Location was perfect for exploring the town. The facility was very quiet with great views.

Great Location Spacious clean rooms. Comfortable Bed, well equipped kitchen. Quiet Pool and Spa where there are no children under 7 allowed. As we were holidaying without our children it was nice to swim without listening to someone else's !

We have been charged twice for our stay, we have contacted the property through their website twice to try to get a resolution but have not yet heard back. This is the one thing stopping us from giving this property top marks, There are no facilities at this property, no bar, restaurant or shop. There is a small supermarket about 5 minutes walk away.

The property was nice and inviting. The staff was very friendly which made our stay more enjoyable.

So close to the airport. Very easy check-in. Friendly staff. Room so clean and comfortable. Wish we could have stayed longer.

The location is actually really good. It's about a 5 minute drive to the main part of Kona, or about a 15-20 minute walk. There's a little coffee shop about 2 minute walk up the main highway. It's quiet. The 2 bedroom 2 bath condos are spacious.

The cons: No direct beach access. The pool was dirty, like cloudy stuff floating in the pool and specks of black things. It's also a condo with full-time residents, so it feels more like an apartment complex than a vacation resort. Now, the yucky part that made us pack up our bags and leave....the condos were not the cleanest. They told us upfront that there would be no housekeeping for the duration of our 10 day stay. Now, upon first glance the place appears to be well appointed and tidy. But, once you get into the thick of it, you notice the stains, the lack of things being cleaned well like the toilet, bathtub, floors, the bath towels. It was gross to look at. The icing was waking up one morning to some random bug flying around your face and biting the crap out of you. I have the flea/tick whatever the heck that was bites on my face to prove it. Upon check out we found out why things weren't so clean, they rely upon the GUESTS to tidy up, wash towels, take out trash before they leave. So, I'm basically using towels that other guests have washed using a generic powder-like detergent and no bleach? During a pandemic? Oh heck no!

Smoking was not allowed in rooms or on lanai however people smoked on their lanai’s and it was offensive to us while we were trying to enjoy sitting out on our own lanai.

The master bedroom was big. The beds were comfortable. It had a nice sized deck. Each room had its own bathroom and shower. Had a washer and dryer.

We had a very noisy upstairs neighbor. It sounded like they were moving furniture across a hardwood floor throughout the day and night. The only communication I had with the staff was when they tried to get me to go to a timeshare meeting. I emailed them about getting a late check out, but they never responded. I was expecting a whirlpool in the room based on room pictures, but there wasn't one. The dishes in the cupboard smelled old. Maybe they hadn't been used for a while. The elevators were confusing. They didn't stop on every floor. You had to know which elevator to take to get to specific floors. They weren't close together, so you would have to walk a distance to get to the elevator you needed. Although my payment is still pending, it is showing as $150 more than what it stated on booking.com.
