ceiling fans which was ok. The fireplace opening was covered with aluminum foil! We couldn't wait to get out of there in the morning and didn't stay for breakfast. It just felt gross. The plus was that it was in a nice convenient location. I liked the cleaning lady/receptionist who was working hard and was accommodating when I asked for an extra chair as there was a little enclosed portion of the porch where we could sit and read but only one chair. I'm not sure if the upstairs room which I originally booked was better but the manager said they were having a plumbing problem there and put us in this room downstairs. We were glad to be downstairs, didn't mind that because it would have been hard for us as Senior Citizens to navigate that stairs with luggage but the substitute room was just awful. For the high price charged, the owners should have been able to put the profits into keeping the room in good order before pocketing the money. I'm sorry to leave a bad review but I wish I had known because their policy is no refund for cancellation unless dire circumstances.

Owner/Operator is a nice guy just trying to make sure everyone is taken care of. He really does bend over backwards to try and accommodate you along with the other guests. As an example, at breakfast, I heard one guest say to another that there is only a couple of pieces of bacon, the owner chimed up from the kitchen offering to cook some more if anyone was interested. It's an old house with creeks and everything when you walk around but I only heard others when they were right outside my door. The only criticism I can possible think of is the tiny little showers but really, it's not all that bad and how much time do you spend in the shower? This is not a resort hotel, it's a very reasonably priced and clean B&B.

This bed and breakfast was built in 1886 and has character and charm. There was an abundance of rooms and we had the queen bed “Ruby” room. This was a nice size room with cable tv, blow dryer, and toiletries provided. The only negative was the shower is a little tight in this room, but they are working on that.
The host/owner was very cordial and a good chef for breakfast! He offered local recommendations and quickly took care of any request the guests had with a smile.
I would highly recommend the Franklin-Terrace Bed and Breakfast to ANYONE who wants a charming stay and wants to walk to historic downtown. We will be back and bring others with us to share in this experience.

We thoroughly enjoyed our stay at the Franklin Terrace Bed and Breakfast. Paul was an exquisite host, and the breakfast was great and one of the best we've ever had. The porch was very enjoyable during sunset. Downtown dining at Gracious Plenty was also very good. Highly Recommended.

I had an amazing stay at Franklin Terrace. It was what I hoped it would be and more. Paul goes above and beyond to make your stay perfect. I went by myself in need of some “me” time. It was the best combination of quiet “me” time and meeting and talking with new people. I enjoyed sipping my coffee in the rocking chairs on the front porch while looking at the mountains. The breakfast was incredible. Paul spoils his guests! It’s walking distance to everything in downtown Franklin and a short drive to all things beautiful in the mountains. I can’t wait to come back to enjoy more of this magical place.

I’m a repeat customer, and that speaks for itself. Always look to stay here when in Franklin, as this unique hotel is a great find and so different to the bland standard you get elsewhere. It is deliberately kept it’s history for all to see and Paul the host will give you the story of the house. Breakfast is wonderful, cooked fresh each morning, and Paul will always look to accommodate your every need.

Awesome visit. Very, very clean. Quiet. The owner made us an incredible breakfast and, while we ate, he sat in the dining room and told us the history of the home built in 1887. Very interesting. We will definitely let everyone we know about the bed and breakfast.

We really wanted to stay near downtown for convenience to dining and brewery. This is a lovely building with good history and very welcoming. Rooms are all different which add to the character. We will be staying again on upcoming trips to Franklin!

It's a 130+ year old house. It is awesome. The host is very nice and accommodating. Breakfast is huge and awesome. Will stay again.

Franklin Terrace is a beautiful and comfortable B&B. I liked walking down to the brewery and through downtown and being able to sit on the screen porch afterward.
