The location was amazing. Convenient to resort and beach. The house was nice and comfortable. There was mold on the ceiling in the master bathroom and master closet from condensation from the AC vents. Constantly dripping on the floor. I had to place towels on the floor. There was a moldy smell in the master bedroom as a result. My clothes smelled moldy from being in that master closet. I would stay there again if that issue was resolved. I did inform 360 blue but no response regarding the mold.

The house was wonderful!. Top notch decor -- not just beachy furniture. High quality in all ways. The location is ideal, across from Grayton Park at the end of a quiet street and steps from the Watercolor Beach Club. Only hitch was we couldn't park in the garage (as advertised) due to owners golf carts.

This was the perfect girls’ getaway. The home was beautiful and in the best location. Everything from our booking to checkout were perfect. We would definitely return!

Thank you for an incredible stay at your beautiful home. We were there for a wedding and it was so perfect to be close to the venues and all of the wedding party and other guests. The seven of us were very comfortable and the amenities were wonderful. The golf cart made our trip! The proximity to the beach was also fantastic. We would definitely stay here again. Thank you!

The location is great BUT the house needs updated BAD. This isn't a cheap rental. It is a Monet, great from afar but not good up close. Everything dirty. Couch dirty, chairs dirty, pillows on beds, walls need wiped (esp in master bath)and light switches. For being cleaned weekly I think it is ran down - the garage dirty like it has never been swept or etc. Windows full of dead bugs and filthy. Front porch full of bugs on clg. We have stayed in this area 4x this year alone and this was the worst house by far. Master bathroom big but really awkward-huge shower but one stupid shower head and wide open. Most of the blinds or shutters don't work on windows-they are broke. I was disappointed in quality of this house and how it has been maintained. The only good thing I can say is the air conditioning stopped in the Master Bedroom and maintenance came within 30 min of calling them. Also, the location is fun and the golf cart is nice and street legal. FYI hidden Juul pods in kids games in bunk room lol.

We were celebrating a big family birthday and loved staying at 105 Park Row. We’ve been coming to 30A for 13 years and this was my favorite location so far! The beach club pool and beach access are a few steps away. We rode bikes everyday as we always do when in watercolor, the golf cart was a plus when our legs were tired from bike riding. When we had a couple of issues 360 Blue was there fixing everything in no time. It was a perfect stay! Thanks for everything!

I have rented from 360 Blue on several occasions and every time I’ve had an issue with the cleanliness of the property. This experience was no different. The property was filthy when we arrived and there was broken glass in the garage that cut my sons foot when we were unloading the car.
Below are the positives and negatives about 105 Park Row Lane:
Positives
- Close to beach and beach club
- Not very much traffic
- 2 car garage
Cons
- House has been poorly maintained. All of the furniture, paint, appliances, etc. are in poor condition.
- The exterior of the home is in very poor condition and needs some serious maintenance.
- Exposed rusted nails in the bunk beds were kids sleep.
- Kitchen appliances are horrible.
- HVAC system doesn’t keep the house cool.
This is by far the worst property we have rented in watercolor. For the $10,000 + price the appliances, furniture, finishes, and general maintenance are well below what should be expected.

Our party of 11 really enjoyed the property. Great access to everything Watercolor has to offer. The one item that was not perfect was the AC. It struggled to keep up with heat by late afternoon. Overall, I would highly recommend the property.

We enjoyed our stay. We had 6 adults and 4 children ages 8-12.
The good: (1) the rooms and layout were very good for our group. (2) Enjoyed the view of the gulf and the privacy of green area across street and no house right next door.(3) very easy to get to beach. (4) access to swimming pools was good. (5) kids really liked bunk room with reading lights and electrical outlets.
The "not as good": (1) house could have been cleaned better prior to arrival. For example, there were small dust piles on stairs (2) Having large master suite on third floor was somewhat inconvenient for the older couple. (3) some items need to be repaired or replaced, like trash can in kitchen and several blinds where they were difficult to work, or in one instance had no pull cords. (4) no hangers in master suite and limited space to hang clothes there.

We loved this property! My husband and I, along with our daughter and son with their families, (9 total), met in Water Color for a family vacation. This house was perfect in every way. The location was close to the beach, restaurants, and shops. The kitchen was nicely equipped with quality cookware as we cooked dinner in twice. The kids loved the availability of some of the beach toys and bikes. The top floor master bedroom was amazing and beautiful. We spent a lot of time on the beautiful porch and who doesn’t love a porch swing?! I would definitely want to return to this house again!

Beautiful home in a fantastic location! We loved the proximity to the Beach Club pool (heated, which was great in February) and the beach, as well as being able to walk to shops and ice cream. We ate breakfast on the porch every morning, enjoying the view and the sound of the ocean. The kitchen was very well equipped- we cooked several meals in the home. The kids loved the bunk room! 360 Blue was great to work with, very helpful with any questions we had. This was one of the best beach homes we've rented!

Fabulous house with everything we needed to accommodate six adults and 4 children. We entertained 22 guests for Thanksgiving and enjoyed being able to seat everyone in comfortable surroundings. The kitchen was great to work in and provided every utensil and dish/glass/pan that was necessary. Wonderful view, perfect location adjacent to the beach and pool. Can't think of a better place to be.

The rest of these things are fairly minor but want to mention as helpful feedback. Wish we would have known about helmets in a closet, & extension cords In the home. Wish there was recycling. Wish we would have known about reserving beach chairs in advance. Main washing machine smells of mildew. This is common with front loaders. Washing machine needs to be cleaned and then all visitors need to know to leave the washer door open when not in use and especially when checking out. If housekeeping uses the washing machine, they need to be told to leave the door open. Black gunk has built up behind the sink faucet. Also black gunk buildup under rim of counter where sink is attached to granite. A/C worked great! Upstairs master toilet runs constantly, One of the downstairs toilets did not work at all but did not cause problems for us because we didn't we need to use that bathroom as much.

Only one very small issue, the curtain rod in the master bedroom came out, after looking at it closer, it looks to have happened before, maybe the curtains are too heavy. FYI

The location of this house is truly the best in watercolor...right next to the beach club and fitness center, with ocean views from several spots in the house! We had three young kids with us (ages 5, 3, and 10 months), and we rented two bike trailers so that the lack of a golf cart was never a deterrent. Biking to Seaside and the camp watercolor pool were two favorites!
The only downside, as other reviewers have mentioned, was the A/C. It malfunctioned and started dripping water into the kitchen on our last night there.
We had overall an incredible family vacation, and we look forward to returning to watercolor soon! We would definitely rent this house again.

We've always loved Watercolor and Santa Rosa Beach. This house is so well laid out for multiple families and amazingly close to the main pool and beach access that it made our Watercolor experience the best ever. The house had everything we needed for large dinners and the teenage girls loved the bunk room. Best house on 30-A in my opinion.

We had a wonderful time in Water Color. Having stayed in the area before, we knew what to expect however, this home has spoiled us rotten with the location. The proximity to the beach club (a 2-minute walk) and ocean couldn't have been any better. And as an extra bonus, we could even see (and hear) the waves from our porch. The back porch swing was my favorite spot. We were 2 families with children ranging from 11-15. There was plenty of room and the home did not disappoint: Well-appointed, comfortable, cozy.
360Blue was super easy to work with. And I love the app with everything you could think of at your fingertips.

We had a wonderful stay at this cottage! Everything was so homey and comfortable! Our 4th visit to the area but the first time to stay in that part of watercolor. We weren't disappointed! The only suggestion I have is to supply more towels and rags to clean in the kitchen and also a better broom. It was a challenge to keep cleaned up after ourselves.

Lovely home,plenty room for a large group,but just 5 women on this trip. We had fun biking, dining, lying around watching tv, spending time on that wonderful porch.
