The pictures made the room look bigger. It was very pricy for a small amount of space. The view was beautiful though. The bathroom is extremely small.

Location
Dirty entrance way. Cobwebs and live spiders in the room. Visible mold on walls and bathroom floor. Bedding not washed. Lightbulb out. Unsafe electrical hook-ups.
Decking outside room entrance spongy and uneven.
According to Booking.com, breakfast came with this booking. Was informed after checking in that breakfast was NOT provided.

This place is right on the river and has nice views from the lawn. They had grills available for BBQ, which we took advantage of. It is a pet friendly place. The grounds are big and nice to sit out in. The manager was nice and pleasant to deal with.
The total for our 1 night stay was $227, off season, but our room looked like it should have cost $99. We had a ground floor room, which the only way to see the river is to leave the curtains open so everyone can see in. The room was clean, but looked cheap and seedy. The bed spread was circa 1970"s, the art on the wall too bad to describe, the curtains were a dark mustard yellow. They had a single bed jammed in at a 90 angle to the queen bed. You would have to try hard to make this room uglier. When I told the manager, "This looks like a cheap motel room", he said, "I know, we haven't remodeled it yet but I don't have any other rooms." If they just changed some cosmetic aspects of the art, curtains, and layout it could be nice.

Breakfast was not included. But the place was adorable and right on the river. We were given a two person kayak to use and the manager Jay was very helpful, polite and even gave us a battery jump when for some reason, our car wouldn't start. Excellent stay.
Oh, who knows, guess theres always room for better. But we had a good time and all was fine!

The staff was extremely rude, the smoke detector went off 4 times through our first night here and the next morning. we told the staff and he “fixed” it by completely removing the smoke detector

the location was idyllic for anyone seeking the best Northern California has to offer. Russian River is right there with kayaking available and redwood trees everywhere. Jay our caretaker was absolutely a pleasure to engage with. This is a must for anyone wanting the outdoor experience for sure.

Never saw breakfast...we didn't stay.
The room was awful. Odor was bad, bed was bad, no room between bed & sofa to even stand. Bathroom was tiny with a step up which would be dangerous in the middle of the night.

The grounds were pretty. The gentleman at the place was very nice.
The room was poor. Beds were hard. Decor was offel. No microwave or ice machine.

This place was amazing! It was accommodating, comfortable and peaceful. Would definitely recommend and I'm trying to plan a group trip for all of my friends. Really enjoyed staying here.

the view can’t be beat it was a beautiful view of the river.
my bed was very firm and a little hard for sleeping and I could hear the people walking around above me and I would of at least appreciated maybe a microwave in my room I had no facilities to make myself anything to eat.

The property is right next to the river
The building and room are super outdated. There was only one person working in the office and he cleaned the rooms too. He likes guests who keep the room neat and clean so he doesn't have to do any work.
The breakfast is pastries from Costco. We even saw the package in the trash can. The room is super old and the furniture was broken. The bed is small and uncomfortable. Paid $250 per night. Totally not worth it.

The location was good for the memorial I was attending.
They wouldn’t give me the room I pick and blamed it on booking.com. They said they have no control over the things booking.com does and vice-versa. The room was filthy and I don’t use the word lightly. The towels were literally crunchy. The bed was so hard I thought it might bruise me. All together I paid over $200.00 to stay at a crappy motel in a small summer resort town in February! It’s not worth half that in the middle of summer! Don’t believe a word they say!

The view. And the bed was very comfortable. The grounds are well maintained and interesting to explore. We also felt that our visit, preferences and comfort were important to our host
No way to measure coffee. That was the only thing. Except since you have a problem with your septic system you might benefit from using tp that travel trailers use. Didn't really like putting it in an uncovered trash container.
