The building is only partially in use and in very poor condition. The cleanliness and maintenance of our room was good but outside the room it was awful. We complained the first day about the overwhelming cigarette odor in the hallway near our room which continued throughout our stay. There is trash and animal waste all over the grounds.
The washer and dryer for guest use were broken.
After hours, there is no one to help if you get locked out.
On a positive note, they accept pets and we were glad to be able to have our four-legged baby with us the whole time.
The do appear to be under renovations so we are hopeful that it will be better in the future.

We stayed in a deluxe room 2nd floor overlooking the Mother Spring. So nice because so close to the adult springs and firepits. Very relaxing and really appreciate the sleep info in the room.

Choose this hotel specifically for the pool, breakfast, and gym amenities. After booking online, I get an email that breakfast and pool are closed. Ok, well at least I still have the gym. Except once I check into my room onsite, I'm told the gym is closed as well. If you're going to not be offering amenities, then make sure to actually mention that in your listings

No breakfast as advertised. Carpets were dinghy and property was under construction. Other than that, it had a great view room was clean and was a decent stay.

Worst place I have ever stayed & I am not a fancy, all inclusive person. The room was Filthy and we all were sick the entire time we stayed in the room. Cough, congested, from the dust and dirty ac filter. Location is good but other than that, DO NOT WASTE YOUR MONEY!!!!

Great hotel currently under renovation. It’s a bit dated but very nice overall. We always stay here because they are pet friendly. There’s a few restaurants nearby as well as a Walmart which make it very convenient.

Fabulous! What a wonderful place to celebrate Christmas for our entire family. My nephew couldn't have said it better - "Pictures did not do the lodge justice". It was far and above what we were expecting. VIP Services were a pleasure to work with from start to finish. Thank you to everyone involved. It was truly an adventure of a lifetime for me and my family. Ages ranged from four years old (my great-granddaughter) to seventy-four (my brother-in-law the Viet Nam Veteran) and we were all thrilled with the Pagosa Luxury Lodge. Thank you & Happy New Year everyone!

This was a horrible stay. The air conditioner in our room was extremely loud and neither me or my husband got any sleep. We checked out at 7am and there wasn't anyone at the desk. We will not be staying there again.

The place was totally dilapidated, holes in the walls, unpainted and gross rugs. No breakfast even tho we paid for it, the service was slow. Our room was not ready at 4:30. Paid way too much.

I loved that it was pet friendly. The room was clean. I loved that the patio door opened to a large grassy area. I didn’t like that there was No ice machine in our building. The building is under construction and seemed a little run down.

I was not at all impressed with Jaime, who was managing the front desk on the evening of checking (September 21st). We tried repeatedly calling to apprise the hotel of our late arrival. He either would not answer the phone and hung up on us after keeping us on hold for ten minutes. When we mentioned our experience to him upon arrival, he was insolent. The manager we dealt with the next was apologetic and nice.

Most of the property is under renovation so facilities like the pool not open. It’s filthy, smell’s mildewed and today construction people left debris all up and down the hall where people are staying. The room had no facial tissue and no blow dryer. No fresh towels available today. The manager is not on premises to speak with and the owner apparently lives in India. I’m soo disappointed and disgusted. This property should close until renovation is complete. Do not list this property on Expedia. I beg of you!!

Under remodel, which is fine. Hotel is old and there were 4 bulbs out of 9 in the room which were out. They only had two bulbs at the front counter. Only had two towels in room and were not kind about getting additional, even though it was booked for four people.

The hotel does not have an elevator so if you are given a room on the 2nd floor, be prepared to lug your luggage up and down stairs. There is no indication on the website that there is no elevator.

The young man at the front desk was very kind and professional. The facility is run down to the point of creating safety concerns. We left about one hour after checking in. My husband walked the outside perimeter of the building and determined it was not safe for us to stay. The young man at the front desk was kind and understanding in our decision to leave.

Room had basic furnishings. The room did not come with towels, we were told we could only have ONE room key because they they ran out, despite there were 3 adults in the room, there was no shower curtain in the room, and the bathroom light was out, so only the heat lamp worked and would turn off every few minutes leaving you in the dark. The coffee in the lobby this morning was cold and its only 0700. Will not be staying here again.

I REGGRET STAYING HERE. No sign at street. Had apparently recently been a chain hotel, but chain probably saw too many problems and dropped them. No working exterior lights. Buckets to catch rain water in inside hallways a tripping hazard. Bathtub to gross to use, although with only one dim bulb in bathroom could only see it with my flashlight and also missing light at sink and on night stand. Carpet cleaning or replacement very needed. Public areas dirty and broken. Area where I was supposed to park filled with construction materials they weren't using to fix establishment.

After I paid for the reservation I received an email saying that due to construction there was no breakfast available and the pool was closed. That should have been disclosed BEFORE I paid the non refundable fee.

Dogs were barking in people’s rooms! Had to request a room change because of it. No elevator in the building. No exhaust fans in the bathroom. AC barely cooled the room. For the price I paid I give it zero stars. Would not recommend😡

We found out only after we booked non-refundable that it was under construction. They didn't have enough help. Our sink had dirty brown water in it. No screens on windows so we had some bugs in the room.

Room was just barely ok. Around 9:30 pm heard water running in bathroom, turned on lite to see water running down the wall from room above us. Tried to call front desk. There was a phone but it was not plugged in and there was no outlet to plug it in anywhere in room. Walked to front desk and talked to a young lady who had no clue what to do had to call somebody on her phone to get directions. Maintenance showed up 25 minutes later. Looked at our room and then left saying he was going upstairs to check out that room. Never came back and he never contacted the front desk either. Luckily the water went mostly into the sink. However did wake up in the morning to water all over the bathroom floor. The hotel never even offered us to change rooms. Would not recommend this place at all. Totally surprised since it’s owned by Holiday Inn

After booking then informed that none of the advertised services or amenities would be available. Got here, slow and odd check in. Room ok but tv remote won't work. Staff unresponsive about unsafe conditions. Vending machine and ice not working. Some doors lock some don't. Yard/ driveway areas in disrepair. Dog was running up and down hall, barking and blocking our way to our room. Staff was unhelpful in taking care of the situation and seemed confused as to what to do or why they even needed to do anything. Two towels only because they say they don't have enough towels for the hotel if lots of guests staying.

I hate to give any business a poor rating, but here it goes. We have a condo in Pagosa, and had renters checking out the next morning, so my daughters and I did a late night check in here. I’ve passed this place a million times as it’s right by our condo. It looks fine from the outside, so I gave it a try. I’d give the hotel a 2 star rating but I know the property is under construction so I’m giving it an additional star for effort. As soon as we walked into our building there was a smell that my daughter said was cat litter, but the smell reminded me of the livestock section at the rodeo. Our room smelled the same. There was hair all over the bathroom, and everything looked just reallllllly run down (interior of building and room). I was pretty surprised and disappointed as I believe this is an IHG hotel. Hopefully the construction they’re doing will be a complete update and overhaul ! Great location. Great concept. Poor upkeep.

The room was clean, so no complaints there. The issue was not enough toilet paper and towels. Had to ask front desk for more. Also, was not given the wifi password upon checkin. Nice place but could be better.
