I like that they supplied chairs, towels, sunscreen, etc for the beach.

It was great in every way . Only problem was the ac handle was in the main bedroom right by the bed. It was constantly turning off and on all night long, and it sounded like it was pouring a pound of water every time.

Great little hotel. Super cute rooms with plenty of room. Full kitchen easy access to the beach.

It was great they had 2 fold out beds in the living room which let my kids have their own bed. For the price and location you won't find anything close that can sleep 3 people in their own beds.

Our one night pre-cruise stay was WONDERFUL! Kitchen area was perfect, bedding comfortable, TV channel selection was vast. It is a quiet little off the main road villa with access to anything you need. We did rent a budget car to get from MCO to the villa then dropped the car off at the rental car spot. They did offer a shuttle to Carnival terminal. Lady and her son who cleaned were super nice and accommodating when we arrived a little early.

This is an amazingly cozy little spot . Tucked away on Tyler, this place has all of the amenities that a beach going family ( CHILDREN INCLUDED) will enjoy. From the vibrant and atomic design if the inside of our unit ( #1), to the patios, provided beach chairs, and mango tree on side, this place is surprisingly iconic at first AND last glance. My wife has been entrapped into the vibe of tropical honeymoon from the very moment we stepped into the villa. Quaint, nice, quiet, attractive, and very gracious hosts . 10/10 and I would DEFINITELY use again.

This was a very comfortable quiet area. It was very nicely decorated. Everything was comfortable and very clean. Easy to get to spacious parking. We did not need to do laundry but there was laundry available plus chairs and towels to take to the beach. If we come back to this area for another cruise, this is where I will definitely choose to stay.

We stayed here for a few days prior to boarding our cruise and we had a great time in this little place. So glad we chose this over a traditional hotel! It was perfect for us and two kids-they loved having the bunk beds and an outside area to look for lizards.

Contacted me ahead of time and gave me the door code to our villa. Very spacious and clean, plenty of amenities. Wish we were staying longer!

This villa was absolutely adorable! Very clean and well maintained. We loved staying there and intend to visit again in the future.

The property is very well kept. The unit where we stayed had cute decorations. It was clean, well-stocked and convenient to all the area has to offer. We couldn't have had a better place to stay.

This place is super clean, adorable and the price runs the same as a big chain hotel. Definitely recommending it to others.

A cute little retro apartment, I wish we could have stayed longer, but we were just in town for one night going to Kennedy Space Center the next day then heading to Key West. The owners were great with communication about where to park and door codes etc. The room/apartment was clean and decorated in a retro 50's style. The beds were comfortable, and the kitchen was fully supplied with cooking utensils and appliances if you were planning on a longer stay, as I said we just did one night and couldn't take advantage of the amenities. There was even a grill available for cooking out! Further communication was in the room on checkout procedures...They respectfully ask that you strip the linens from the beds and take out the garbage. All in all a real "homey" feel to the place.

Enjoyed the quiet environment at Cocoa Sands Villas. Found dog park just around the corner for my pup. My unit felt very homey with the ocean themed accessories. Very close to the ocean.

Super helpful staff! Large rooms. Beautiful grounds.

Always like small unique properties better than standard hotels. Walls are a little thin and can hear everything.

The room was older but very clean, wife really enjoyed the decorating and beachy feel. We stayed in villa2.Overall, it's in a convenient spot. The blinds in bedroom are definitely not private, and face a small side street, so be aware. Only thing that really dampened trip was the 95 dollar taxes and service fee, which includes us being responsible for emptying trash in dumpster and stripping the beds. I feel if I pay a cleaning fee, I shouldn't be given chores. Also the 10am checkout is no fun, but they did give us a late checkout. There is no one on property, so make sure you check out your check in procedure. It took us 20 mins or so to get in.

The unit is ideal for a family with up to two kids. It’s decorated nicely. However, the sound insulation to the adjoining unit needs improvement. You can hear the neighbors. We were woken early in the morning by their alarm clock. Also, one of the verical blinds at the sliding door to the patio was detached from its hanger.

It was quiet and so adorable walk to beach or drive parking available. Short drive to restaurants and stores
