Good location and price.
There was a bad smell in the room. Towels are old and stained. Needs blinds it blackout curtains.

Good segregated and secured parking area. The host at the reception was incredibly helpful to find a place for dinner and booking it for us given our limited Italian knowledge!
It is next to a busy road, which we did not mind inside the room and as we stayed only one night but garden-side may be a bit white noisy. Disclaimer - we did not manage to try that out though as we were there only briefly.

the room was clean and quite big
breakfast was not very good. nothing fresh, no cake, no fruit, the table was not clean and there were things left on the table from the day before

The property had promise and had interesting trees. The B&B was private and had a secure and automated gate.
Insufficient hot water, the hot water turned cold shortly after one shower. Internet was very poor and only available in certain rooms and in the breakfast area. Breakfast was adequate. Last day B&B did not clean the room, empty the trash or make the bed. Only provided fresh towels.

The owners living there were very nice. The good smell if the bedsheets. The large bedroom, the bathroom so equipped. Everywhere clean. The tranquility of the place. The security and the view fantastic.
Broken shower and no breakfast.
