A tree fell through the house on the second day. We received our first refund but are waiting on the second.

The house(s) are as advertised and there are plenty of activities provided even for rainy days. Beautiful view of the lake and plenty of space for everyone.

There were 16 of us and we all found comfortable rooms. The house had lots of space for meals, conversations, and games. The view of the lake was lovely, sunsets picture perfect.

This property is set up perfectly for family groups. We loved the welcome basket set out by our host. The three buildings on the property were very clean and the layout was great for our group (plenty of common space for group meals, playing games and movie nights as well as quiet areas to be away from the group if desired). The house had everything we needed including small kitchen appliances (the countertop ice machine was a real crowd pleaser!), toys for the kids, puzzles and streaming services for when it rained. The only thing that we’d change if possible was the accessibility to the water. The rock wall at the shoreline made actually getting into the water a task…especially for the little ones in our group. Installing some stairs off of the dock into the water or removing some of the rocks between the lawn and the water would make a huge difference. Over all though we were very impressed with this property and had a wonderful, relaxing vacation!

There were 18 adults and 1 baby, but some of us came and went during the week as work required. The lake was mostly calm, and shallow enough near the shore, even for the baby. All linens and paper goods and some games and so on were supplied by the host. Some places on the property smelled a bit musty and the particular week we were then was hot and muggy enough that we would have appreciated central air. Overall a very nice time was had by all.

We were quite delighted with our stay at this quality property. There were a couple of minor issues including one bed not being prepared prior to our arrival, several electric outlets not working in the kitechen, and the freezer frozen up in the main kitchen. And the BBQ grill had not been cleaned. Othere than that, this property was ideal for our family gathering. We noticed upon arrival that there was only one person involved in the cleaning and prep of the home.. This home requires more than one person to adequately prepare it in the time allotted.

This is an outstanding location. The lake is warm and shallow, great for swimming, and three kayaks are included. Even the six-year-old in our group was able to master paddling a kayak. And the fishing was good for perch and bluegill. The housing is basic, livable – except for the tiki cabin, which was pretty grubby, especially its bathroom. Overall, we had a great week!

Our family of 20+ enjoyed our time at this property. It suited our needs very well. It was clean and well stocked so meal preparation was easy. Nice gas grill. Liked the ability to have a campfire each evening. Recommend for larger families.

Floors and Bathrooms
Bathrooms were very dirty and the floors looked like they were never mopped. The bathroom floors were black.
The floors throughout the house were extremely dirty. Our white socks were black within an hour. When we used the dry Swiffer mop it picked up a lot of loose dirt and the mop was black when done.

Family Reunion at Finger Lakes
This was a fabulous site with plenty of room for all 23 of us! The kitchen(s) were well-stocked and easy to prepare meals for all of us. Lots of space outdoors and a great dock for a boat and fishing. Justin, the property manager, was delightful to work with responding to questions almost instantly. Check-in was quick and easy. No complaint from our group!

All 22 of us had plenty of space to enjoy the week.
We fished, kayaked, group tubing, and played card games throughout our stay.
Boat and winery tours were also scheduled.

Our family really enjoyed our stay. The waterfront was awesome and we had plenty of space. Was a great fit for our trip and family!
Some constructive feedback, I thought it could have been much cleaner. It’s also an odd layout in the main house and to have three separate houses really was a little strange. The trees off the back deck should be trimmed to greatly improve the view - there is plenty of shade.
I will say the owner was extremely responsive, which I really appreciated. Couldn’t have asked for more there.
All in all a great time!

July Getaway
Our family really enjoyed our stay. The waterfront was awesome and we had plenty of space. Was a great fit for our trip and family!
Some constructive feedback, I thought it could have been much cleaner. It’s also an odd layout in the main house and to have three separate houses really was a little strange. The trees off the back deck should be trimmed to greatly improve the view - there is plenty of shade.
I will say the owner was extremely responsive, which I really appreciated. Couldn’t have asked for more there.
All in all a great time!

Family Vacation
What a pleasant surprise to find a lovely lake-front house for our family vacation.
All 22 of us had plenty of space to enjoy the week.
We fished, kayaked, group tubing, and played card games throughout our stay.
Boat and winery tours were also scheduled.
Fun had by all !!

Multi family vacation
Property was great with an amazing view and sunsets were amazing. Justin was great with any communications. We had multi families with us and there was plenty of space to spread out. Kitchens were very well equipped. We would definitely stay again

There were fans provided. There is no dresser or closet in one bedroom, that was inconvenient. The coffee maker needs to be upgraded, it was broken and very dirty. Also, there are a lot of bugs and spiders. I do not know if there is an exterminator service but would recommend one. Bring your bug spray along with citronella candles. My family is used to going to the NC coast for our family vacation but going to Cayuga Lake this year due to our father having health issues was a great choice! We enjoyed our stay and dealt with a few issues. We had an amazing week enjoying family!

However I want to say that there is no washer/dryer and there is no central air in the 2nd house. There is a window unit in the living room but the bedrooms get hot at night when the doors are shut. There were fans provided. There is no dresser or closet in one bedroom, that was inconvenient. The coffee maker needs to be upgraded, it was broken and very dirty.
Also, there are a lot of bugs and spiders. I do not know if there is an exterminator service but would recommend one. Bring your bug spray along with citronella candles. My family is used to going to the NC coast for our family vacation but going to Cayuga Lake this year due to our father having health issues was a great choice! We enjoyed our stay and dealt with a few issues. We had an amazing week enjoying family!

We were pleasantly surprised with the quality of the house. The kitchen in the main house is the best we have had in a rental. Having multiple kitchens for such a large group was really helpful. The depth of the lake is perfect for small children.
It is evident that there are regularly pets in both houses. If you have severe allergies it would be a problem. Some of the bedrooms had an odd smell. The wifi was terrible. It only worked for a few hours at a time at best. We had to reset it regularly and it did not always work. But you should be outside enjoying the lake anyway.
Despite the pet hair and internet issues we had an absolutely lovely week on the lake and would recommend it for a big family stay.

Wonderful week
This vacation rental was great for our large group. There was space to gather together and room to get away. Plenty of parking. Fire pit and boats were appreciated and used. The water was warm and the sunsets were stunning. The grill was sized for large groups and looked brand new. I would suggest adding some new photos because the home is larger and brighter than it looks in the photos.

The positives include size of the house for large groups, communication with property owner/manager and their efforts to handle issues (Justin and Kelly were exceptional), location being right on the lake (we rented boats and enjoyed provided kayaks/paddle boats), gorgeous views.
Biggest negative was the cleanliness. This is the main reason we won’t be back at Kozy Kove unfortunately. The house is cluttered, musty and dusty; some appliances are quite dated and dishwasher didn’t work properly (top rack only opens halfway). With a thorough cleaning out and some updating, it would be fantastic. All in all, many wonderful family memories were made that will last a lifetime.

Best family reunion place
A wonderful vacation place for large groups! Family from all over the country came with additional bikes, kayaks and slack line ropes and had a fantastic time! There was ample space for gathering to eat or play board games, lots of beautiful waterfall hikes around and good fishing. My young nephew caught a 24 inch pickerel which he threw back into the water. My 90 year old father was able to watch all the fun from the large deck and the sunsets were spectacular! The separate sleeping quarters in the guest houses and tiki house gave us all the space we needed! We would definitely return.

Perfect family vacation on Cayuga lake. The house fit all 18 of us
I loved having coffee every morning on the deck looking at the Lake. Perfect for the Pontoon boat we rented which we took to wineries. We also brought our Harley and took some great rides. Beautiful sunsets. Justin very responsive when we needed anything. Beautiful view and great parking. I highly recommend this location for any family looking for a relaxing, beautiful.good location on The Fingerlakes.

Great family gathering place!
This property was great for our group. It had lots of space for us to spread out and had all the amenities that made our stay enjoyable. Our group really enjoyed the dock and swimming in the lake. The view from the decks at sunset were incredible. House was clean and well prepped for us when we got there. I would recommend this house if you want to stay on the Finger Lakes. Great wine trail as well
Also, the owner made the overall experience easy and was helpful in answering any questions/concerns one may have!

Wonderful Stay
Our family (three sons and families from New York and Boston and our two daughters and their families from Ohio) had a wonderful week together on Cayuga Lake. There was plenty of both indoor and outdoor space to accommodate all 20 of us and not feel crowded. Our young grandchildren enjoyed playing in the yard also. We enjoyed the paddle boat and kayaks as well which were included with the property. The kitchen was well equipped and open to the dining and living areas. The grandkids also enjoyed the bunk room! Great fishing...

The vacation house location is conveience and the view is nice too! The room is very funcational and clean.
We rented the house for a big group reunion and we had a fantastic time there. Will go back to there if there is chance.

The homes were great. The property was well maintained. We definitely enjoyed our stay at Justin's property. Justin was very accessible for the few things we needed. Large Lake House
Beautiful lake front property. We had a great time on our stay, the views are beautiful and the location and waterfront were terrific with close proximity to multiple activities. The house has a wonderful deck and screened in porch perfect for cocktails and there was plenty of room for our large family. We very much enjoyed our stay and can't wait to go back.

Great friends vacation week!
Friends and I were looking for a relaxing place to spend a summer week that would include both good weather and a variety of activities. We had decided on the Finger Lakes and were lucky to find this place which was beautiful and could accommodate our entire group. Located with great water views and on the East side which made for some awesome sunsets, There was nice shade for the super hot days from the great trees as well as good sun spots, we swam, and took advantage of the kayaks, and paddle boat. We were able to walk to the small town that offered great little restaurants and shops, as well as drive to explore the wineries along the Lakes and the beautiful gardens in the city of Rochester. The owners provided everything, from linens and towels to grills, charcoal, and a nice firepit. The only thing we needed to bring was food and clothing; everything else was there, making it all the more relaxing and enjoyable. I highly recommend this property.

Autum Reunion
This reunion house was in great condition and ready for our visit. It is equipped as advertised and in a wonderful location to visit the area and enjoy the lake. We would definitely consider staying there again. The Finger Lakes in the fall is a stunning place. The owner of the house is great to work with, and very quick to answer any questions.

Beautiful Place To Call Home
A beautiful place to call "home" for a week. We appreciated all the special conveniences and provisions. The area is SO beautiful...The boat ride today gave us special appreciation of viewing everything from the water. The winery visits were a lot of fun.

Nice cottage with wonderful view!
We have big group of peoples, came to the charming cottage on Canada Thanksgiving weekend, we are lucky to have best weather on Oct. The cottage is huge, lots of space and rooms, nice and clean, the best part of the cottage is the view, open the window, you can see colorful leaves, peaceful lake, the huge kitchen is facing the lake, very impressive. Thank you Justin for all arrangement and quick response!

Perfect Reunion!!!
This was our second family week at this beautiful, well kept, spacious facility. We spent Mothers Day weekend and everyone loved the whole layout of the home. The dining room is exactly what you hope for when having family and friends together. The porch's overlooking the lake are PERFECT. The driveway , parking and easy access to the home was a great asset.Thank you for sharing your home with our family and we hope to return again soon.

Great Family Spot
This was a great place to stay. The pictures don't do it justice... it is a lot bigger than it looks. We had 18 people (4 couples, 4 singles+kids), had a few others over for dinner one evening, and were very comfortable. The place is beautiful with cherry wood floors and big windows with nice lake views.
