This property was perfect for our 4 day weekend family reunion. We were 3 families of 9 people looking for a place by the beach to get together, catch up, and relax and that was also large enough that we didn't feel like we were on top of each other. This property fit the bill perfectly. The house was clean, spacious, and had all the amenities we needed for our stay. The house layout was great, with the downstairs and front patio perfect spots to get together and look out over the beach. The rooftop patio was a great place to relax and watch sunsets over the ocean. The bedrooms were quiet and comfortable. The location in Imperial Beach was convenient. Several restaurants and bars were within easy walking distance, with grocery and drug stores a 5 minute drive away. Parking was not an issue with plenty of room in the garage for 2 mid size SUVs. Even though it was a July weekend at the beach, the area did not feel overcrowded and was not overrun with tourist shops and beachgoers you would normally expect in the summer. The owner Le, was very easy to work with. She responded promptly to all my questions prior to and after booking. During our stay, she checked in with me daily to ensure things were going well and to address any problems. When it was time to checkout, she stopped by personally to ask us about our stay and was genuinely interested in our feedback on what she could do to improve our experience while there. I would definitely stay there again!

Right on the beach. Owner very helpful

We booked a four-night stay. The location was good - a short walk to the pier. We were a bit worried about some of the reviews mentioning maintenance issues and maggot infestations, but we decided to give it a try because of the location. The house is unsafe, both for hygienic and security issues.
The most serious issue was this. During our last night while the nine of us were sleeping, someone broke into the house and stole all of our personal items of value on the first floor. This included a computer, cash, beach supplies, work equipment, and other electronics. We felt shocked and violated when we woke up to find our stuff gone, although when we had locked the entire house. This could have been a violent situation had one of us heard the robbery and walked down stairs. It does not surprise us that the house was insecure and easy to break into. It is the most run-down house on this part of the beach. There was also construction immediately next door with lots of people passing through all the time, making it an easy target. We called the police in the morning and then the host. Le Chen's immediate response was to ask if we were still going to make our check out time. We were saddened by a complete lack of concern for our safety and well being.
Other issues to note. The house is infested with maggots. Maggots could be found everywhere on the first floor, especially around the kitchen. We found maggots and ants inside cups and bowls inside the kitchen cupboards. Upon arrival, Le Chen told us to put our garbage in the public trash cans on the beach to mitigate the issue. She is well aware of the infestation and mentioned there was nothing more she could do about it. So expect maggots during your stay.
The whole house is in need of maintenance. The windows were flithy. We had to clean them ourselves to be able to see the beach. There were stains on the sheets, towels and bath mats. There is rust everywhere, stucco falling from the house, and the beach porch feels abandoned.
There is major construction next door. We were not warned, but you should be, as it will be going on for the unseen future. Workers were working from within our patio and all around the entrance. We had no privacy. The walkway leading into the house was covered in construction debris and trash. It took us over 1-1/2 hours to clean it, to make sure it was safe for the rest of our family arriving later.
These issues ruined our once-a-year family vacation.

Overall my family enjoyed this property. Imperial beach area was walking distance for everything.

2022 stay
16 people 4 extended families and a sister in law! What could go wrong!?!? Nothing here!!! Great location in IB. Right on the beach, 6 to 7 excellent restaurants in walking distance. Small corner store for misc items you may need. Grocery a short 5 minute drive. Perfect weather, nice beach, everyone had a great time. This is our 3rd year in a row and plan to be back next year! Thank you Le!

Just what we needed!
This is a lovely home and it was exactly what we needed for our large family! Unfortunately the washer and dryer were not functioning when we were there and there was a slight plumbing issue; however the host Le addressed and resolved all concerns. 430 check in with a 30-45 minute walk through is a struggle when the group is anxious to settle in, but we survived and it was worth it!

Our stay at Imperial Beach CA
We had a wonderful time. We treated three graduates to a stay at this lovely beach house. Filled with amenities and walking distance to shopping and dining. We just want to say thank you to the owner Le Chang for being a great host.

Awesome escape to the beach!
This was an amazing vacation. Le’s house is the perfect place for a large family vacation. Plenty of beds and accommodations for the guests. We had 7 total in our stay and we were very comfortable the entire time. Le was fantastic in communication and was always available to answer questions. I would stay here again for sure!

There was a well supplied kitchen and linens. Our group size fluctuated between 11 and 14 and the communal areas were more than sufficient to accommodate that number.
One thing, which I have already mentioned to the owner, is that the advertisement does not mention that there are no bedrooms on the bottom floor and in our case that impacted one of our group because they are 79 and could not physically climb the stairs and we had to improvise. The rooftop patio was particularly beautiful at sunset!
The whole property was very clean.
Another note would be that the futons are the mattress only (no frame) and could be a challenge for some adults. However, our group included (4) between 8 and 17 so it was fine.
We will definitely go again!!

The stay was amazing! We had a great time and the management was in constant contact when needed. The futons that were mobile made for easy creation of a bed downstairs and our grandfather who cannot climb stairs was able to join us for our stay! Would recommend this place to anyone!

House needs a lot of maintenance
The location was great and we had fun but the house needs a lot of maintenance, the patio looks abandoned, all the mattresses are bad, no one had a good night sleep, all bedroom and bathroom doors don’t locked, the master bathroom shower was dirty and the hot water comes and goes. The house provides tons of kitchenware, we understand is a lot off stuff to go through but most of the stuff don't work or were dirty. We used one of the blenders and when we washed it was full of maggots.

We watched the fireworks off the pier from the top deck and could not have been more enjoyable!
First time are Imperial Beach and a definite will return. Beach is very clean as is are the streets, stores. Plenty of very good reasonably priced food. We tried every taco on the menu at Mike Hess Brewing and everyone was delicious!!
The property could use some newer art work/decor that would just make the house feel more homey. Some full length mirrors are needed in the bach bedroom

Sleeping pads were great so we could sleep more than just the beds.
Quite a few lights inside did not work.
Underneath one bed was broken.
VCR and HDMI input on TV did not work.
Air vents dirty.
Washer was extremely stinky.

Fridge wasn't working properly when we arrived but was fixed within hours...Good response to any issues....great spacious home, great location - beach is simply beautiful there - the view is incredible!!! Plenty of amenities nearby...I definitely recommend!!!!!!!

Great location, friendly town
We had a great time. The location was perfect, our rental car never left the garage once we arrived. Everything needed is within walking distance. The beach was wonderful. The people in Imperial Beach were so friendly and appreciated our business. Karol was great to work with, she even checked in on us to make sure everything was going well. The house was clean and well kept. The interior and exterior furnishings have definitely seen better days, they are quite worn. The listing said there were beach chairs but the only thing there were molded plastic chairs you could carry to the beach, nothing on any level that you could lounge on.

Great House
We recently rented this property for a long weekend. Karol from Spirit Realty was great to work with. She made checking in and out easy and convenient. The house itself was in great shape and was large enough to hold four couples and three children. The easy access to the beach was awesome. We couldn't have asked for a better place to stay!

Great location and property!
My wife Heidi and I stayed with our kids at the property to celebrate our wedding on the beach outside the house on March 31. This place is perfect for large families. Even though there are only 4 bedrooms, they have plenty of room and extra beds. The house is stocked with all the necessities you need. Love the location and the view is amazing. There are always little things you could complain about like the satellite tv being very basic and some beds being a little uncomfortable, but honestly, we loved the place and would stay again. Thank you!

Good
We all had a great visit and six night stay at 808 Ocean Lane.
The house had pretty much everything we needed.
The ladies thought the house could have been cleaner but I didn't have much of a problem with that.
I was little disappointed with the 3 foot wall off the patio to the beach. It's too high for 70-80 year olds to go over with the steps but we found by going out the back, we could walk around on the level to the beach.
All in all, a very nice visit.

We had so much fun. Perfect for our large crowd.
The home was a great fit for our large extended family. We worried a little about the location but found it more laid back than LA and more affordable than San Diego. The beach wasn’t overly crowded. The taco shop across the street had delicious food. It’s a do over for our crowd of kids and grandkids.

House needs updating.
The location was perfect. The weather was great. Family get together time was wonderful. The house, not so much.... The master bedroom bed had a broken frame and was extremely uncomfortable. One of the other beds was missing a sheet. Had to have a repair man come in to detach the nonworking security panel so it would not continually beep.The vacuum cleaner would not operate. All the available electric grills were filthy. An upstairs smoke alarm (false alarm) went off at 2 am and would not stop. Had to find a ladder and determine how to disable it (not easy!).
Karol was kind and helpful (she gave us a sheet from her own place), but for the amount of money I had to pay for a week's stay, I would have expected not to have these kind of problems. An offer of 10% rebate on my NEXT stay seemed rather flimsy. I will NOT be back.

Williams/Hansen wedding
We rented this property for all of our children and grandchildren who came from all over the US to attend our wedding. The house was very accommodating and nice. My only complaint is the upstairs master bed/mattress, it was horribly uncomfortable we ended up not sleeping in it after two nights :(
My suggestion is to buy a new mattress at least if not a new bed for that room. Karol was very easy to deal with and always available:)

Beach Wedding
We had our beach wedding here and it was absolutely PERFECT!
Karol, the property manager was easy going and flexible.
Not going to ever get married again....but if we did...we would have it there again!

The property beyond exceeded my expectations!
Th property was absolutely gorgeous inside and out. Anything you could possibly need is at the house and Karol was extremely nice and helpful. We didn't want to leave!!!

Bristol Party
We really enjoyed the house, thank you for the hospitality. I would like to say the location is a bit out of the way from downtown or from the bars and restaurants but for the price we can't complain. If I could fix one thing it would be to update the appliances. Besides the TV things were a little outdated and some didn't work. Having the Sea wall as your back yard barrier was really cool and we enjoyed watching the local surfers. Maybe buy a wetsuit and have as an option to rent when the family is renting the family. Overall I would have to say the trip was an 8-10. I would def. come back for a second vacation.
