Outstanding location to Gruene was our priority.Some may find it a little too exposed as it is open on both sides to a car lot and multi unit property but we were aware of this from the photos and previous visits to the area.
The kitchen table is fine for at least six to sit around and plenty of chairs so did not feel the lack of a living space was an issue for two nights.
Enjoyed our stay. Many thanks!

This property is adorable! The beds are comfy and the outdoor seating area under the house was a great place to relax for the evening! I think the price was a little high for the quality of the place, but would definitely book again!

Really enjoyed the location of This house, right across the street from tubing, great well lit downstairs area to hangout, and a quick walk down to the water to relax. I would say more so sleeps 7 comfortably. Overall enjoyed the stay and house was well stocked with cookware and nice extras like coffee!

I don’t feel like this property is accurately advertised. It is not waterfront. There is no living room. I didn’t get the access code until after 4pm. I paid over $900.00 for the night and after getting there we didn’t even spend the night. Very disappointing.

First off, the location can’t be beat! Gruene is just the most charming place. Great shops and restaurants so close by. Rockin R for tubing is across the street. There’s still construction next door, but it didn’t really affect us at all. When it’s build however, it will definitely change the dynamic of the location. The cute deck will be looking into a parking lot. Sign of the times. Kitchen is well stocked! Struggled with the oven when we made a batch of cookies. Appears only bottom element worked? Family of deer live on the property. Adorable. Host is very responsive, but when I contacted them about the AC unit not cooling the house well, the interaction didn’t go great. For just over $1k a night, by gosh I’d hope when you set it at 72’ you’ll get 72’. We could never get it under 78’ during the afternoon/evenings. All shades closed, etc. Overnight it would eventually cool off. She said she sent someone to look at it while we were gone, who reported it was 68’. No it wasn’t. When we got home after a concert at 1am, it had gotten down to 74’. Again, great location, but probably wouldn’t stay again since the apartments appear to be almost done. Just a recommendation to add some small wash cloths and extra dish towels.

Awesome location!
This place was amazing! We were able to walk to Gruene Hall and all the shops/restaurants. It was right on the river, so you could either put your own floats in or rent across the street. I would definitely stay here again.

The property itself is pleasant but there are commercial properties on either side. The property could also have used a mowing prior to our arrival. The owners responded promptly to a problem we had with the outdooor Edison lights. Overall, quite acceptable.

The treehouse itself was very clean and cute and fit us perfectly:).
We were celebrating my daughters 16th birthday with two of her friends and their mom so there are six of us worked out perfectly I did wish I would’ve known about the construction going on right beside it took away from it a little it wasn’t quiet then I understand it’s not your fault it’s building beside you but I think you need to be honest about what’s going on so people know ahead of time

Really enjoyed walking to town and the river! I know it is not in your control but the construction site next to the property was a little surprising but it was not noisy just not a pretty thing to look at right now. All in all I highly recommend the property. Thanks, Tim

We loved staying at this house on the river. The house is small but is good for 3 couples who are good friends...bathrooms need bigger towels for showering. but overall we really enjoyed our stay - the house location is great!

We ended our Summer on the river, at this nice place. We got the extra bonus of getting to see deer up close on the property, what a sight! Enjoyed the place, the location and the vibes it gave off. Would defiantly stay there again!!!

Delightful treehouse!
We had a wonderful short vacation here. The house was so much fun for our teens with lots of room to spread out and private access to river. We will be returning!

Weekend Getaway
Property is clean and well maintained. the pictures looked like it was waterfront but that isn't the case. You can take a trail to the water and it is pretty there. It is a rocky downhill trek so go slow. The AC struggles during the 100 degree day but cools off at night. The bed was comfortable and kitchen has plenty of what you need. There are lots of deer on the property and are fun to watch. We brought corn to feed them and they stayed close to see whenever we would put out more corn. We walked to town and shopped ect. Was a great weekend with friends

Yearly River Trip
The property was very nice! Some areas were not as clean as we expected but it all worked out fine. It is a bit of a rough walk down to the river, towards the end of the property there are many rocks (big ones too!). A clear pathway would've made things a lot smoother, we spend the majority of our time in the river therefore the haul to go hang out in the river was tough. Overall, we had a great stay! Even with our small issues, the property is a sweet getaway!

Proximity to the river was fantastic (especially since you have to have “private“ access to get in the river right now. Lots of outdoor living space. Limited indoor space, but totally sufficient.

The property is in a great location, close to all things Gruene! The river is a short walk across the property and there's plenty of outdoor seating to enjoy. We had a great time.

Construction/limited access to river
We felt this house was priced too high for what it offers. 1. The house is old and not updated at all; TVs, toaster, coffee machine. 2. Several roaches in the house. 3. Construction site - this maybe temporary but should be addressed on listing as both sides have chain link fences with one side under construction. 4. River access is very limited and was dangerous to walk on large rocks to get to it.
Overall, we could have gotten a much newer property for the location to Gruene for much less.
