Location, View, Size of the apartment, Kitchen facilities.

There were two issues that should be addressed as soon as possible. One is the quality of the sofas. They are damaged and not proper for this apartment. The Faux leather of the two single chairs are really damaged and torned. smalll pieces attaches to the clothes while sitting on the chairs and spread on the floor and everywhere you go. The second issue is cleanness of the bathroom. There are mildew/ yellow stains on shower seals which needs to be cleaned and removed with bleach.

The arrival instructions and the communication were perfect, the check-in (at the reception in a separate building on the other side of Kaprun) was fast and the receptionists were nice. The appartment was really spacious and with our 3 almost-adult teenagers we appreciated the 2 bathrooms a lot. The appartment itself, rooms and the kitchen were clean, modern and nice, only bathrooms could use more care. The beds and foldable sofa were comfortable. We didn't use the 2 balconies much, but they must be awsome in summer, one with tables and chairs and great view over Kaprun and mountains around. We truly appreciated the private underground garage parking. The kitchen size and equipment were perfect, having also the dishwasher, microwave oven and 2 types of coffee machine. The provided detergent capsules for the diswasher were sufficient for 1 week. The location of this separate building was perfect for us - quiet and not-smelly place, approx 1 km from the town center (10-15 min nice walk). There is even an astonishing medieval castle right across the main road (opens on Mondays only). First couple of days we used the Skibus (the stop is just round the corner) which took us either to Maiskogelbahn (around 10 min) or Gletcherjet 1 skilift for Kitzsteinhorn glacier (20 min). Then we learned that it was faster and more comfortable to drive to Gletcherjet 1 by car (when arriving around 9 am there was still enough space in the parking area and free of charge). To drive to Zell am See skilift it is even closer (6 min). The skiing on Kitzsteinhorn glacier was great, but sometimes the slopes were really crowded (like REALLY crowded). In Zell am See the slopes are a bit worse but less people.

The receptionist didn't give us correct information at the arrival. We were told that the room number was RBB4 and that it was also the parking slot number and the room number. In reality, the parking number was not RBB4 but only B4 (well, ok), but then we couldn't find the appartment. After 15 minutes of desperate searching through the whole building we identified our appartment door - labeled "Top 4 - Van Asseldonk & Jaspers" instead of RBB4. Also we weren't informed and had troubles finding out how to operate the garage gate door, especially closing the garage gate door with a tiny red rope hanging from the ceiling in the middle of the drive way was a surprise. Also the receptionist told us that it was not possible to order a breakfast bread to the door in our location, but later in the room manual we learned that it was. The bathrooms had couple of small things broken and were showing signs of mildew/funghus in some corners. Two out of 3 TVs in the appartment were not working, one had broken antenna cable and the second one was unplugged and disabled the antenna cable in the settings (which we managed to fix ourselves). The glass plate in the microwave oven was not fitting to that type of microwave oven, so it was not spinning (we replaced it with a regular plate of smaller size and then it worked fine). We weren't sure which capsules to buy for the coffee machine and bought wrong ones as there was no description available. It was odd when we were asked to wash the dishes and clean the bins before departure when we pay 100 EURs for the cleaning service. BUT I must say that those were just minor things which wouldn't stop us from coming back again. It's just a pitty that for such money the appartment is not maintained with the highest top care.
