Very clean. Comfortable bed.
Lack of privacy. My room directly overlooked by apartment windows within touching distance! I declined the cheaper “economy” room and so thought I had booked a room with a view! Sadly not it would seem

The location in Chiang Mai is just outside of the old city which is quieter but still close walking distance to the old city's temples with the added benefit of being near the daily night market. The staff here was so lovely! They always greeted us warmly, helped us whenever possible and made us feel at home. I had the balcony on the second floor which I enjoyed thoroughly- although there isn't some special view from there.
Breakfast was convenient but not remarkable but you are walking distance to some good breakfast spots.

The hotel is modern and clean. The ladies come every day to attend to the room. It's very close to all the bar areas but isn't noisy. It's nice to have a reliable safe, fridge and kettle in the room. The balcony is a nice size to sit outside, that's if you can stand the heat. The breakfast has a variety of hot and cold foods and should cater to every taste. There is free cycle hire which is also a handy addition.
The wi-fi was cutting out a little but I think it might have been my laptop. To be honest, I have booked this hotel for the last four years because I love it and there is nothing to complain about.
