Si tratta di un hotel di fronte all'oceano di tipo unico situato a est del Balboa Pier! Ci sono 6 camere da letto, 6 bagni nella storia principale 3, casa unifamiliare. La settima camera da letto è una casita situata fuori dal cortile a sinistra del garage. Ci sono 2 bagni e 2 camere da letto situati al piano di sotto. La seconda storia ha 3 bagni e 3 camere da letto. Ci sono anche 1 camera da letto con una piccola sala da bagno annessa che può essere utilizzata per culle o recinti. La terza storia è la camera da letto di un corvo con vista a 360 gradi sul porto, sul molo e sull'oceano!

This is probably one of the most well stocked and appointed vacation rentals I’ve stayed in. The kitchen has everything you will need to cook and feed a large family, the bathrooms all were stocked with soap and shampoo and plenty of toilet paper, the bedrooms are comfortable, plenty of extra pillows and blankets, there is a bathroom for every bedroom. And the back patio between the house, and the garage is a great spot to play spikes, and beach, chairs, and things you don’t want to leave on the front patio. There is parking for five vehicles, which is also unusual in this location, and it is far enough away from all the beach crowds, but still close to the Piers and the fun zone. We had a great day, and I would highly recommend it.

Very happy with the accommodations. Right on the beach, easy To locate, off street parking, nice house with bedrooms and bathrooms to accommodate 6-8 couples. Walking distance to the pier, shopping, eateries, bars. Definitely worth a look for your next vacation stay at the beach.

This house should not be occupied due to extreme building code non-compliance! The CA Building Code, Chapter 10 - Means of Egress requires that an exit be provided from every sleeping room. The Master Bedroom does not have an operable window that meets the requirements of the CBC. There is a French door that would provide for the code’s requirements, but it is locked by a deadbolt that does not allow for it to be opened. When I called the manager to ask them to come and unlock the door, the told me that the Owner would not allow them to due to an issue with the deck directly outside of the door. So I guess they’ve decided that occupant safety is not important enough to spend the money on repairs. Additionally, without an openable window or door equal to 10% of the floor area of the room, or 25 sq. ft. the room does not have the required amount of natural ventilation; see CBC section 504 for light and ventilation.

Although the property is dated, it was a wonderful place to gather. We enjoyed the beach, boardwalk and plentiful shops and restaurants surrounding the location. The nooks and crannies of the home were fun for our younger members of the family. The kitchen was easy to use and well supplied with dishes and cookware. We will never forget our experience in Newport Beach.

This property was satisfactory, it provided a place to stay at the beach but was short on comfort for a 7K rental. Outdoor furniture, where we spent the majority of our time, was so uncomfortable. We would have enjoyed our stay much more if the patio was better thought out. Our dissappointment mainly was the price vs comfort

Perfect house for 15 adults and 2 children. Great location. The best was having 7 bathrooms for our group. There were several spots in the house and outside where we could all meet together! We happened to arrive during the worst heatwave and a tropical storm so the weather was not in our favor. The house has air conditioning which was essential. The only cons was that the air went out on the first floor only and we found the kitchen small for the amount of people. We will definitely plan another vacation and can’t wait to get back to the beach in this home!!!

Let me first say that our Newport vacation was a lot of fun. The location of this home was good, right in the boardwalk. The ocean waves at this location are very big. Our older grandkids had fun in the waves but they were too rough for anyone younger or actually older….This is touted as the largest home on the boardwalk but on our walks we found many other Newport rentals that were as big and much newer and nicer than ours. The home is very old. The kitchen is small and the refrigerator didn’t work well enough. There is no air conditioning and fans were provided which made it very loud. Not enough towels for our group so we were doing laundry daily. Maybe if this had been less expensive to rent I would not write a negative review but it was very pricey. We talked to others on the boardwalk who rented for less.

The home is fine for a large family vacation. The only strange situation is the owners reluctance to provide more ventilation in the master bedroom. The master suite is very large and comfortable with nice views. However this is only one small window that opens in the bedroom. There is another small window above the toilet. In the owners defense, the room does have air conditioning but I personally would prefer to enjoy the cool ocean breezes while I’m at the beach instead of refrigerated air. Isn’t that the reason we choose a holiday at the beach?Dealing with the rental agency was wonderful. Everyone was accommodating and professional. A special shout out to Vicky, Lindsey, and Aaron for their help.

Great location. So much to enjoy by walking. Just park your car and enjoy your week. Property management made it easy to stay in touch via text and email. We had 18 of us there. 10 adults and 8 children. Plenty of room and lots of beach to enjoy tight out the door. The only confusing thing was trash day. Stay in communication with management to ensure the pick up date is correct. Overall we had the greatest time!

We wanted to rent a house for a family vacation. My husband and I have 3 married children (total of 8 adults, including us) and 9 grandchildren, ages 9 months to 13 years old; so 17 of us in total. The house we rented was great for us: 7 bedrooms and 7 bathrooms. 6 of each were in the house and there is a room attached to the garage. The living room is large. The dining table and foldout table accommodated all of us. The courtyard was nice and we used it for grilling and eating out there also. Lots of room. The front patio has plenty of comfortable seating and a fire pit which we used each evening. The front yard was the beach. The kids could go out and play in the sand and we could watch from the porch and living room. We also played family games out there. Next to the beach in front of us was a grassy field where we played soccer and baseball. Also the kids enjoyed the playground nearby. It was a few blocks to shops, snack shops and fun zone. We walked to the ferry to a ride to Balboa Island. This was the perfect house for our large family and the perfect location. The Property Management personnel, Vicky and Peter, were great and very helpful. We had a great time as a family. I would recommend this house and Newport Beach Vacation Properties. They are great people to work with.

Our first impression of the home was not great. When you walk into the courtyard it was dirty with sand and decomposing leaves and bird poop on the furniture. Once we got inside, and everyone got the rooms they wanted. My husband and I went upstairs to the master bedroom. I have never walked into a master bedroom through the bathroom and closet to get into the bedroom area. The views are beautiful from the master bedroom, unfortunately the windows do not open up. Most of the windows do not open up in this home. One of the reasons I book homes on the beach is to hear the sounds of the waves and for the ocean breezes. Kitchen is well equipped, but very small for a home this size. The location of this home is great, and the parking is nice also. The front outside patio furniture needs to be replaced, but watching the people on the boardwalk, ocean view and breezes was nice. A couple of the couches had cheap slip covers on them, which are not shown on the rental pictures. The glass top coffee table in the family room is unstable and unsafe for toddlers. We had to move it. Overall, we had a good time, but I would not stay here again or recommend it to friends or family.

Fantastic location for our diverse 14 member family. From beach volleyball with the net 20 feet away, ocean waves, fire pit for evening smores, soccer pickup in grass park, to easy access of restaurants, bikes and fun watching everyone pass by on the boardwalk. We had enough beds for our family. I would have appreciated the patio to be cleaned prior to our stay, due to all the bird crap, wood and sand. I would have also thought the windows overlooking the sand/ocean to be cleaned. Overall, great time and would go back again.
