I’ll stay here every time I return to the Akys Beaxh area!! It’s fantastic!

This condo is beautiful and the location is great. We stayed here with our 2 toddlers and 2 sets of grandparents (8 total) in mid-May of 2026.Pros- beautiful and spacious- stocked kitchen-beautiful views and directly on the beach- beautiful property, the pool and outdoor restrooms- minimal sharing of elevators so we didn’t have to wait for one- spacious patio great- the ocean itself was amazing: comfortable temp, crystal clear, soft sand- walkable to gift shop and ice creamCons- dining and living room rugs were gross. Left my crawling child’s pajamas visibly dirty- 90% of the dishes in the cupboard were dirty so we ended up buying paper plates. The dishwasher seems to leave crumby residue on everything (needs servicing)- every time we used the oven, the smoke alarm would go off. I think the oven needs cleaning or replacement- pans for cooking need to be replaced- unclear instructions on entering the property with the fob. You need to be wearing the rubber bracelets if walking and bring the key fob when entering the main gates with vehicle or security guards will question youOverall, we would stay here again if the dishwasher and rugs get a deep clean! This is definitely a nit-picky review but these are the types of details I look for when booking for my family.Also, we paid for LDV chair rentals but there is a space of private beach in front of the building where you can go down early and set up your own chairs.

We had a great time! The beach condo was beautiful and in impeccable condition. It was clean and very comfortable. The extra shower towels and pool towels were a plus also! Royal Destinations was extremely easy to work with and responsive to anything we needed. I began getting welcome messages two weeks before our stay with information we would need so we were well prepared for what to expect. The views of the pool and beach were incredible! Great location just steps to the pool and beach and also closer than expected to surrounding shops. It was our first time in Rosemary beach and it won’t be our last due to our enjoyable stay. Highly recommend!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very unhappy with the location. I was very satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The villa was really wonderful - very well appointed with all you need in the kitchen, beautiful view, comfortable beds, plenty of towels, and great pool area. However the beach situation is wholly disappointing. The beach is in my opinion dangerously crowded - the entire Seacrest area is limited to maybe 75 yards of space due to “private” beaches surrounding it so you are literally on top of other groups on the small parcel of sand alotted to the area. You can spend hundreds of dollars to rent an umbrella and 2 chairs for a week by either reserving months in advance (I tried weeks in advance to no availability) or you can get in line at 8:45 AM to rent first come first served. Not my idea of a vacation. The rental chairs were 4-5 rows deep and cost more as you get closer to the water. Also one setup wouldn’t work for a party of 8 anyway as they also do not let you set up your own chairs around the rented ones. We got up at 6:30 am to setup our chairs and couldn’t even get by the water. I have been renting in South Walton for 20 years and have never seen a beach so crowded. One day when it rained, the mass exodus was truly crazy and could have been a safety issueif someone needed to get off the beach quickly. It was so uncomfortable we spent 90% of our week at the pool which we could have done at home. So while the unit was lovely, if beach time is on your agenda, I’d wait until low season. It would be a real plus if the rental included a beach setup to accommodate the capacity of the unit.
