Great value for money, large room, fantastic shower and friendly staff.
Previous reviews mentioned the train noise but I’m a light sleeper and they didn’t disturb me, it’s more of a whooshing sound than a loud rattle!
The location was fantastic. At first we thought the hotel was a bit of a trek into Villefranche but actually it’s ideally located to wander into Beaulieu sur mer and walk around St Jean Cap Ferrat. It’s right on the bus route heading east & west and there’s a garage next door selling essentials.
The optional breakfast was very gluten heavy, but typical French. Would have preferred more variety of options.

Lovely location near the sea. Cute little hotel with garden.
Appallingly unprofessional manager. One of the single beds wasn't actually a bed, just a pull out mattress and very little floor space so it's difficult to fit 2 children comfortably, despite it being advertised as a family room. No restaurant.

We liked very much the hotel facilities: the pool, the garden, the rooftop terrace with a sea view and the breakfast patio. The staff was really friendly and helpful.
We booked a double room which was perhaps a bit too small when travelling with a baby.

Location
Don't expect too much of it. (Too) soft beds, a shower head which clearly wasn't repaired for long time, like many other things in the hotel which needs serious attention. Still drill holes with plugs in shower, walls where paint is off and not repaired, on upper terrace (dead and almost dead) plants which are still in bags and not pots, you can see roof repairs just with sticky tape... I think the owner calls it charm.

Photos on booking.com show a different picture of the room than what we were given. The photos on booking.com are generic. Not all rooms have a balcony. We were given a “mountain view” room but it was underwhelming. We paid 176€ / night. The rooms are very small. A pull out bed is bit uncomfy. Felt more like a dorm. Breakfast is limited, expensive 12€/pp … only breads. Eggs etc is charged extra. They only give one tea bag. Coffee machine in the room is 2 euros extra per pod. There is a train line at the end of the garden that is noisy. Parking was very tight. I would rather live in Nice or antibes and make a day trip to eze village.

Windows in bedroom and bathroom need screen velcro mesh nets to stop biting mosquitoes from flying inside.

The room was large with a nice balcony. The wifi worked well, it had a refrigerator that was stocked with water and drinks. Lucy, the owner was awesome! Very helpful and kind.It's hard to find a nice place on a budget in the French Riviera but this place was it!

The owner was very friendly and helped us a lot. We were going to check in late, she called us to inform how to enter and texted us for the instructions. In the morning she was very welcoming. Breakfast was standart French breakfast with some homemade food. We liked the experience we had. Rooms were clean and the general atmosphere was quite warm.
It is close to the railway, it may disturb you when the trains pass by. The route to the hotel was a bit complicated but not so difficult.

It is indeed full of charm and tradition. The room with the balcony had a lovely view, and they had evidently worked very hard in refurbishing it. It was very clean and a good base for exploring Beaulieu & Villefranche.
We stayed for 2 nights in 2 rooms. The balcony room unfortunately smelt badly of drains. In second room, we were not told there would be two men working in the room during the day, as we were uncomfortably surprised by them (security and decency seemed to not be a thought of Hotel Patricia). The breakfast was minimal to say the least, the opposite of a buffet. The train line is metres away from the property so is very loud throughout the night. The host was very unwelcoming & seemed like it was a necessity to run the B&B rather than them wishing to. If the price had reflected the standard we received then this would be reasonable, but this is property is not worth the standard €170 per night. So sad to say this - we don’t usually leave reviews but felt this was important information we wished we had known. In hindsight we would have booked anywhere else.

Charming Hotel, very nice staff. The Hotel is old, but our room was very nice with a Beautiful balcony, very good bed and nice little bathroom. The staff gave us excellent service👍🏼
This Hotel has a lot of potensial. A little upgrade of the common areas would do a lot. Outdoor, stairways, livingroom etc.

Everyone at the hotel was so kind and welcoming, and the location was fantastic for access to the beach and also exploring Villafranche-Sur-Mer and Saint-Jean-Cap-Ferrat on foot.

It has a beautiful garden; the location is pretty good, especially if travelling by car; it has sufficient parking spaces. It’s an inexpensive choice for the area. Good AC which proved to be a life saver
The beds were really hard; room was small and barely had any place to store luggage.

it is charming
it is promoted as being 500m from the beach, but you have to walk around 10 minutes to get there all around the neighborhood (no direct access at all). besides that, the “extras” are expensive, be aware of it and ask for prices before consuming anything. it is a pity that there are no complimentary things provided (no toiletries whatsoever)

The backyard is very nice, and the whole villa and Lucie is super personable

Clean, stylish, comfortable room, with good facilities, shower, hairdryer etc. Super to have kettle , fridge and good coffee machine provided. Exceptionally pleasant and helpful owner/hostess!
Breakfast was served, rather than self-service. Breads, strawberry jam and butter, latter two a little limited in quantity. One cup of coffee each. Would suggest esp. self-service coffee machine a better option, for topup (rather than having to ask for it) as usually available, plus cereals etc, in most hotel breakfasts at this price.

Charming bohemian hotel with wonderful staff and a unique location. excellent for villefranche excellent for cap ferret st Jean and Beaulieau sue mer. Walking everywhere!!

Our favourite place to stay on the Riviera. Just across the tracks from the beach and beautifully decorated and comfortable rooms with incredible views of the bay. The home-made yoghurt and freshly baked bread and croissants are also a great way to get going in the morning!
