This property was very nice with a well equipped kitchen and everything we needed. It was a plus that it was dog friendly! The beach was close enough for us. Restaurants, shopping was close by. The property landscape and grounds were well maintained and very pleasing. Great trip!

Townhouse was really nice. Very nice neighborhood. Location to the beach was a 5 minute bike ride. The kitchen was totally stocked with everything you needed. The house was very clean. The master bedroom mattress was comfortable however the other ones were not. They were very firm! We loved the island and enjoyed biking everywhere!

Our family stayed at 40 Ocean breeze and we had a great time. We had 3 bedrooms and 3 bathrooms. It was just right for our group of seven. The kitchen was great for when we cooked at home. It had everything we needed. The pool was nearby and it was a short walk to the beach. We used the 4 bikes provided almost every day. It also came with 4 beach chairs but we did not use them. The condo was very clean and tidy. We liked the condo and we really liked Hilton Head island.

Property could use a good cleaning and updating but overall it met our needs for a great vacation. Parking was a little tight. Walk to the beach was longer than stated but bike ride only took 5 minutes.

Overall the property was quaint. It could use some upgrades, but was just like any other beach rental. The second floor shower did not work. The beds and pillows in each room needs updating. The downstairs bedroom door does not lock for privacy and the blinds need replacing as it had missing pieces. The pullout sofa bed was really dirty. All of the beds in each room had dirt under them. The next door unit is undergoing repairs and the noise began early each day throughout our stay.
Our family would stay again if some uodates were made and the cleaning was updated. The walk to the beach and pool was nice and not long at all, just make sure you have a rolling cart for all your items needed. While I did list a few negatives, we had a great vacation.

Our stay was comfortable and relaxing. Close enough to beach and shopping to walk or bike. Great amenities. Only issue we had was with the dishwasher. Not all the water drains out even when pushing the drain button on the machine.

My family and I had such a great time . They were taking about coming back before we even left the place! The staff was super helpful and responsive to our needs. Had some minor bathroom issues that were fixed that day and it was Labor Day ! Shout out to Jay!! The kitchen was equipped very well, rooms were comfy and the extras for the beach was a such a thoughtful gesture.

I like the place. My biggest frustation was the first floor shower's hande did'nt work at all. When I called the property management company, they know the handle didn't work. The management company address the the handle on Monday of our stay . It just something I didn't want to deal on my vacation

Pros and Cons
It was a good location and I really liked having the bikes included with the rental. However, the floors were not clean at all. Under the beds were very dirty and the walking areas didn't seem to have been mopped. The biggest issue was parking. The parking areas are small and If you have a truck or large SUV, the spaces are so tight that it takes a lot of maneuvering to get in a spot.

Great location, property needs TLC.
Loved our stay! Great location, property just needs some TLC. Ice maker not functioning, property manager did bring by bagged ice but does need repair. Vertical blinds missing several in living room. Floors very dirty, feet stayed black without shoes on. Lacking pots other than one large one. No dish rags, had to buy something to wash dishes with. Toilet seats all have chips missing, and one doesn’t flush without holding the handle completely until done. Minor inconveniences, but all should be addressed.
Public Beach not necessarily within convenient “walking distance”. Had to drive to public beach, and either pay a meter to park or go to a very crowded beach area.

Went with family and two dogs for a week. Since this was my first time renting in this complex I wasn't sure but it was fantastic! The rooms are very spacious and everything was very clean. Having the bikes added was a really fun experience that we probably wouldn't have done on our own, so that was great. I agree with the other reviews that you really need to provide guidance on the quickest path to the beach, you don't have to walk all the way to Coligny to get to the beach access, which is what we originally thought. Once we figured that out it was very simple! Having three pools was also very nice, everyone at the complex was very polite and helpful.

Outdoor stacking chairs very dirty - need to be cleaned.
Did not use bikes, but plenty of trails to ride.
Location to beach confusing….we drove around to figure out. Recommend you provide map with directions to beach.
Nice property for dogs. Cleaned where you could not tell dogs have stayed previously- I appreciate this a lot as our dogs are small and clean.

Not much outdoor sitting space as deck is very small and nowhere out front. Nice furniture. Unit needs a house book to help renters - or at least a printed sheet taped to the tvs to explain remotes and options. Also, 4 beach chairs were not in the unit so bring your own.

This is a well-decorated, roomy and nice place. Beach access was a little hard to figure out but it's pretty easy once you do. Property management was helpful and responsive. The best part is that such a nice townhome is in a complex which accepts dogs!! You'll enjoy it here and it's very close to bike paths and Coligney.

Unit is in pretty good shape overall. But kitchen pots and pans are not useable.. scarred rusted Teflon. Every available cabinet is filled with glasses, dishes etc.. no place open for food storage. I actually went to home goods and purchased 3 pans to be used. Complex was undergoing painting. Windows were painted shut so I went and spoke to painters who came over and used their knife to unseal them. Lagoon needs “ work”. Lawn furniture, umbrellas, debris floating around. So that was less than attractive. Location is convenient though.

Overall the house needs a DEEP cleaning and this is on the owner not the cleaning company who cleans between guests. The bicycles were a nice touch and the walk to the beach is about 12 minutes. Very easy walk too. Coligny Plaza is within a very reasonable bike ride with places to eat and drink. The folder the management company leaves is full of great information. This property has the potential to be amazing if the owner will invest and give it a good deep clean and replace and or repair the appliances.

Very spacious for a family of 6 with 2 dogs. Great location, close to everything. The only issue we had was the dryer. I had to set it 5 times to do 1 load. My husband is a contractor and suggests you may need to clean lint out of vent. It gets hot, so its not your element. Other then that, it was perfect.

The unit was accurately represented by the pictures. The beach was walking distance. We had plenty of room for our family of 6. Two of the bikes had issues with the chains, but we called and they replaced the bikes the same day. The kitchen has everything you would need to exist in your home away from home. The unit was as expected. The one issue we had was that the dryer takes quite a while to dry clothes but I imagine that the appliances get a great deal of use.

The property is in a great location. Expect a 15-minute walk to the beach. The condo itself wasn't clean. ledges, the tops of appliances, baseboards, etc. all covered in dirt, hair, dust. Dirt, soda residue, and lotion on the surfaces in the master bedroom. Blankets missing in the doubles bedroom. Kitchen appliances dated and missing parts, not cleaned inside. The deck area hasn't been washed in ages, the grill is disgusting. The dryer element is almost gone, expect several cycles to dry thoroughly. Upstairs smoke detector was detached and laying on the banister. This place needs a lot of work.

This unit is very hard to find even someone who has stayed in Tree Tops/Ocean Breeze before. Upon arrival I had to wipe the kitchen counters down myself with a paper towel and floor cleaner because there was no cleaner in the unit except floor cleaner. No starter items such as dish detergent or any dish cloths at all! Had to go buy detergent and sponges the first evening. The couches were comfortable but also could use a cleaning. The dishwasher was full of DIRTY dishes. Believe the sign on the refrigerator because the fridge took at least 12 hours to get COOL then everything froze! Parking is ridiculously tight! And the 3 times I called (1 to reserve, 2 to complete my payment and 3 to report the refrigerator issue I spoke to a very rude fellow... didn't get his name! Oh and the dryer washed jam packed with lint! Pretty place needs better management and cleaning staff!

First of all this was our first time in Hilton Head and let me just say...its gorgeous! The ideal setting for relaxation��we really enjoyed how the villas were within a hidden community and included everything we needed. The beach chairs, bicycles, having multiple was all so amazing! The walk to the beach from the villa is a little longer than it advertised, but still doable, especially by bike. The weather was gorgeous. Enjoyed the electric grill cooked on it almost every day! Ice maker was super helpful in having ice everyday. Villa was nicely decorated and clean. Really enjoyed sitting out on the balcony. We asked for a late check out and it was granted no hesitation thank you! Also we did not have our parking passes in our folder when we arrived but got them the very next morning. It was VERY pet friendly which was nice to see. A very friendly community and beautiful place to vacation. I could see my family coming back here for years to come! Also great price compared to some of the nearby resorts. Thank you so much����

Good location but very dirty
The apartment is very good, exactly the way is showing in the pictures. Location was also very good. But I am very disapointed with the cleaning. The floor was very very very dirty, looks like it hasn't been cleaning for a long time.

Great location!
We really enjoyed our 2 month stay at this property. We had never been to Hilton head and this was our first snow bird experience. The townhouse was fully equipped and just as nice as the pictures showed on the website. The location is perfect to easily walk to the beach and area shopping/ restaurants. The bikes that are included are in great shape and very useful. The property manager (Jay) couldn't have been any nicer and very helpful. I would highly recommend this property.

Nice property located closed to the beach. We missed not having at least one pool and heated open at this time of year but otherwise every thing else was fine.
