Spacious place and super warming design.

the location, the beautiful street it was located on and how close it was to all the major attractions

The bed was not comfortable, it was two separate mattresses attached together instead of one mattress. The cleanliness could have been improved (dishwasher, washing machine tray, some cooking materials)

Allessandra give us the right information to find the flat without any trouble. She was easy to contact and send us a quick answer to our questions.

The positive to this place is it is large, located near the water bus with easy transport from the train station and to the airport (using aerobus) and is usually quiet at night. If you are a group of four it will be especially nice as there is a pull out couch in the living room for extra sleeping space. The host left a booklet with tips for the area and ways to use the water bus system.

If you are looking for an authentic Venetian apartment experience then you have found the right booking. Unfortunately, we are on holiday wanting to experience parts of the culture with the creature comforts of a hotel to come home to in the evening. To be fair, this is our 3rd stay in Italy following amazing experiences at a B&B in Rome and centrally located hotel in Florence. The days leading up to our stay in Venice were interrupted with messages from our host regarding when we would be arriving to ensure we were able to pick up the key from a location near apartment as the host does not live in Venice. We had difficulty finding the location of the pick up only because google maps does not work well in Venice. Once we found the place (optometry shop) it was fairly easy to find the apartment as the host mentioned the outside was being renovated. That should have been a clue for us. We were woken around 8:30 in the morning by hammering outside the door and heavy dropping from above us 2 of the 4 mornings we were there. We had already had a difficult night sleeping due to mosquitos in the apartment (window was left open prior to our arrival) and the cheap bedding (felt like paper). Pulled sheets back and found a bug in bed. I would imagine after last visitor, the place was cleaned and left unoccupied which led to the critter finding a warm spot. With the bug and the mosquitos it was an itchy night for us. For our second night we slept on the futon in the living room and had a much better sleep. shower is extremely tight. If you have anyone tall and/or with long extremities, you will have some issues with this shower. The booking.com rating gave me high expectations for this place which unfortunately weren’t met.

The location was right on a Vaparetto stop. It was in the San Marco area, but still about a 10-15 minute walk to San Marco square. The apartment was spacious and the host was great at communicating with us.

The shower was on a tankless water heater. This made the shower boiling or freezing at times. Hard to get the happy medium. We couldn't open the shutters in the bedroom. Not sure if that was due to construction in the apartment above. Made the bedroom very dark, but that was good for sleeping.
