Loved our stay in this comfy, clean, cute cottage that is right near the beach. This place had all that we needed and was walking distance to food, shops and the water...bay or beach. It was exactly what we were looking for in a vacation rental.

We really enjoyed staying at this adorable beach house! It was perfect for my husband, my 12-year-old daughter and me. Street parking was not difficult to find, and being able to walk out the front door and be on the sand after a one block walk was fantastic. The beach there is beautiful and huge. We also enjoyed the dining recommendations from Terry.

We had a wonderful stay. The house is just around the corner from the beach. Very conveniently located to everything. The house has all the amentities you need. It's nice to sit out on the patio in the evening to look across the street at the bay. It's very safe and great neighborhood. Would highly recommend.

This comfortable cottage is in a prime location with homey amenities.
The place is a half a block from the beach, a block from a convenience store, 5 blocks to one pier, and a mile to the other pier. The street parking is standard beach parking: somewhat hectic in the afternoon, but fine in the morning and evening.
The two bedroom cottage has a living room with comfortable couches and cable TV. The kitchen and grill are great, and we used the washer/dryer daily. The beach toys, chairs, and boards added extra ease to the beach vacation. The kiddo and I found the beds to be comfortable too!!
Communication was good as well. Emails before the trip, a phone call at the start of the trip, and text messages during the trip answered all out questions.
I would rebook this cottage on our next trip. We were very pleased with the booking.

This property has a great location. Steps to the beach and they are not kidding!
If you are looking for a 5 star place this is not for you. But if you’re looking for a cute little bungalow by the beach, you’ve found your place. Clean, has all the amenities (could have had more T.P. & paper towels) , great beach chairs, toys, etc. The neighbors were a little sketchy/odd, but never a problem. You can’t pick your neighbors.
We would stay here again and would recommend this place to anyone.

Great location and perfect for 4 people. Home could use some upgrades and some TLC. It has everything you need in the kitchen but bathroom was sparse (towels). No reserved parking but that wasn’t too much of a problem. Furnishings were very dated and worn.

The property was perfect for my wife and I. Small little two bedroom that was only a block from the beach and about a 10 min walk to Newport beach pier. Would recommend renting some bikes for your stay, we wish we would have.

My husband and I stayed here with our young daughter over the summer. The house is a great size for our small family and very close to both the beach and the bay. It is on a noisy street with lots of foot and car traffic. We didn’t have any issues finding parking and it was nice to be able to walk places from the house.

The house is located on a busy street. Can’t open the windows at night because of the noise. The house could use a window AC unit because it got very hot in the house with the window shut. We didn’t know the house was on a busy street until after the contract was signed.

Enjoyed our stay in this beach cottage. Has everything you need to make the week comfortable and fun. Parking was not an issue even on Saturday move in day. Easy check in and out. Wi-Fi was a bit wonky in most of the rooms.

I couldn't be happier with this sweet little cottage. It had everything you needed and the location is a 3 minute walk to the beach and the boardwalk as well as local restaurants and stores. Will definitely stay again.

The house is a cozy little cottage style home and had all the basic amenities for our family of three. We had a great time at this property. The landlord was super communicative. The house was clean and fresh when we arrived. It was nice to have access to a kitchen for the kiddo, but it’s also in walking distance of the beach, some very yummy restaurants and the boardwalk shopping area. If you are bringing food, I would suggest stopping in one of the outer towns to get groceries, before coming to the house. You have to drive for groceries. There are a few great restaurants in driving distance also, but many are very walkable. The house has no air conditioning, but don’t let this deter you! With window and ceiling fans running, the ocean breezes keep the house plenty cool enough. There are all the basic amenities you would need. We would definitely rent this property again and would recommend it to others.

We had such a nice stay at this cute little cottage. Situated right between the bay and the beach. Great little corner market a block away. We had everything we needed for our stay included boogie boards, chairs, even beach towels. We would absolutely come back and stay

My family of 4 adored this house for our vacation! Truly in a perfect spot, with the beach literally right around the corner and down the sidewalk. Cute and fresh kitchen, cabinets stocked with everything you need. Living room sitting area was cozy and seated us all comfortably for a little downtime with tv at night.
Our kids ages 15 and 12 loved their bedroom, and really enjoyed having their own comfy twin beds. The bedroom with the queen bed is so darling too, with a super comfortable bed and plenty of room for suitcases etc. Closets in both rooms are very spacious, hangers provided. The vacuum was also really nice. We used the boogie boards, beach chairs and beach umbrella, all provided, and it was such a convenience for us. The beach is gorgeous. Sand, sun and swimmers as far as the eye can see. Fun to walk to boardwalk right on the beach and look at all the pretty houses, went to the long Pier and saw the sunset. Shopped and got t-shirts at local gift shops. Make sure to get an ice cream treat at Milk & Cookies; delicious and unique ice cream flavors with warm baked cookies to go with it.
There is a hose outside the side door of the house, which we appreciated for being able to hose off our sandy feet after at the beach. The front porch with chairs, table, gas grill was where we would sit for morning coffee and early evening relaxation.
We drove from the house to Disneyland two days, and Hollywood another day. Easy drives, not more than a half hour to Disney and just a little further to Hollywood. We were always glad to return to our sweet little house after a long day of walking and sight seeing.
Terry was so nice and so helpful with ideas of where to eat, see, info about distance to nearly places, etc. We would 100% stay at his property again. Thank you Terry for a memorable stay in Newport Beach! Our first time to California was amazing.

For cons it has alot of road noise. The house literally shakes when trucks go by. Also checkin and checkout was more comicated than usual. Calls, texts, much communication but a very thorough check out list including making and stripping your own beds. Overall a good price for the location just bring earplugs

Wonderful place to stay if you have kids, as the marina across the street has a beach with no waves right near a cafe. Our teens loved being so close to the main beach just steps away. Bike rentals, restaurants, & bars all within walking distance. Balboa Fun Zone a quick bike ride away.
Bring all toiletries, laundry soap, coffee, etc., as the house doesn't have those. Would definitely stay here again!

House had everything we could need as a family of 4. Easy access to beaches - on ocean and on bay sides. Beach stuff in closet. Kitchen and grill were great - we made dinner every night. Terry was very helpful. Loved our very relaxing stay on Balboa Peninsula.

The property is a cute, quaint 2 bedroom place that is just steps from the beach. My wife and I and another couple stayed at the house and it was fine for us, but any more than that it would have been tight. The furnishings are nice making the home comfortable.
The best part of this property is it's proximity to the beach and also to a number of Newport Beach bars, restaurants, and piers. We were able to walk each night to get dinner and drinks and never walked more than 10 minutes to restaurants.
Terry was incredibly responsive and provided great information on the house and local amenities.

The cottage was very clean, cute, even though it was small. it was fine for 3 adults. The bathroom was pretty small, and do not think that the shower would he very comfortable for a large male. I am not sure why we paid the cleaning fee if we were expected to strip all the beds ourselves, as well as empty all the trash into the cans i. the alley. That seemed excessive to me. This place was not in expensive and I felt that the cleaning fee should have included the trash and the bed stripping- had to make the beds ourselves as well when we arrived. All in all, was a nice stay,

Choose a different property.
There is public parking only, most of the other properties include parking. Parking is an issue on weekends and especially holidays.
Everyone else that rented Vrbo in our group was assigned a code to get access or a lockbox to their rentals. We only received one key for the 4 of us.
We were promised to stay til 1pm instead of 10 am and of course this it is in writing. They told us to vacate early the night before by 11:30 and he never remembered the discussion. I even sent a screenshot of the listing stating parking, but Terry said he couldn’t see the picture even though it was an iPhone to iPhone. I sent a screen recording of where it listed parking in amenities.
Then I sent him the conversations the month prior to when he agreed we could check out at 1pm. He said he never agreed to that. We left at 8 :30 since we could not attend our function and have enough time to pack. We had to park 6 blocks away as there is no parking except public parking!

This house makes such a great base camp for exploring the Balboa Peninsula and Island area. A close walk to the north-side pier and its shops and restaurants, a nice rented bike ride to the island and the Fun Zone. This house is small, but very comfortable, even for the 4 of us who stayed there this time (our second visit).

This beach bungalow was terrific. It was clean and had everything we needed, including beach chairs and beach towels, which was a lovely surprise. The house is directly across the street from Marina, which can be seen from the living room, kitchen and dining area. It is also only one house away from beach. Parking was easy and we never had to park more than one or two houses away. We will definitely be back!

The location is really fantastic. We walked to the beach regularly. We also walked to Newport Pier, where there are restaurants, etc. The playground across the street from the rental is super cool. It's a really nice one. Though a dedicated parking space would be great, parking wasn't too bad even during a big event (the boat parade). My main complaint: bring every toiletry & laundry detergent. For the amt of $ spent on the rental it felt a little annoying that there wasn't so much as a single tide pod, for example. The beach generates lots of dirty clothes and who wants to buy a thing of detergent on vacation. Maybe I was spoiled by my last OC rental that had everything you could need & more.

The house was great and we enjoyed all of the extra amenities Terry supplied like beach chairs and boogie boards. The location was excellent in the fact that it is only about 100 steps from the beach. The only downside of the house is that it is on the main road and it is surrounded by other house and apartments. We did go to Disneyland which was only about a 25 minute drive which was nice. Everything in the house was updated or in good condition. Terry was awesome and he even saved me a parking spot on a very busy weekend. If you are bringing a car parking can be a little bit of a challenge. I had a larger pickup and I managed to only have to search for a spot one time so it wasn’t that bad. The beach was awesome and the marina playground across the street was fantastic.

We were off to a bumpy start with there being no parking available. Once we resolved the parking situation and settled in, things were ok. We quickly discovered that the beach is really right around the corner. And the beach is massive!! You can walk along the path forever. The house is quite compact, but it actually works. We were a mom and two teens and it was a good size for us. For more people it would definitely be tight. There are a few things in the online listing that seem not quite accurate or are omitted. This is on a very busy street. We never ate on the patio because the traffic is really loud during the day/evening. At night is was surprisingly quiet. Overall, a good place to stay with easy beach access and plenty to do.
