Some buddies and myself came down and stayed this past week. Home was clean, great location and great for entertaining. Owner was very responsive when we had a question or two. Would stay again!

There was a 15 minutes walk to the beach with no sidewalk. The Downstairs A/C unit did not work properly and it was so hot. Ceiling in the dining area was leaking so bad that the floor was wet most of the time, and they were not able to fix it. Garage doors were disconnected so we had to open and close them by hand.We were told by management that they will take care of the problems, but nothing happened. Very small pool(pot hole) with no privacy (4' away from neighbor's house) that could hardly fit 10 people!! Overall this house was miss represented so perfectionaly that you can not imagine.Bad experience that it stays with us forever.

Nice place, had family stay for area wedding. Slept 16 in our group. Large community areas. Lots of storage & kitchen was well stocked. Pool area was nice to use but could use some updating.

Everything was clean and comfortable, we had plenty of room for everyone!!! The well stocked kitchen allowed us to save money on eating out and spend time preparing meals together, which we all love!!! We would definitely come back!!!

Stayed at this house with about 15 other guys for a Hilton Head golf trip. Great house for large groups. The outdoor and pool area was a nice place to lounge and the kitchen and living area could accommodate all of us to watch the opening weekend of the NCAA Basketball Tournaments. Would recommend this property to others.

Every year my husband and I and 4-5 other couples rent a property in Hilton Head to celebrate our anniversary. The house was very spacious and bright! We fell in love with the outside patio with the ping pong tables. The PAC-Man game was also a hit! It took all of us 50+ers back to our childhood! There were a few things I was not pleased with like it looked like someone literally tried to kick the door in as the wood was splintered right next to the door knob. The guests before us left the remnants of their pancake breakfast in the trash can. I guess the wear and tear from all the years of dragging suitcases across the floor made dints in the floor to look like dirt which was not the case. Also, just little smudges on the walls could be tightened up a bit. I know these houses take a beating from different renters but the cleaners get paid well according to my cleaning fee. Aside from those little tidbits this house suited us all perfectly! I would definitely recommend and rent it again if we are allowed!

The facility was true to advertisement. The property manager was easily accessible. There were a few aesthetic hiccups. only one garage door opened and it had to be manually opened, luckily we did not have 6 cars. The upstairs master sliding door track was coming up and dangerously sticking out. The pool was actually not clean enough to swim in maybe not enough chlorine.
But the space was perfect for the gathering, with ample room to sleep and supply of towels.

I am not one to leave negative reviews however this house photographed well for the listing and was not that nice in person.
Parking was awful, the garage doors were purposefully disabled according to the property manager Tony, so you have to get out of the car and manually lift the garage door to drive a car in, not to mention the safety issue of just lifting garage doors that don't lock. It is stated that 4 cars fit in the driveway and honestly, they don't. We had one truck (oversized vehicle) the rest were standard or smaller vehicles and it was extremely tough to get the cars in just right without them sticking out a little and causing communication from the property manager. Also, when I reached out to him prior to our arrival to inquire about overflow parking he responded by calling me at 9:00pm 2 nights before our arrival and his response was "I suggest you bring less cars." Mind you this home has 7 bedrooms and sleeps 24 people, additional parking options should be available at a renters request. (Beach Properties of Hilton Head had many options available to our group last year when we rented from them)
There are moisture issues in the house, every window was covered with condensation, even the exhaust fan over the stove drips condensation.
Water pressure was very low, you couldn't change the shower head setting in the master shower on the second floor because there was not enough pressure to use any of the options other than the center spray option. This was not just for one shower, it was for every shower I took, at different times of the day.
The kitchen lacked lots of items that we were used to from other rentals, not even the standard salt and pepper shaker left from a previous renter.
Our rental was for 4 days and 3 nights, and on the third day we had to purchase toilet paper, trash bags and paper towels. A house that can sleep 24 people should have more supplies, we shouldn't have to purchase those items.
The front door was cracked and looked like someone had tried to break in at some point. Reported to Property Manager and he was already aware.
Rusty metal flashing on front steps is a hazard.
The metal track for the glass sliding doors in the 3rd floor master is rolled up and sticking out, someone could get hurt on this. Reported to Property Manager and he was already aware.
The cleaning crew overlooked nasty panties with feminine products stuck to them in the dresser drawers of the bedroom I stayed in.

The property was clean, with a great deal of devices to make the time comfortable, relaxing, and fun for all in our group.
The pool out back was great for cooling off in the heat and from the hot walk from the beach.
Great quantity of birds in the marshes walking from the beach, and we even saw an aligator sunning himself by a small pond.
We highly recommend this place as affordable, and enjoyable.

We were there for a week and called the property managers a few times the first few days there but it was never fixed and we didn’t want to spend our whole vacation dealing with the property managers on the phone trying to get it resolved.
- the grill should be thrown out
- the tv in the living room is very old and the user interface for streaming is awful and incredibly slow.
- the golf cart shuttle to the beach can only take 4-5 people at a time. Something to keep in mind with a house this large that can accommodate groups of 18 or more.

HH Beach trip tradition
The space was great for the number of folks we had, depending on the day - 8 to 21 people. We had to contact Tony due to no gas for the grill, but he rectified it very quickly! We utilized the shuttle service a good bit - great service!!! Please note that the parking will be diminished if you have larger vehicles. Thanks to the owner!

Our family and I rented this house during spring break. We had close to 20 people, and this house was more than enough!
The house was well-maintained and spacious.
The living room, bedrooms and outside areas all had mounted smart TV’s. The top floor bedroom with an Ms. Pac Man arcade machine and a foosball table, along with a sizable TV. Our girls hung out here quite a bit and a great time. It also made for a nice pajama party with three double beds..
On the ground floor, the outside patio was great. There was a sectional sofa where we watched golf. We also played music on the TV as we played ping-pong and dipped in the pool. We grilled one night and had a nice evening after a long day at the beach.
It was a really nice place and we feel fortunate to have stayed here. One of the more memorable vacations in a long time! Will definitely secure this house again when we come back to Hilton Head.

Our family had a phenomenal time at this beautiful property in Hilton Head Island over Easter vacation 2022. We had 6 adults and 8 children, aged 11 and under. The pool was just great. It is located on the ground floor, with plenty of seating for the adults to relax as the kids swam. We appreciated that folding lawn chairs were provided that we could carry to the beach on two different days. Coming from PA and MN, we could not bring these items with us. The house had 3 King bed rooms, one on each floor. All had private access to a bathroom. And there were many other bedrooms so that the kids were able to share rooms with their cousins, have easy bathroom access, and lots of room to spread out. The kitchen was well appointed with most anything you would need to prepare meals, and we enjoyed using the grill on the ground level. The various outdoor seating areas were great for some private time to read or enjoy the outside views. The large park nearby provided basketball courts, tennis courts, biking and hiking trails, and more. We took bikes along, and loved the trails all over the area. So nice! The Beach was within walking distance. However we did choose to haul our beach gear in the car to a pull off that is provided, and hike over the dune onto the beach a short distance. There was a parking lot to park the car while we enjoyed the beach. We would recommend this as a great property for family and friends. We hope to return another time!

Golf trip with old friends
This was a trip of 8 guys, all friends from childhood to play some golf. The house was all we could have asked for. The size was perfect for us, but it could have held more people. It was clean and well appointed. The area was perfect. The owner, Brad, could not have been more helpful. While we were there to play golf, it was the time we all spent together in this great house that made this trip so special. I am sure we will be back. It was so comfortable, and we all love it. December 28-January 2. We had 16 people, so we needed a lot of space and bedrooms. This house was perfect! The rooms are large and can accommodate larger groups. We were all able to gather around the table for meals and games and the kitchen allowed for multiple people to cook together. The living room, bedrooms and outside areas had TV’s with streaming apps. The house was clean and well maintained. We paid for the pool to be heated and it was already warm when we arrived. During our trip, the pool heater stopped working, so I messaged the property manager and he fixed the problem within 10 minutes. He was also extremely responsive and answered all questions and concerns. The top floor has a room with an arcade machine, foosball table and three double beds. The kids claimed this room and had the best time together. It also had a large tv, so movie nights were awesome. The outside area was also so much fun. There was a sectional where we would watch movies outside. We also used the tv to play music while we played ping-pong or played in the pool. We used the grill one night and ate outside at the large table and other areas to enjoy the beautiful weather. We loved walking to the park and on the nearby walking trails. The house is also in a great area. There were so many stores and restaurants nearby. Honestly, everything was great. We had an amazing time and made so many memories. We will definitely rent this house again when we visit Hilton Head.

The only other bedroom on that floor is a king master with a large bathroom but can only be accessed from the master bedroom. I think that needs to be understood in the description of the property. We enjoyed our stay despite having a rainy weekend.

We had some guys get together for a bachelor party weekend. we weren't at the house much due to golfing and other activities, but the house was spotless other than a crack in the front door by the handle.

Amazing rental
This property was absolutely amazing. It has everything we needed and even more. We were a large family and everyone was able to comfortably fit in the house and have privacy. The pool was a Plus when we needed a break from the beach! It was clean and warm. The beach was .5 mile away, not a long walk and nice scenary during the walk. Communication with the owner was great. He came by twice to make sure everything was good and also called to check if needed anything. Definitely worth renting. It won't disappoint!!

So while some may want to ding the property for this, I actually am praising their efforts given how challenged everyone is during this time. The property manager (Tony) was just flat out amazing and made it his personal mission to make our stay as wonderful as possible. Any issue we had, he addressed quickly and professionally. It is true that we had a few bumps moving in, but the rest of the stay was just a wonderful experience with family. The house is gorgeous! And the outdoor space was perfect! We will 100% be back! Thank you so much for all you did to make our stay an amazingly wonderful expereince!

It is true that we had a few bumps moving in, but the rest of the stay was just a wonderful experience with family. The house is gorgeous! And the outdoor space was perfect! We will 100% be back! Thank you so much for all you did to make our stay an amazingly wonderful expereince!

Overall, we enjoyed our stay. However, the listing did not clearly represent where the bathrooms are located. There is only bathroom on the main level, which is shared with the first floor master. There js only one bathroom on the 3rd floor, which is in the 3rd floor master with no jack and jill access. If you use the property to full capacity, that is 8 adults using one bathroom that has no hallway access, with no other same floor bathroom options. This should be made more clear in the listing.

tub on 3rd floor leaks into ceiling light in room below-very dangerous. Manager's solution--don't take baths. Dishwasher leaks, 1 teaspoon, no platters for food. No dusting or vacuuming done. Stairs to pool area have torn carpet and the handrails are filthy. Sticker vines growing next to pool. Manager never showed after he said he would to fix tv. I would like a response. I think you should remove this house from your listing until fixed.
