I love they good interior design and comfortable bed, quiet AC and great location, they respond quick and polite, I will definitely recommend here for the stay.

Wi-Fi didn’t always work great

The rooms were of a good standard and clean.

Unfortunately but very poor wi-fi for most of the stay it did not work at all.

Recently renovated, comfy beds, new small kitchen, massive bathroom. Stayed on lower ground floor. Big flat smart TV - thought it was too big! Aircon, USB sockets. Reasonable breakfast. Really nice and friendly perspon at the reception. Would come back.

I wasted some time trying to work out which floor my room was on. No signs in the lift or in corridors. Arrived in the evening, reception not manned after 5pm.

We enjoyed our visit to the Carlton Residence for the most part and booked for 9 nights. Our room was in the lower floor and after a few days we requested a change which was accomodated. At no stage during our visit were we asked if we needed fresh towels or sheets and cleaned our own room. The mattresses were very thin and uncomfortable and with no matress protectors on the bed. We both suffered chronic back pain after a week on the mattress. The breakfast was basic and good. Location excellent and staff were kind and helpful. Beaulieu is a beautiful town and it could take very little to bring this accomodation to a good standard. New matresses, mattress and pillow protectors, adequate cups, glasses etc, regular linen changes. I would not return simply for the comfort level of the bed

Great location within walking distance of a lovely beach and all amenities in Beaulieu. Enjoyed the walk around Saint Jean Cap Ferret with lots of cafes and bars. We had a large apartment with balcony and sea view with kitchenette. However would benefit from slight refurbishment. Staff very friendly and helpful. Public rooms downstairs were modern and well decorated. The garden was an added bonus with tables/chairs/loungers. Enjoyed our stay and hope to return next year.

Felt a bit grubby. No bed protector, units all chipped and badly fitted dirty grout around shower

Although it’s an older hotel, the apartment was spacious with a large terrace. The bathroom was huge! But the best part was the close proximity to everything we wanted to see and do. Easy to hop on the train and visit other towns on the Côté d’Azur. The internet was fast and reliable so we were able to work efficiently on the one rainy day.

I might add a small couch or seating area. The bedroom was certainly large enough for it.

Convenient quiet residential location, but just beside town centre, for cafés, restaurants, local shops. Five minutes walk to nearest public beach and train station. Good sized bedroom room with kitchen facilities. Beds comfortable. Air conditioning was very satisfactory and relatively silent. Very helpful staff, especially in Reception. Breakfast, included in our booking, was somewhat limited, but fair value-for-money compared with alternatives available outside. Parking available on-site (for a fee), although we did not have a car, but used the very convenient and frequent train service for travel along the coast. Any issues we had (see below) were frankly quite minor.

Our room was at 'garden level', so no balcony or view, only a tiny patio. However, this meant it was cooler than rooms with balconies on higher levels which, given the exceptional heat in this region of France for much of this summer, was probably actually a practical bonus! I would have liked a choice of pillows, as those provided were very hard!

This is the best location to explore French Riviera, Beaulieu-sur-Mer is away from busy Nice, half way towards Monaco, pleasant walk to Saint-Jean-Cap-Ferrat, the hotel is next to the train station, easy to find, quiet residential neighborhood. The guests are quiet, on the older side. The room had a kitchen, so you could cook instead of spending money on restaurants, there is a fridge, which is a big plus in a hot summer. Nice communal garden, many rooms had balcony - terrace. In my room there was a tables with chairs. Air conditioner. Self-check in option. Many prospects and info booklets at the reception with useful info.

Chech-in is only open 3 -5 pm! Not 8 pm as written in booking. com. When I arrived the door was shut and you could only get inside the building if you had access code. What if you don't have internet to read messages the hotel staff sends you via platform. There was a phone to call for contact and all was resolved, but it wasn't a smooth check-in. The matresses are old and you could feel many guests slept there before. The decoration and the furniture are on the older side as well as kitchen appliances
